THE NEW AFFORDABILITY REALITY
The market has shifted. Buyers are adapting. Sellers are negotiating again in many pockets. That means today’s best borrowers aren’t just shopping a home — they’re shopping a plan:
• What’s my payment now vs. later?
• Can I reduce my rate or payment upfront?
• What programs exist that most people don’t even know about?
• How do I get the strongest approval so I can win the home I want? When you approach it correctly, you can often create a monthly payment that feels dramatically different than what people assume from headlines.

Here are three approaches I’m actively using with Lake Norman buyers which could improve affordability:
1) Smart seller concessions (yes, they’re back)
In a more normal negotiating environment, seller-paid concessions can be used to cover closing costs, prepaids, or even support a rate buydown. For buyers, that can mean keeping more cash in the bank while still getting into a solid home. Speak with your loan officer about items eligible to be covered. Seller concessions are determined by the applicable agency’s program guide.
2) Temporary buydowns (like a 2-1 buydown) *
A temporary buydown can lower your interest rate for the first year (and sometimes the second! the full rate will return for the third and remaining years. The cost of the payment reduction is paid at loan closing by either the lender, builder or the seller. The fees collected at closing will be held in escrow and will cover a portion of the monthly payments for the 2-year buydown term), which can reduce your early payments and give you breathing room as you settle into the home — especially if you expect income growth or plan to refinance if rates improve later.
3) Real first-time and low down payment options
Many buyers delay because they assume they need 20% down. In reality, there are options that may require far less — depending on the borrower’s profile, location, and goals. The key is matching the right program to the right person.
The most overlooked affordability advantage: the approval itself This is where most buyers lose momentum: they get “pre-qualified”
online and think they’re ready — but then underwriting surprises show up late, and the deal gets shaky. One reason local agents and buyers trust my team is that we prioritize a clean pre-approval approval upfront. A strong approval can give you leverage you need:
• Competitive offers
• Few last-minute conditions
• Fast path to closing
• More confidence negotiating repairs and concessions
