FRIENDLY REMINDERS FROM THE
HAIG POINT ARCHITECTURAL REVIEW BOARD There has been a lot of recent interest in installing generators at homes in Haig Point. The Architectural Review Board has received many submissions for approval as well as comments from members regarding recent installations. The ARB thought it would be helpful for everyone to be aware of the requirements and some best practices. If you have a home where a generator was already installed, you may want to look at your generator and see if it meets the guidelines or if any modifications are warranted. The information in the Haig Point ARB Design Guidelines regarding generators is in Paragraph III.M on page 9: Service Yards and Utility Equipment HVAC compressors, generators, trash receptacles or other utility equipment shall be enclosed in Service Yards consisting of architecturally pleasing screening of sufficient height and construction to be kept from public or adjacent property view. A gate shall be included for ease of access. Electric meters will be installed by SCE&G in a location most directly in line from the main supply line and, if not located in the Service Yard, should be screened as well. While the Haig Point Design Guidelines mainly touch on keeping the generator and other similar equipment out of view, there are also some safety guidelines from generator manufacturers to be aware of for generator installations , such as: o Fire Prevention: The generator must be installed at a safe distance away from combustible materials. Minimum clearances required by Generac for both fire prevention and maintenance purposes are: • Generator front and ends: 3 feet, including fence panels • Generator rear and existing walls: 18 inches if the data plate says the generator is SWRI rated, otherwise 3 ft • Overhead clearance: 5 feet o Carbon Monoxide Protection: Voids, cracks, or openings around windows, doors, soffits, pipes, and vents can allow exhaust gas to be drawn into the structure. Verify any openings near the generator are properly caulked and sealed. Air
intakes for heating and cooling supply air should be located a minimum of 10 feet horizontally from the
generator. You may want to consult the manufacturer’s installation requirements for your generator. Let’s all follow these guidelines to keep our Haig Point Community beautiful and safe for all.
