MORE THAN ANY OTHER TIME OF THE YEAR, NOVEMBER IS THE TIME TO GIVE THANKS. Not only is it time for turkey and pie, but it is also the time to gather with our closet and dearest and realize what we are truly thankful for. Thanking One of Our Own This month, we will gather to honor one of HAA’s dearest members, Kathy Clem, as she is inducted into the HAA Hall of Fame, the association’s highest honor. Kathy is one of HAA’s trailblazing women. In 2003, Kathy became only the second woman to lead the association, following in the footsteps of fellow Hall of Famer and 1998 HAA President Eileen Subinsky. The multifamily industry has always been a welcoming one for women in business, though it took these “Sushi Sisters,” along with fellow group members 2004 President Darlene Guidry, 2007 President Suan Tinsley and 2009 President Beth Van Winkle, to break through it’s glass ceiling. This opened more opportunities for those that followed, including me! Find out more about Kathy and the strong friendship among these women leaders and more starting on Page 32. Please come thank Kathy Clem and honor her during the Industry Achievement Luncheon & Annual Meeting on November 20. We will not only be recognizing Kathy, I will also be handing out special recognition awards and recognizing our Leadership Lyceum, credential holders, top Go-Getter recruiters and we will elect our 2026 HAA leadership. OFF TO THE RACES
The HAA PAC announces two endorsements and other races being monitored.
AT THE HAA PAC October meeting, the PAC members voted to endorse State Representative Dennis Paul and Trent Ashby who are running for Senate District 11 and 3 respectively. Senate District 11 is an open seat due to the current incumbent, Mayes Middleton, running for State Attorney General. Senate District 3 is also an open seat due to current incumbent Robert Nichols’ retirement. HAA joined TAA and other groups endorsing these candidates early due to their overwhelming support and their track record of being supportive and friendly to our industry. Below is information about their candidacy and maps of their districts. Both will be running in the Republican Primary in March of 2026. Dennis Paul First elected in 2014, Dennis Paul has served southeast Harris County as a State Representative for over a decade. Representative Paul has served on a wide range of committees including insurance and transportation. Other Races HAA is Monitoring Candidates mentioned below are among those announced at the time of printing of this publication and may not include all candidates running. Election season is upon us … even though it seems to never end. In addition to the two races listed above, HAA is currently monitoring numerous races in the 12 counties that we represent and will be interviewing and endorsing in several of them. HD 126 – Former State Representative Sam Harless is retiring after serving four terms in the Texas House. Two candidates have emerged as front runners to replace him, including his former District Director, Kelly Peterson, who Representative Harless has endorsed. The other candidate, Stan Stanart, previously served as Harris County Clerk from 2011-2019. HD 128 – Former State Representative Briscoe Cain is retiring and running for the newly created Congressional District 9. House District 128 is the western most district in Harris County and
includes Deer Park, parts of Baytown, Crosby among other municipalities. Two announced candidates have thrown their hats into the ring, Former Harris County School Board Trustee and son of Harris County JP Bob Wolfe, Mike Wolfe, as well and local businessman and community activist, Tom Butler. HD 129 – The above mentioned State Representative Dennis Paul vacated this seat to run for Senate District 11. House District 129 encompasses much of southeast Harris County including Clearlake, League City and other municipalities. Currently, Scott Bowen, a longtime Republican Party activist and former Clear Creek ISD trustee, and Bob Mitchell, a Governor Abbott Appointee and former President of the Bay Area Houston Economic Partnership are the announced candidates running to succeed Representative Paul. Senate District 4 – Senator Brandon Creighton was recently appointed Chancellor of Texas Tech University creating a vacancy in his Montgomery County State Senate seat. Montgomery County District Attorney Brett Ligon and Charlie Miller were the announced candidates at the time of print. Note: These are just a few of the races that HAA will monitor along with additional Justice of the Peace and County Court at Law races in HAA’s 12 county jurisdiction. The filing period for candidates to officially place their name on the ballot will run from November 8 to December 8. TAA Lease Documents The Texas Legislature passed several laws this year that affect our industry and require changes to the TAA lease. These changes have been proposed by TAA and were voted on at the TAA Board meeting in late October. At the time of printing this article, they were not yet approved; however, TAA plans to release these at the end of 2025 so that they reflect the changes in law that will take effect January 1, 2026.

