Last month, Part 1 of our coverage of the 2026 Honors Awards focused on management professionals. Now, in Part 2, meet our maintenance and supplier honorees. It’s our maintenance teams who work hard every day to make sure our residents are happy and comfortable in their apartment homes, and our suppliers who work hard to make sure they are all supported in providing those homes. This month is dedicated to thanking and honoring them, along with our Go-Getter of the Year Ryan Raser, who goes above and beyond in recruiting and supporting new members of HAA’s multifamily community. Legislative Update By MONICA GRACIA, HAA Legislative Chair, with BEN MCPHAUL, Vice President of Government Affairs
New Faces in New Places Meet three potential new members of the Houston area congressional delegation.
IN JULY,
HAA, in conjunction with our friends at the National Apartment Association, sat down with some (likely) new members of the Houston area congressional delegation. Jonathan Bonck, Alex Mealer, and Jessica Hart-Steinman are all Republican nominees for their respective congressional district races in Republican districts, and will likely take office in January of 2027. We had the pleasure of visiting with them, asking questions and sharing information about the industry and wanted to share with you a little information about them as well!
Alex Mealer You may remember Alex Mealer, she ran for Harris County Judge in 2022 and was narrowly defeated by incumbent, Lina Hidalgo. HAA PAC endorsed Alex in that race, so HAA PAC members were already familiar with Alex. Currently, Alex is eyeing Texas’ 9th Congressional District. This is a newly drawn district that covers large portions of Eastern Harris County, including Pasadena and Baytown before jetting east into portions of East Texas. Alex Mealer is a West Point graduate, combat veteran and holds a JD/MBA from Harvard University. She is a former oil and gas executive and current small business owner. A top priority for Ms. Mealer in Congress is to ensure that Texas, and the Houston region in particular, receives the federal money and www.haaonline.org
support needed to deliver critical infrastructure projects to protect and grow the Houston ship channel and the Port of Houston. This was her priority when she ran for County Judge and remains a priority if and when she ascends to Washington.
Jessica Hart-Steinmann Jessica Hart-Steinmann is the Republican nominee for Texas’ 8th Congressional District, which is one of the most conservative districts in all of Texas. The 8th district has a portion of West Harris County, all of Waller County, most of Northern Montgomery and a portion of southern Walker County. With the exception of Walker County, all of TX-8 is in HAA’s 12 county region. Jessica may be a new face to HAA, but she is not new to the Texas political scene. A lawyer by trade, Jessica served as Executive General Counsel at the America First Policy Institute, an organization with close ties to President Trump. HartSteinmann feels that her connections within the Trump Administration will help her early and often to deliver results for her district. Jessica touts herself as an America First Conservative focused on securing the border, de-
fending the Constitution and putting American workers and families first.
Jonathan Bonck Jon Bonck is running to replace Wesley Hunt, who unsuccessfully challenged John Cornyn in the Republican Primary for US Senate. Texas’ 38th Congressional District is wholly contained within Harris County and ranks among Texas’ most conservative seats in Congress. Jon Bonck has a real estate background with over two decades of experience running his successful mortgage business. Jon entered the mortgage business with a goal of simplifying the home-buying process for everyday Houstonians. This is experience he is confident will help him when he takes office. Mr. Bonck feels that his experience dealing with complex regulations, rising costs and bureaucratic hurdles will allow him to work to find creative solutions and cut red tape in Washington to help Americans thrive back home.

Resident Relations from the RESIDENT RELATIONS COMMITTEE
A Tale of Two Cases Residents file complaints disputing charges.
A RESIDENT FILED a complaint with HAA to dispute charges, stating that she did provide her 30-day notice to vacate and cleaned the apartment. Management responded to HAA with an explanation that when the resident turned in her notice to vacate on May 29, a staff member explained to her that a 30-day notice was required for military transfers. The resident told the staffer that she was already in the process of moving out and she would be out by May 31. The resident turned in keys on the morning of June 1. Management walked the apartment and took pictures after noon on June 1. The walls and carpet were stained, and management believed the resident was charged accordingly. Enclosed were copies of the lease, application, move-in condition form and final account statement.

The committee decided in favor of management. The resident did not provide a proper 30-day notice to vacate as required and stated in the lease. Month To Month on Market Rate A resident filed a complaint with HAA to dispute charges, stating that she never had a problem with paying her rent until she was on maternity leave. When she went to pay her rent and get a copy of her lease because her church was helping her, she realized the lease had been up for more than four months and that she was paying market rate rent and wanted to know why. The resident said she tried to speak to the manager and was told to move out before the eviction court date. She said the manager told her that if she moved out before that date, man-
agement would not file the eviction and to forget about the balance she owed. Management responded to HAA by providing documents and stating that they believed the resident was charged accordingly. Enclosed were copies of the final account statement and lease. The committee decided in favor of management. Judwin Properties
Jorge Pina is Maintenance Supervisor for Parawest Management and has 18 years of experience in the multifamily industry. Jorge has been with Parawest for 11 years and in his current role for 10 years. He oversees maintenance for 14 properties with a total 2,055 units. The average age of the properties he supervises is 45 years and he oversaw 972 make-readies turned in 12 months and averaged 118 work orders per month. As stated in his nomination, “The last few years have been tough in the apartment industry and Jorge always has a positive attitude. He offers support and encouragement to his coworkers and has saved the company thousands and thousands of dollars in training his teams and innovative ways to repair boilers and HVAC equipment at older properties to keep them running smoothly. He is a team leader that is always available to help his teams.” Jorge gets everyone involved and collects school supplies every year and donates them to his church. Jorge is a CPO-Certified Pool Operator and holds his CAMT and CAMT II credentials. Congratulations, Jorge!

