A Contemporary Legacy Within Historic Parkland

Aynho Village

Aynhoe Park is a Grade I listed 17th-century country house rebuilt after the English Civil War on the southern edge of the stone-built village of Aynho, on the Oxfordshire/Northamptonshire border in England. The house overlooks the Cherwell valley that divides Oxfordshire from Northamptonshire. The house and Estate is more than 400 years old and 2016 is a celebration of the 300th anniversary of Capability Brown.

Aynho is an historical and unspoilt village, perched on the top of a hill with far reaching views across Oxfordshire. Its origins date back a thousand years and is referenced in the Doomsday Book. It is within easy reach of London by car or by train. Aynhoe Park has always been the main house in Aynho and was built and crafted in 1615 by a succession of famous architects and designers, the most recognised of which are Lancelot (Capability) Brown – who is considered to be England’s foremost landscape designer – and Sir John Soane who designed the Bank of England and many other famous buildings.

The parkland surrounds Aynhoe Park House, which is now the home to Restoration Hardware, a world leading luxury home furnishings purveyor with gallery, two restaurants, wine lounge and tea salon. The village of Aynho is an attractive stone village situated on the border of Oxfordshire and Northamptonshire, once famed for the growing of apricots. ‘Apricot village’ can be traced back to Saxon times and has a village hall offering a wide variety of community, tennis court, sports field, St Michael’s Church which dates back to medieval times and Cartwright Hotel which is a popular pub with rooms.

The Opportunity

Occupying approximately 3.33 acres within the historic parkland of Aynhoe Park, this exceptional site represents the final remaining opportunity to create a new country house of architectural distinction within this celebrated estate. Discreetly positioned within Capability Brown designed landscape, the plot enjoys expansive southerly views across private lawns, the wider parkland and the rolling Oxfordshire countryside beyond.

The site benefits from full planning consent to construct a state of the art lateral country house of approximately 8,650 square feet, designed by the multi award winning architects Michael Rundell Associates. The approved design presents a refined contemporary interpretation of the English country house, informed by a detailed study of historic precedents and the work of Sir John Soane, while embracing modern materials, technologies and sustainability

The Location

Set on the Oxfordshire–Northamptonshire border, Aynho is an unspoilt and historic stone village occupying an elevated position with far-reaching views across the Cherwell Valley and surrounding countryside. Its origins stretch back over a thousand years, with references in the Domesday Book, and its character today remains defined by traditional architecture, rural charm and a strong sense of community.

Aynho is internationally recognised as the home of Aynho Park, the Grade I listed country house now occupied by Restoration Hardware, the worldleading luxury home furnishings brand. The estate has become a global destination, featuring an iconic gallery, two restaurants, wine lounge and tea salon, all set within historic Capability Brown parkland. This unique presence adds a distinctive cultural and lifestyle dimension rarely found in a village setting. Despite its peaceful environment, Aynho is exceptionally well connected. London is readily accessible by both road and rail, while Oxford, Banbury and Bicester provide comprehensive commercial, cultural and retail facilities. Nearby market towns including Deddington, Chipping Norton and Woodstock further enhance the appeal.

The village itself offers a village hall, sports field, tennis court, the medieval Church of St Michael and the highly regarded Cartwright Hotel. A wide selection of respected state and independent schools nearby completes an exceptional and highly sought-after location.