EVICTION Q&A
More on the new process that will apply to evictions filed after January 1. THANKS TO THE multifamily professionals that attended the recent HAA webinar on the new eviction process. Hopefully you’re starting to grasp the nuances of the new process that will apply to those evictions filed on or after January 1, 2026. During the webinar, there were several questions that were asked that time did not allow us to answer. So … I thought it might be beneficial to devote this article to a “Q&A” about the new law. What is the difference between a “notice to pay rent or vacate” and a “notice to vacate”? A “notice to pay rent or vacate” is required to be given if: • the default involves nonpayment of rent; • there is no nonmonetary default; and • the resident was not previously late or delinquent in paying rent before the month in which the notice is given. A “notice to vacate” may be given if: • the default involves something other than nonpayment of rent; or • the resident was previously late or delinquent in paying rent before the month in which the notice was given. If I served a notice to pay rent or vacate in March, can I give a notice to vacate in July if the resident is late or delinquent again? Yes. The new law provides that a notice to pay rent or vacate is required if the eviction is based solely on nonpayment of rent and if the resident was not previously late or delinquent in paying rent. If you gave the resident a notice to pay rent or vacate in March, you would be able to give a notice to vacate the second time that the resident is late or delinquent in paying rent in July. If a resident was late in August, but paid after being given a notice to pay rent or vacate, do I have to give a notice to vacate if the resident is late again in September? No. You would be required to give a notice to pay rent or vacate only if the default was based solely on nonpayment of rent and the resident www.haaonline.org
was not late or delinquent in paying rent to the owner before the month in which the notice was given. A notice to vacate can be given if the default involves something other than nonpayment of rent or if the resident was previously late or delinquent in paying rent. Note, however, that a notice to vacate is not required to be given. If you would like to give a notice to pay rent or vacate even if the resident was previously late or delinquent in paying rent, you may do so. I just served a notice to terminate the lease at the end of the term. After giving the notice, the resident failed to pay rent. Can I move forward with the eviction for non-payment, which will be quicker than waiting for the lease to expire? What presuit notice should be given? In order to pursue the eviction for nonpayment of rent, under the new law, you would need to give a notice to pay rent or vacate before filing the eviction suit. However, if the presuit notice was not given until after the resident holds over, the pre-suit notice can be a notice to vacate since the default includes something other than nonpayment of rent (the resident has defaulted by holding over beyond the end of the lease term). If my property is subject to the CARES Act, do I have to give a 30-day notice after the new law goes into effect? The 30-day notice issue arises under the CARES Act, a HUD rule and an FHFA rule. The CARES Act prohibits requiring the resident to vacate before 30 days after the owner provides the resident with a notice to vacate. The new law provides that if a federal law or rule requires an owner to give notice to a resident before the owner requires the resident to vacate: • an owner that satisfies the notice requirements of the state law is not required to delay the filing of an eviction suit based on the federal requirements; • the federal requirement is not a basis for a court to delay or abate the eviction suit; and • the writ of possession may not be served on
the resident until the period between the delivery of the notice and the service of the writ equals or exceeds the period prescribed by the federal requirement. It is important to note that, in order to create a “forcible detainer” under state law, you would still need to give the required pre-suit notice and not file the eviction until the notice period expires. However, while you would still give, for example, a 3-day pre-suit notice, you would not request the writ to be served before 30 days after the date the notice was given. Although the new law may be beneficial, you need to still be aware of whatever other federal rules may apply to your property, such as the HUD rule or the FHFA rule relating to 30-days’ notice. If you are subject to these rules, the applicable rule would need to be examined to determine how the new law affects your pre-suit notice period. Can I deliver the pre-suit notice by sliding it under the door? The new law allows the following ways to deliver the pre-suit notice: • mail, including first-class mail, registered mail, certified mail or a delivery service; • delivery to the inside of the unit in a conspicuous place; • hand delivery to any resident of the unit who is 16 years of age or older; or • if the parties have agreed in writing, electronic communication, including email, or other electronic means. Consequently, unless you are comfortable arguing that sliding the pre-suit notice under the door would constitute inside delivery in a conspicuous place, you would not want to slide the notice under the door. If I email the pre-suit notice, but the resident says in court: “I don’t have that email address anymore” or “I have a new email address”, what should I do? Pursuant to section 21 of the lease, notice may be given electronically by the owner to the resident if allowed by law. The resident represents in this section that the resident has provided the resident’s current email address and November 2025