Mario Guerra is Maintenance Supervisor for Judwin Properties’ Edgebrook, a 54-year-old property with 450 units. He has been working in the industry for more than 30 years and with Judwin for 27 years. He supervises 225 make-readies per year and averaged 225 work orders per month. From his nomination: “Mario has been a cornerstone of our organization for more than 25 years, demonstrating exceptional leadership, professionalism, and a deep commitment to developing others. As a maintenance supervisor, he has built a culture of learning and accountability within his team, even creating specialized training tools to help team members better understand systems and grow their technical skills. His mentorship has directly contributed to the advancement of several maintenance professionals who have grown their careers under his guidance.” “Mario is currently leading operations at a community undergoing a full renovation – down to the studs – including major plumbing replacements and HVAC retrofits. Throughout this complex transformation, he has maintained high operational standards while guiding his team through change with confidence and expertise.” “He is also a trusted resource for ownership and company leadership. When new initiatives or pilot projects are introduced, Mario is often the first person asked to take them on because his feedback is thoughtful, practical, and thorough. Abbey Residential Danilo Castro is the Lead Maintenance Technician for Abbey Residential’s The Abbey at Enclave, a 43-year-old property with 720 units. Ricardo has been a part of the multifamily industry for five years and has been with Abbey for three years. In 2025, he completed or oversaw an average of 516 work orders per month and managed 355 make readies throughout the year. From his nomination: “Danilo has consistently demonstrated the skills, professionalism, and dedication that make him an outstanding Maintenance Technician and leader. During a period of Maintenance Supervisor turnover, he stepped up to the plate, taking on additional responsibilities to ensure the community continued running smoothly. He supported his colleagues, mentored new technicians, and tackled daily maintenance challenges with skill and efficiency. His problem-solving ability, attention to detail, and solution oriented approach have had a significant impact on operations, ensuring work orders are completed promptly and make readies fit the Abbey Residential standards.” “He takes pride in the appearance of the property, keeping grounds clean, well maintained, and presentable, and proactively addressing potential issues. The Abbey at Enclave is a large 720 unit community, and Danilo has demonstrated exceptional organization and efficiency in managing the maintenance demands of a property of this size.” He was promoted to Maintenance Supervisor in mid-2025 and now leads a team of seven other maintenance employees. Greystar Ana Contreras de Rosales is Housekeeper for Greystar’s Residences at Kingwood and Residences at Kingwood East, two new properties with 470 total units. She has been in the industry and with Greystar for three years. As stated in her nomination, “Ana is the only housekeeper for two sister communities, Residences at Kingwood and Residences at Kingwood East. Both communities feature spacious apartments and townhomes, with one phase still in the leasing process. Ana typically manages around 31 units each month, which includes several large 3-bedroom townhomes, in addition to cleaning two clubrooms, a fitness center, a business center, six restrooms, and a pet spa. Ana never complains and always greets everyone with a smile. She is the first to arrive at 7 a.m. and often the last to leave.” “Ana's friendly smile serves as a warm welcome for both residents and potential new tenants. Her hard work and commitment have not gone unnoticed, as most of the properties' Google reviews highlight how clean the community is.” Ana was been recognized for 2026 Greystar Elite Awards: Service Housekeeper of the Year: Nominee; and Greystar Elite Award; Operational Excellence: Recipient. Ana helped raise over $1,300 for St. Jude, helped host a quarterly blood drive, and assisted with cleaning and setting up for Chamber of Commerce “Business and Bacon”. Congratulations, Ana!

Mason Storrs, Century A/C Supply Mason Storrs is Territory Sales Manager for Century A/C Supply. Mason joined the multifamily industry after leaving a career in broadcasting, working long hours overnight for an NBC affliliate in Midland/Odessa during COVID. When asked why he thought he was selected for this award, Mason said, “I’ve had so much support. I jumped into this industry head first, came from the news industry of all places, and was looking for a
place to call home. I owe this to everybody who helped me out. The WeDoTrash team, Ally Waste, Century A/C – they’re so awesome. And all of my friends and family in the industry, it’s such a special place.” Mason is an active HAA member and volunteer with the NEXT Young Professionals Committee and he was selected as a member of the HAA Forty Under 40 Class of 2026. The community building is a cornerstone of life at Aero on Upper Bay, hosting monthly resident events, including holiday celebrations, “breakfast on the go,” patio contests, birthdays, pool parties, back-to-school gatherings, and after-school snacks. Complaints are managed with hands-on attention. Team members walk units with residents, ensuring issues are understood firsthand, followed by consistent updates and scheduled repairs. To maintain and enhance the property, the property manager prepares a monthly project list with bids to proactively schedule preventative maintenance and preserve the asset. This includes exterior repairs and our signature “Hug a Building Monthly”, a dedicated initiative for scheduled building cleanups. The percentage of long-term tenancy is also attributed to excellent service with 3% of resident over 10 Year terms -15% of residents over 5–10-year terms - 4 % residents 4-5 tear terms 10% residents with 3-4 Year terms and 20 % 2–3-year terms. Unique amenities at Aero on Upper Bay include updated gas stoves and modern kitchens for effortless cooking; an outdoor barbeque area; fitness center; ornate exterior stairwells; large pool with loungers; covered parking; spacious floor plans averaging 897 sq. ft. with 3 and 4-bedroom options; fenced patio areas with gates; vaulted ceilings; and a prime location within walking distance to the nearby lake and the NASA Space Center.
