According to the City of Madison’s 2025 Housing Snapshot, the city’s stabilized rental vacancy rate improved to 4.8%, moving closer to what the report describes as a healthier 5% to 7% range. At the same time, the owner-occupied vacancy rate remained just 0.6%, below the national average of 1.1%. Together, those figures point to a city where renters are gaining a bit more room to choose, while buyers are still competing in a market where ownership opportunities remain extremely limited.
For renters, that added room can change the experience of the search. A more balanced vacancy rate does not mean abundance, but it can mean more time to weigh neighborhoods, building quality, commute patterns, and rent levels rather than grabbing the first workable option.