agrees that the owner can use that email address until the resident notifies the owner that the email address has changed and provides a new one. You should be prepared in court to show that the email address you used was an email address that the resident has provided to you in the rental application or has otherwise used to communicate with you. If the fourth day of the month falls on a Saturday, can we still deliver the pre-suit notice on a Saturday or should we wait until Monday to give the notice? The new law provides that time periods under the statute: • do not include the day of the event that begins the period; • include Saturdays, Sundays, and state or federal holidays; • include the last day of the period; and • if the last day of the period is a Saturday, Sunday or state or federal holiday, are extended so that the last day of the period is the next day that is not a Saturday, Sunday, or state or federal holiday. There is nothing in the law that prohibits you from giving a notice to vacate on a Saturday, Sunday, or state or federal holiday. However, if the last day of the period is a Saturday, Sunday, or state or federal holiday, the last day

is extended such that the period will be the next day that is not a Saturday, Sunday, or state or federal holiday. Does the justice court still send the appeal to the county court even if the payment is not made into the court registry within five days after the appeal is perfected? Yes. A resident perfects an appeal to the county court by filing a bond, cash deposit or statement of inability to afford payment of court costs (otherwise known as the “pauper’s affidavit”) with the justice court no later than the fifth day after the date the judgment is signed. Once the appeal is perfected, the justice court is required to forward the case to the county court no earlier than 4 p.m. on the sixth day and no later than 4 p.m. on the tenth day after the date the resident files the appeal. If the payment is not timely made into the justice court registry, the owner is authorized to request the writ of possession. However, whether or not the writ is requested or served, once the appeal is perfected, the case will go to the county court. If the resident fails to pay rent and you recover possession and you do not need to obtain a judgment, you can dismiss the case while it is pending in the county court before trial.
Can I use a courtesy officer to serve a petition or a writ of possession? Yes, but only if the sheriff or constable does not timely serve the petition or writ and the courtesy officer is a law enforcement officer that has been properly trained. A sheriff or constable is required to make a diligent effort to serve the petition not later than the fifth business day after the petition is filed. If the petition is not served on or before the fifth business day after the date the petition is filed, the owner may, but is not obligated to, have the petition served by any other law enforcement officer that has received appropriate training in the service of process, eviction procedures and the execution of writs. A sheriff or constable is required to serve the writ of possession not later than the fifth business day after the date the writ is issued. If the writ is not served on or before the fifth business day, the owner may, but is not obligated to, have the writ served by any other law enforcement officer that has received proper training in the service of process, eviction procedures and the execution of writs. The training continues. Study now to be prepared for the new process applicable to evictions filed on or after January 1, 2026.

Photos decide a complaint centered on the cleanliness of a vacated unit. A RESIDENT FILED a complaint with HAA to receive a refund of his security deposit, stating that he left the apartment clean. Management responded to HAA stating that they accepted a 30-day notice to vacate from the resident on February 10 – because of military orders, only a 30-day notice was required per the TAA lease. Management said the resident was not charged any late fee or key return charges as he stated in his complaint. He was charged rent until April 13, which was the full 30 days of rent per his notice. Carpet Repair and Kitchen Cleanup When the resident moved in, he paid a total refundable deposit of $550 as reflected on the first page of his lease. He also paid a $250 nonrefundable pet fee for his pet. Per the signed pet

addendum, in Paragraph 7, the $250 nonrefundable fee does not include any damages caused by the pet, and the resident was charged $300.69 for carpet and pad replacement. This amount covers the remaining three years of the five-year lifespan of the carpet. Management further stated that the resident’s apartment was not left clean. They found heavy grease on cabinets and countertops, and the bathroom was not cleaned or wiped down. Management believed the resident was charged accordingly. Enclosed were copies of the final account statement, lease and application. Pictures were also provided. The Committee’s Decision The committee decided in favor of the resident with adjustments to be made. The com-
mittee has removed the cleaning charge of $150 and the carpet charge of $300.69 because the pictures provided by management do not substantiate the charges. All other charges were justified. Management is to refund the resident $429.53. The HAA Resident Relations Committees provide an impartial review of resident complaints using the documentation provided by both the resident and management. When the committee finds in favor of the resident, we appreciate a direct response from the property to the resident within two weeks and a copy of the payment sent to HAA for our records. When the committee finds in favor of the resident, management may file an appeal. When the committee finds in favor of the property owner, the decision is final.

