1842

Charles James Weedon commenced business as an auctioneer, sharebroker and general merchant trading as C.J. Weedon and Co. Within a few years this business became the largest auctioneer business in Launceston as extensive properties passed through his hands. The early history of Launceston and the surrounding country was largely represented in these transactions. Charles was also the director of the Bank of Tasmania and a member of the Legislative Council and in 1852 when Launceston was proclaimed a municipality was elected one of the original seven Aldermen.

Representing a New Era of Tasmanian Real Estate

1870

In 1870 C. J. Weedon was joined in the business by his son Hardwicke Weedon. Apart from a successful career within C.J. Weedon, Hardwicke was a member of many company boards which included the Launceston Bank for Savings and the Launceston Gas Company. He was also a Commissioner of the Supreme Court of Tasmania.

1900

In 1900 C.J. Weedon’s grandson, Percival A. Harrison joined the firm, continuing the family tradition within the industry. Percy was a prominent Tasmanian business identity not only from his tenure with C.J. Weedon but at board level of many publicly listed companies which included the Mount Bischoff Mining Company. Percy was also Chairman of the Launceston Stock Exchange..

1933

In 1933, Percival’s son Charles A Harrison, known as Tom, a great grandson of C. J. Weedon joined the firm. Tom’s career was interrupted by WWII where he served in the Middle East in the battle of El Alamein. Upon his return to Launceston, Tom served as president of the state’s Real Estate Institute and was a board member of the Cornwall Coal Mining company which is still operating today.

1984

Tom Harrison’s son Robert M Harrison, a great-great grandson of C. J. Weedon left the Weedon business and formed another real estate firm Harrison Humphreys with Gordon Humphreys. To this day, Robert is a well-known real estate identity and was a board member of many Tasmanian and Australian property-related institutions highlighted by his time as President of the Northern branch of the Real Estate Institute of Tasmania.

2021 ~ Harrison Humphreys was rebranded as Harrison Agents with Robert’s son and 6th generation real estate principal Thomas A Harrison (also known as Tom) now at the helm. The organisation’s Hobart office was opened later that year in Salamanca Square, Battery Point with the brand servicing both the North and South of the state.

COLLABORATE

We begin by working closely with you to clarify investment objectives, risk profile and intended ho ld period. Existing leases are reviewed in detail, inc luding critical dates, options, reviews and make-good obligations, alongside building systems and statuto ry compliance. From this foundation we establish clear priorities, timelines and performance measures so t hat everyone is aligned to the same plan and working toward the same outcome.

ELEVATE

We then lift the presentation and market positioning of the asset. Practical, cost-effective improvements are identified and implemented, and the property is prepared for market with the right mix of professional photography, floor plans, video and site signage. The asset is presented at its best and positioned to attract the right tenants at the right level.

CONSOLIDATE

Financial performance is then consolidated through disciplined management of income and outgoings. Trust-compliant rent collection, automated reminder s and firm arrears control protect cash flow, while outgoings are budgeted and reconciled and invoices are checked for value before payment. Every critical date is tracked well in advance, reviews and renewals are negotiated from an informed market position, make-good is enforced to protect reinstatement valu e, and re-leasing strategies are prepared early to minimise downtime. Clear monthly and annual reporting, supported by a concise dashboard, gives you complete oversight of arrears, maintenance, compliance, outgoings and key dates.

Once the lease is in place, the asset is operated to a planned and professional rhythm. Routine inspections are carried out, preventive maintenance programs across mechanical, electrical, fire and structural elements are implemented and recorded, statutory compliance is actively managed, service providers a re inducted and performance-managed, and maintenance requests are logged, tracked and closed out so the property remains safe, functional and presentation-ready.

THE LEASING

Our leasing process is structured to achieve a quality tenant outcome while protecting presentation, mome ntum and income.

Campaigns are delivered through major commercial portals and carefully selected channels to ensure strong exposure to the right tenant audiences. We continually adjust our approach in response to market condi tions and enquiry patterns, always looking for ways to broaden reach and attract high quality tenants while main taining momentum throughout the campaign.

Once a preferred tenant is selected, we negotiate Heads of Agreement that protect the landlord’s commercial position, coordinate documents through to execution , and induct the lessee so access, services, safety and expectations are clear from the outset. The result is a disciplined leasing process that reduces downt ime and delivers secure, durable occupancy.

THE MANAGEMENT

Management is ongoing stewardship designed to prote ct income, reduce risk and care for the asset. Communication is proactive and transparent, financial control is firm and compliant, and maintenance runs to both planned and reactive workflows. We manage statutory and lease obligations, maintain accurate records, and ensure essential safety meas ures and insurances are current. Renewals and reviews are ac tioned early, make good is enforced, and re-leasing begins ahead of expiry so momentum is preserved and downtime is minimised. For owners, this creates a predictable, professional management environment. For tenants, it delivers clarity, responsiveness and a standard of care that supports retention and reduces operational friction.

THE MARKETING

Premium exposure across leading commercial real estate platforms to maximise the effectiveness of your campaign.

At Harrison Agents, marketing is not a secondary task; it is a core commercial discipline. We work at the intersection of real estate and creative agency, combining commercial judgement with strong design direction and high-quality production to position each asset clearly and professionally from day one.

We believe every commercial property has a brand. How an asset is presented influences the quality of enquiry, the pace of decision making and a tenant’s confidence in committing to the space. Our role is to identify the strengths of each property and articulate its value clearly, so the opportunity is easy to understand and compelling to pursue.

THE TECHNOLOGY

Innovation is one of our core values and informs how we manage commercial property. We invest in technology that improves transparency, strengthens communication an d gives owners and tenants a more efficient and professional experience. The objective is simple: clearer oversight, better decisions and stronger outcomes over the life of the asset.

Our commercial management systems centralise financials, lease information and key performance data, g iving owners secure, real-time access to income, outgoing s, arrears, budgets and critical lease dates from any device. Routine inspections are captured using 360 imagery to create a clear visual record over time, while maintenance, compliance and contractor activity are managed thro ugh structured digital workflows. Technology alone is not innovation. Our focus is on applying smart systems in ways that genuinely impr ove how properties are managed. At Harrison Agents, technol ogy is integrated into our service and continually refined, because managing commercial property should be mode rn, transparent and straightforward.
