When Zillow published its list of the 10 hottest housing markets for 2026, Providence and Boston stood out as two of the Northeast’s clearest signals of where buyer competition is concentrating this year—Providence ranking No. 4 and Boston No. 7.

Zillow’s “hottest” designation isn’t just about price growth; it’s built around a broader competition picture that includes past and forecast home price growth, how quickly homes are selling, how often sellers cut prices, how often homes sell above asking, and how job growth stacks up against new-home permitting. In a national market Zillow describes as increasingly buyer-friendly overall, these are the metros where the opposite dynamic is expected to persist—fewer choices, faster decisions, and tighter negotiations.

For Providence, the numbers read like a classic low-supply, highcompetition equation. Zillow lists a typical home value of $503,409 (as of October 2025), with half of homes selling above asking in 2025 and inventory sitting 55% below pre-pandemic levels—conditions that make the market feel tight even when demand is simply steady rather than explosive. Zillow also notes that 20% of listings had price cuts, Providence home values rose 2.5% in 2025, and values are forecast to rise another 3% in 2026, pointing to a market where buyers still have to show up prepared even as select pockets offer a bit more room to negotiate.