W
hen Kathy Clem stepped off the plane at Houston’s Intercontinental Airport fresh out of the University of Georgia in 1980, little did she know she was stepping into a long and successful multifamily career. Encouraged by her Aunt Virginia, who had been in the apartment industry working with then Houston Apartment Association Treasurer Foy Midkiff at Lincoln Property Co., Kathy took her first step as a leasing consultant for Lincoln at the Deer Creek Apartments, a 624-unit community near the Astrodome. From there, Kathy moved up the ladder through onsite and executive positions with the Dinerstein Companies, Duddlesten Management, Winthrop Management, AIMCO and ConAm Management before retiring in January 2015 from UDR and moving into career of professional and personal development coaching for individuals and teams and consulting for the multifamily industry. Kathy is also the author of “Speak it in Spanish, Workplace Spanish Made Easy for the Multifamily Industry.” Let’s catch up with Kathy as she joins the HAA Hall of Fame. How does it feel being selected as this year’s Hall of Fame recipient? Wow! It feels a little surreal. It is such a great honor to be recognized by the industry and by my peers who I feel like I have grown up with in this business. When I look at the list of 33 Hall of Fame and Lifetime Achievement Award recipients, many, if not all of these individuals helped shape my career in the multifamily industry. I worked for the Dinersteins (Bill and Jack Dinerstein and Gary Blumburg) and for Wayne Duddlesten. The other recipients have been people that have impacted me both personally and professionally throughout the years. This recognition fills my heart with pride and with a responsibility to continue to work with others within the industry to reach and exceed their goals
Can you tell us more about your career trajectory since your HAA presidency in 2003, when you were with ConAm Management? In 2004, after my presidency, I joined UDR Inc., a Denver-based Real Estate Investment Trust (REIT) as a Vice President and Area Director. During my 11 years with UDR, I oversaw portfolios throughout Texas, Georgia, Tennessee, Colorado, Arizona and California. Working for a public company can be very demanding and the focus is more on quarterly than year end results. I had worked with Tom Toomey, Martha Carlin and several others at UDR who I had also worked with at AIMCO from 1996 to 2000. UDR was and is very technology forward and was also focused on new and better business and customer service initiatives. Even though my portfolios changed over the years, I focused on developing high performing teams, allowing them to be some of the best in the business. While at UDR, I obtained my Master of Arts in Organizational Management and Development and completed a one-year Evidence-Based Coaching certification from Fielding Graduate University. I will always be grateful to UDR for this development opportunity that I have used both professionally and personally. UDR started selling out of some of the Texas markets throughout the years and at the beginning of 2014, we discussed that a large part of my Texas portfolio would be selling by the end of the year. With 35 years of multifamily experience behind me and since my son Jordan had recently graduated with his MBA, this was the right time to re-“tire.” Like changing the tires on a car, it does not change how the car looks, but it can change performance and how you feel about the ride.

