Upstate New York’s Real Estate Momentum Is Concentrating in a Few Key Markets
In Upstate New York, buyer demand remains strongest in a handful of markets where affordability, limited inventory, and local economic stability continue to keep competition elevated. Some of those places are drawing national attention. Others are standing out for how quickly homes are trading or how well they continue to attract firsttime buyers.
Buffalo remains the clearest example. Zillow ranked the Buffalo metro the second-hottest housing market in the country for 2026, citing the combination of relatively attainable home values, persistent competition, and inventory that still sits well below pre-pandemic norms. Buffalo had held Zillow’s top spot in 2025, so its continued placement near the top suggests the market’s strength is not just a
short-term spike.
Rochester is also having a strong year, though its appeal is showing up through a slightly different lens. Realtor.com ranked Rochester the top market in the country for first-time homebuyers for this year, pointing to its affordability, manageable commute times, and strong income-based buying conditions. That does not necessarily make it the region’s flashiest market, but it does make it one of the most compelling, especially in a housing environment where value matters more than it did a few years ago.
Within the Rochester area, Irondequoit stands out as a market defined by speed and competition. Redfin named it the most competitive
housing market in the U.S. in late 2025, with homes typically selling in about 8.5 days. More recent Redfin data shows that the market remained strong into this year. For buyers, Irondequoit reflects the kind of pressure that still exists in select Upstate communities where supply remains especially tight.
The Albany area belongs in the conversation as well, though less because of national rankings than because of how constrained the market remains. In the Capital Region, inventory is still limited, and Albany County’s median sale price reached $314,000 in February, up 2.6% from a year earlier. With only 1.7 months of inventory available, the region continues to operate as a seller’s market even as buyers have become more selective. That makes it one of Upstate New York’s
most resilient markets, even if it is not being talked about in quite the same way as Buffalo or Rochester.
Taken together, these markets say something broader about Upstate New York right now. The region’s strongest housing stories are being driven by a more durable mix of relative affordability, tight supply, and communities that continue to offer buyers a plausible alternative to higher-cost Northeastern markets. That does not mean every Upstate market is surging. It does mean that Buffalo, Rochester, Irondequoit, and Albany are among the places where demand still has the clearest shape.
