Canada’s Housing Market Is Splitting This Spring

Canada’s housing market is entering spring with a widening divide. In some parts of the country, buyers are starting to see more choice and a little more room to negotiate. In others, the pressure points remain the same: limited supply, uneven affordability, and strong competition for the kinds of homes people still want most. The result is a market that feels less national than local, with conditions changing significantly depending on where buyers are looking and what kind of property they want. More recent regional data has started to reinforce that split, including in the Greater Toronto Area, where March home sales rose for the first time in six months as lower prices brought some buyers back into the market.

Ontario remains the most complicated part of the picture. In and around the GTA, the condo slowdown is no longer just affecting resale activity. It is also beginning to reshape what gets built next. In its Spring 2026 Housing Supply Report, Canada Mortgage and Housing Corporation said weak condo presales continue to weigh on condominium apartment construction, while its Housing Market Outlook for this year projected Ontario housing starts would fall to near two-decade lows this year as the slowdown in new condo demand reshapes the pipeline. For buyers, that creates an unusual dynamic. Some condo segments look softer right now, but the longer-term supply picture is becoming less certain at the same time.

Elsewhere, the story looks different. In Alberta, new supply has been expanding more broadly, particularly in Calgary and Edmonton, where townhomes, smaller detached homes, and other ground-oriented options have been gaining ground. That has given buyers more choice than they are seeing in Toronto, especially if they are looking for space. But even there, the market is not moving evenly. According to the Calgary Real Estate Board’s market update for March, detached homes remained the tightest segment, while row and apartment-style units carried more supply.

British Columbia adds another version of the same divide. In Metro Vancouver, March data from Greater Vancouver REALTORS® showed benchmark prices were down 6.8% from a year earlier, but month-over-month movement was more modest. Detachedhome sales rose 8.3% year over year in March, while apartment sales fell 7.8%, suggesting a market that is softer than it was a year ago without moving evenly across property types.

Atlantic Canada has been moving to its own rhythm. In its March 26 recreational property report, Royal LePage said the weighted median price of a single-family home in Atlantic Canada’s recreational market rose 11.8% in 2025, the strongest increase of any region it tracked. That speaks to continued demand for waterfront homes, cottages, and other lifestyle-driven properties. For buyers hoping those markets would remain a quiet value play, that window is narrowing.

Taken together, this spring’s market is rewarding buyers who read local conditions carefully instead of relying on broad national headlines. Ontario’s condo slowdown is weighing on confidence and future construction. Alberta is adding supply, but not evenly across every category. British Columbia is showing a softer market overall, though not across every property type in the same way. And Atlantic Canada is still seeing strong demand in recreational markets. The common thread is that buyers are making more specific choices, and the market is responding in kind.
