The project managers exhibited exceptional skill in overseeing the processes, by ensuring that deadlines and schedules were adhered to, and promptly managing payments to consultants and contractors as required.

INCEPTION At inception the Client provided the (Technical Deeds Plan) TDP of the site and a visit to the site was arranged for preliminary site inspection. Physical measurements were carried out to ascertain the boundaries match the information provided in the TDP. The surrounding developments were also taken into consideration to ensure the proposed design responds to the existing context BRIEF TAKING The brief was verbally communicated to my supervisor with generic requirements such as the number of bedrooms , living spaces and ancillary facilities required by the Client. The client also requested the integration of smart home automation features. A statement of works was produced with the deliverables and timeline for each stage of design. The scope of the brief was further developed and zoned vertically as follows: GROUND FLOOR: Semi Public (Foyer, Living room, Dining, Kitchen ,Store, Maid’s room) FIRST FLOOR : Private (Master’s Bedroom, Family Lounge) SECOND FLOOR: Private (Bedroom, Gym, Study) Yusuf Hauwa Olabisi

in mind, aiming for cost-effectiveness to accommodate regular renovations and alterations. One of such adjustments was the relocation of the gym space to the study and the re-purposing of the space as a cinema during construction. Generous Headrooms: The Client was particular about the home being spacious and luxurious which translated to more ceiling height during the concept design stage and also tied in with the first design consideration as a study area was reintroduced towards the end of the construction phase via the installation of a mezzanine floor in one of the bedrooms. Lighting and Ventilation: The design prioritises passive energy conservation, ensuring it harmonises with the occupants’ comfort without compromise. Other considerations

SITE DESCRIPTION AND LOCATION The project site is situated at Plot 1367, Cadastral Zone A09, Guzape District, F.C.T, Abuja, now known as H6 & H7 Hillcrest Estate, off Judith Attah Crescent. The total area of the site is 8400 sqm and slopes gently to the rear. There was no vegetation cover as the site had been cleared before the initial site visit by the management of Hillcrest Estate. The site Coordinates are approximately 9° 0’ 40.0497” N, 7° 29’ 59.52257” E (or 9.01112491593871, 7.499867380188749).

CONCEPT DESIGN Using the information provided at Inception regarding the desired schedule of accommodation required by the client, and due to the timeline for Architectural designs to be produced the Conceptual Design overlapped with the Schematic Design. Priority was placed on situating key spaces to ensure crossventilation . The BIM authoring tool REVIT was used to produce preliminary sketch designs and virtual models that underwent regular review and iterations based on feedback from the Client through the Project Managers. A quick artistic impression of the building’s exterior was created to provide visual representation of the finished product and subsequently sent to the Client for approval. The client expressed satisfaction and verbally signed off on the concept design phase. Concurrently, site preparation and logistical arrangements were underway during the design phase.

SETTING OUT The buildings’ layout was set out in compliance with statutory regulations, accounting for factors like setbacks and building lines. Alignment with site beacons was carefully carried out, adhering to the specifications outlined in the working drawings. To ensure accurate referencing and alignment, a profile was constructed around the building perimeter to establish wall thickness.

REINFORCED CONCRETE AS A SUSPENDED FLOOR SLAB With the guidance of the Structural Engineer and the detailed structural drawings, the suspended floor slabs were constructed as follows: •
Formwork
•
Reinforcement & Connections
•
Pouring Concrete
•
Curing
•
Inspection
Summarily,
enclosures were crafted using wood, to house
steel reinforcement bars (rebar) propped up by concrete biscuits(spacers/ cuboids). These spacers were used to ensure that the specified cover thickness was maintained during construction. Secure connections between beams and columns were ensured and PVC sleeves were installed where necessary after which concrete was poured and properly compacted. To attain full strength, the concrete was allowed to cure. This was achieved by maintaining a consistent level of moisture over a duration of 21 days before the props under the slab were removed. CLOSE OUT The Client and family moved into the first unit on the 1st of August 2020 when the project was at 90% practical completion which was approximately 1 year, 7 months and 18 days from the date of initial engagement with Annen Associates through my Supervisor. Painting of the Third floor and installation of the Cinema which was a re-adaptation of the space initially allocated as the gym was in progress. The snagging process involved a thorough inspection with Dextra Projects, of and tests on all operable systems like the electrical lighting system, Plumbing works, inbuilt speakers , automated gate etc. Visible defects requiring correction were identified , documented and handed to the contractors for rectification. CERTIFICATES AND FINAL ACCOUNT After all defects were rectified Dextra Projects issued a practical Completion Certificate to its sub- contractors and a rectification period(defects liability period) was agreed on.

I experienced first hand the benefits of serial contracting /

A second lesson learnt was the importance of the Force Majeure Clause in Building Contracts. The pandemic represents a classic example of a force majeure event which played out on this project as little to no site activity from March 30, 2020, to
of the project. •
Gained experience creating as-built drawings of the live project as it was the template for the second unit which was constructed afterwards (see appendix).
about May 4, 2020, due to lockdown restrictions. Although the clause was not triggered due to the good working relationship between the Client and Contractors it should never be omitted in Building Contracts. It however in conjunction with the Client’s eventual choice of finishes pushed the project cost to about ₦ 300 Million. Yusuf Hauwa Olabisi
