SUMMER MARKET WRAP UP

As we moved into the New Year, the Adelaide Hills property market showed encouraging momentum and quiet confidence. Buyer enquiry remains steady, with open homes continuing to attract genuine, motivated purchasers who had used the break to reassess their plans and priorities.

We saw strong interest particularly in lifestyle-driven homes offering space, usable land, character features and modern upgrades. Families preparing for the school year, local upsizers and metro buyers seeking a tree-change were all active in the market.

Stock levels remained relatively tight heading into this year, which created focused competition in certain price brackets. Rather than a surge of speculative buyers, we observed considered, informed purchasers who were ready to act when the right home became available. This balance of steady demand and limited supply supported stable pricing conditions across many Hills suburbs.

The start of the year reinforced what we continue to see in the Adelaide Hills lifestyle remains a key driver. Buyers aren’t just purchasing a home; they’re investing in community, space and longterm liveability. With steady enquiry continuing in March, the market has begun the year with confidence.

WHY THE ADELAIDE HILLS CONTINUES TO ATTRACT BUYERS

At it’s heart, the Hills offers something many buyers are craving: lifestyle. Rolling green landscapes, towering gums, walking trails, wildlife and fresh country air create a setting that feels like a permanent weekend escape. Yet despite its peaceful surrounds, the region remains incredibly accessible, with many suburbs just 20–30 minutes from the Adelaide CBD. It’s that rare balance of serenity and convenience that continues to draw attention.

Space is another major factor. Compared to city living, buyers often secure larger blocks, established gardens and generous family homes with room for veggie patches, entertaining, sheds and growing families. It’s a shift away from compact living and toward breathing space.

Equally important is the sense of community. The Hills is known for its village atmosphere local cafés, weekend markets, cellar doors and small businesses where people know each other by name. Families are attracted to the quieter streets, proximity to quality schools and the strong neighbourhood feel.

The food and wine culture also plays a role. From boutique wineries and breweries to artisan producers and cosy cafés, residents enjoy a lifestyle that blends country charm with refined experiences.

Ultimately, people aren’t just buying property in the Adelaide Hills they’re investing in a way of life. One defined by nature, connection, space and long-term liveability.

TOP PERFORMING ADELAIDE HILLS SUBURBS

Mount Barker has continued to lead in both growth and activity, recording an impressive 17.8% annual increase, with the median house price now sitting at $813,125. An impressive 623 properties changed hands over the past year, highlighting the depth of buyer demand in this key growth area.

Littlehampton also delivered solid results, with the median price reaching $940,000, reflecting 11% growth over the past 12 months. With 54 sales recorded, the suburb remains tightly held and consistently sought after.

Aldgate was one of the standout performers across the Hills, with values rising 22.7% year-onyear to a median of $1,620,000. A total of 46 homes sold, reinforcing strong demand in the premium lifestyle market.

Stirling continues to demonstrate resilience at the upper end of the market, with the median sale price now $1,670,000, representing 19.1% annual growth. Over the past 12 months, 66 properties sold, reflecting steady buyer confidence.

Crafers remained steady across the past 12 months, with a median price of $1,412,000 and 7.4% annual growth, reinforcing the suburb’s premium positioning within the Hills market.

Stirling continues to demonstrate resilience at the upper end of the market, with the median house price now sitting at $1,670,000, reflecting strong annual growth of 19.1% and ongoing demand within this tightly held Hills locale.
