Many of the first home buyers and investors that we work with are keen to find affordable ways to enter the property market or expand their property portfolio.
To help you understand the numbers and options available, we spoke to Tim Kovarik from Mortgage Express to get his top tips on saving for a deposit and real time examples of how you can use the first home owners grant or equity in an existing property to purchase an investment. Hints For First home buyers in relation to saving a deposit. Set a goal to save an amount of money in a certain time-frame, then design a very strict budget based on an achievable outcome. If you require any assistance with this ask a family member or financial adviser, remember 'needs versus wants'. Instead of renting, move back in home with parents or siblings to save at least the rent money you may have been paying. You would be surprised how this adds up e.g. $350.00 per week adds up to $18,200 in 12 months. Open a savings account in which you don’t have immediate access to so as not to be able to draw on the saved funds. Sell any unused or unwanted assets, e.g. other vehicles not being used or assets such as trailers, boats etc. Important to remember short term pain for long term gain. Instead of eating out or socializing out with friends, have them come over to your place or you to theirs, quite a sum of money to be saved here for only 6- 12 months. Really think about what is important to you in relation to purchases or putting yourself into home ownership sooner rather than later. It really is a small short-term sacrifice for a long-term gain.
