Southeast Michigan’s Spring Market Is Finally Giving Buyers More Room to Choose

The spring housing market in Detroit and its surrounding areas is entering the season with a different rhythm than it had in recent years. According to the March 2026 Southeast Michigan Housing Report from Real Estate One, using Realcomp MLS / Great Lakes Repository data, active listings across the region were up 21% year over year in February, rising from 5,300 to 6,500. At the same time, market times increased from 38 to 43 days, a sign that buyers are no longer moving through the market with quite the same urgency. These numbers matter because they show that buyer behavior has changed. In a market shaped by scarcity, condition and presentation were often easier to overlook when supply was limited. With more inventory available, buyers have more room to compare homes and more reason to hold out for the right one. The result is a market that appears to be rewarding preparation more clearly than it did at the height of the frenzy.

The same March report makes that divide especially clear. While homes that sold last month averaged 43 days on market, active listings were averaging 104 days, underscoring the gap between properties that are moving and properties that are lingering. The report also found that 50% of last month’s sales were at or above asking price, suggesting that well-positioned homes are still drawing strong demand even as the broader market becomes more forgiving.

That helps explain what is standing out now. Move-in-ready homes continue to sell more quickly, while properties that need updates or miss the mark on pricing are sitting longer and increasingly requiring reductions, according to the same report. For sellers, that raises the importance of details that tighter markets sometimes muted: clean presentation, updated systems, fresh interiors, and a home that feels easy to step into. For buyers, it means a little more leverage and a little more time to notice the difference.
