This spring, buyers in Ohio and Indiana are entering a market with more room to compare. Realtor.com

March data shows active listings up 5.64% year over year in Ohio and 8.72% in Indiana, a modest but meaningful increase that gives buyers more choice across different locations and home types.

That added flexibility is also visible in major metro areas. In Indianapolis, for example, Realtor.com data shows active inventory climbed over 21% year over year in February. And in Columbus, Realtor.com March data shows the median number of days on the market for homes in Columbus rose 10.81% year over year, another sign that buyers are no longer moving at quite the same speed. Together, those numbers point to a market where buyers have more time to think through tradeoffs involving lot size, commute, schools, and overall livability.

What makes a location worth choosing will vary by buyer. For some, the appeal may lie in a historic town such as Granville, Ohio, or Madison, Indiana, where older housing stock and walkable downtown areas offer a walkable, small-town setting. For others, the priority may be a community within reach of a major employment center such as Columbus or Indianapolis, especially as hybrid work continues to shape where people choose to live. Still others may be drawn to places where recreation plays a larger role in daily life, including areas near Geist Reservoir in Indiana or the golf-centered community of Muirfield Village near Columbus.

The broader housing backdrop supports the idea that buyers have more choice than they did a year ago. Realtor.com reported 7.9% year-over-year growth in active listings in the U.S. for February, noting that rising supply is giving buyers greater selection. In Ohio and Indiana, that means buyers can be more deliberate about where they want to live and what they want their money to buy.