I thought it would be scary and overwhelming to retire at 56, but my last year at UDR was so busy with my portfolio and special projects that I was given that I did not have much time to think about it. It was hard to leave a great company and so many great people, but I am still in close contact with many of them today. I spent the first nine months of my retirement catching up with friends and family and traveling. In August 2015 my uncle Dan, who paid for my college education, was diagnosed with aggressive cancer. I was able to take the lead on his care until he passed away in January 2016. I now understand the saying that “things happen for a reason.” If I had still been working fulltime, it would have been difficult for me and my family to manage his care. My sister Anne’s twins were just 10 months old when I retired and over the years, I have taken them to swim lessons, dance, gymnastics, outdoor excursions and helped in their classrooms at school. Anne and my mom helped so much with Jordan growing up, I am glad I had the opportunity to do the same for the twins. Since retiring, I have been checking things off my bucket list. My company Vast Coaching Resources helps individuals and groups with professional and personal development. I obtained a certification as a Birkman consultant that I use with clients to determine their interests, strengths, needs and stressors. I collaborate with individuals on job and career changes and help with resume writing, job search and interview preparation. I also do consulting with corporate, multifamily and senior living clients. This work fills my passion bucket and helps me keep up to date with our industry. I have also used my retirement to continue growing and giving back. I have been a volunteer and advocate for Covenant House Texas over the years. During my first two years of retirement, I spent time weekly on campus helping them with their facility and other projects. As far as “growing,” I also took classes and became a Master Gardener in Fort Bend County. I started out just wanting to pull weeds in their www.haaonline.org
garden and ended up chairing their Communication Committee. I met some amazing people who volunteer a tremendous amount of time educating the community. Education and personal development have always been my passion. In college, I majored in Spanish and Communication. Upon graduation, I thought if I could communicate effectively and do it in two languages, it would be easy to get a job. During my career, I always tried to come up with ways to bridge the communication gap between English and Spanish speakers. In the early 1980’s, I taught a few Spanish classes at the apartment association to help employees learn words and phrases through sound spelling to help them communicate with Spanish speaking coworkers and residents. I pulled out the original document I used (yes, it was typewritten) and decided to expand it into a communication guide. In 2021, “Speak it in Spanish, Workplace Spanish Made Easy for the Multifamily Industry” was published. In testing sections of the book with onsite staffs before I published the book, I found that as English speakers were learning words and phrases in Spanish, the Spanish speaking employees were more engaged in helping with Spanish pronunciation but also worked to speak more English. I had just as many Spanish speakers ask when they could buy the book as English speakers. The book brings together my two greatest passions, communication and connection.
As a past president, what are your takeaways since? There was a time when I thought that once you were president, most of your volunteer efforts were in the past. What I learned was that being president of the association was another steppingstone as a volunteer and leader. Since my presidency, I have continued to volunteer in different capacities. I headed the Community Outreach Committee during my friend Beth Van Winkle’s presidency. I have taught classes, written articles for the ABOBE, and chaired the Past President’s Committee through the pandemic.
What is your favorite career memory? In 1996, I interviewed for a position as Regional Vice President for AIMCO, another Denver-based REIT. During the interview process they flew me to Denver to meet the company executives before they made their final hiring decision. During my interview with Terry Considine, the president of the company, he asked me what my greatest accomplishment was to date. Without hesitation I said, “It’s my seven-year-old son Jordan. I cannot imagine anything else topping that.” Terry sat back for a minute, then smiled and said, “Great answer.” I got the job!
What are some things you would change if you could? Since I was president, I think the association has gone through numerous changes. The leadership structure changed several years ago to incorporate the Vice President at Large positions, allowing more leadership growth and opportunities for those interested in the executive ladder. The NEXT group embodies the spirit of our future leaders and they have done a fantastic job in growing their group and their outreach. It is these types of initiatives that will continue to positively shape the future of the association.
What did you most enjoy? I enjoyed the variety of people and activities that I was involved in throughout the year. It is tough to balance HAA responsibilities and a full workload for your company, but I was blessed to have a supportive company and great coworkers that helped make sure everything stayed on track. And I cannot say enough about the HAA staff. There is no way I could have accomplished all that was set out during my year as president without the support of the staff. They helped keep me focused, told me when I had to attend an event, when I should attend a meeting and if there were things I could pass on to have time to do my corporate job. And I will always thank and appreciate our supplier members. They work tirelessly for our association and without them, our association would not be as strong as it is.

Favorite association-related memory? Years ago, after a Board meeting, several women leaders decided to go out for sushi. And that was the start of the Sushi Girls that include Eileen Subinsky, Darlene Guidry, Deborah Holcombe, Kelly Scott, Suan Tinsley, Beth Van Winkle and Susan Hinkley. We were all involved at some level in the association but did not have the opportunity to spend much time together outside of work and the association. We have eaten a boatload of sushi over the years, swapped stories over several bottles of wine, and had many in-town and out-of-town adventures that are memories I will hold dear forever. We have each other on speed dial and even though most of the group is now retired, we still stay connected. You have always been very involved in industry education. Why is it important? What keeps you involved? Ongoing education and professional development not only keep you up to date on information and trends but can also position you for advancement for your career or for different opportunities in the future. In my career my coworkers worked with me, not for me so as I learn and grow, my responsibility as a leader is

to provide learning and development opportunities to those around me. Whether through inperson, online or in-house training, or through internal or external mentoring, each of us can make a positive difference when we embrace and take part in a culture of learning. What recommendations do you have for others joining the apartment industry as their career? Get involved! Ask your company what training or classes they have internally or that they can recommend to help you in your career development. Do more than you are asked to do. It does not just help the company; it will help you. Take advantage of outside educational opportunities. HAA has a broad range of classes and certification programs for all levels within our industry. Find a mentor. Throughout my career, and even today, I have people within and outside our industry that I look up to and call on for guidance. Be a mentor. As a leader, I always focused on mentoring and developing those who worked with me. I would tell my employees please take my job because if one day you do, that means that I have done my job. Share your knowledge and experience with others. You never know how much difference you can make
until you see how much those around you grow. And do not forget to give back. Whether volunteering within HAA or within your community, personal and professional development can happen anywhere. You and your family have a long history in the multifamily industry. Tell us more about your family and personal life. Where is everyone now? Who is still active or has now joined the industry? I moved to Houston a week after graduating from the University of Georgia in 1980. My aunt, Virginia Laird, worked with Lincoln Property Company as a manager. I interviewed for jobs in numerous industries when Virginia told me about job openings for leasing agents at Lincoln. I interviewed and got the job. Two weeks after working as a leasing agent, I was promoted to an assistant manager position and within six months I was promoted to manager. My mom moved to Houston in 1992 and started a new career as a recruiter for a staffing agency. She and my uncle started AAA Staffing in 1998. My mom is a natural working with clients and with temporary employees. She worked hard and grew the business. My sister Anne moved to Houston in the late 1980s and

worked for 16 years in property management before joining AAA Apartment Staffing in 2008. Anne is a force of nature. She has a strong work ethic and knowledge of the apartment industry that helped expand AAA Apartment Staffing into 43 states. As you can tell, I come from a long line of strong, accomplished women. In 1995 and 1996, my brothers Michael and Richard moved to Houston. Michael worked with AAA Staffing for many years and Richard is on the supplier’s side of the business as the owner of JMAC Multifamily Services, providing maintenance, renovation and construction services for the multifamily industry. My son Jordan graduated with his MBA from St. Thomas University in 2013. Jordan worked for Jackie Rhone as a Financial Analyst and then with Suan Tinsley and the team at Dayrise as a Senior Financial Analyst. He gained valuable experience during those years and now works as a Financial Analyst for a global logistics company. Jordan’s wife Jenny is the Recruiting Manager for the Atlanta office with AAA Apartment Staffing. She and Jordan have one son, Philip. I am also close to and proud of my nephews and nieces. My nephew Patrick has his Doctor of Education in Educational Leadership and is an Assistant Principal in Katy ISD. Patrick’s wife

Jaclyn is an Instructional Coach in Katy ISD and they have two sons Jackson and Trey. Patrick’s sister Danielle is an Associate Director of the Emergency Medicine Residency Program and Director of Critical Care for Emergency Medicine Residency. She also works in both the ICU and Emergency Department for UTMB hospitals in Galveston and Clear Lake. She and her husband Jordan, an attorney, just welcomed their son Daniel James (DJ) in September. My nephew Thomas and his wife Morgan live in North Carolina with their two-year old daughter Gloria. Thomas will complete his MBA this December and Morgan has her Masters in Education. Last, but certainly not least, my sister Anne’s twins Elizabeth and Laird are fifth graders this year and they keep the family busy with their studies and outside activities. What are your plans for the future, professionally? My plan is to continue working part-time with AAA Apartment Staffing and to continue providing coaching and consulting services. I will also continue my involvement as a board member and volunteer at HAA.
And personally? When I was in full-time multifamily management, I worked long hours and traveled three weeks each month. As a single mom, I could not have excelled in my career without the help of my mom, my sister and many times, my coworkers. One week, I had to work in Dallas when Jordan was a freshman in high school. He was one of two managers for the basketball team. He called me from school that day to tell me that the coach was letting him and the other manager suit up to play in the game that afternoon. I was heartbroken because I could not get back in time to see him play. I told Lisa Stiefel, my coworker and friend and before I could finish, she said that she would go and be there to watch him play. My mom and sister went too. During the game I got a call from Lisa. Jordan was being put in the game. As I listened, Jordan scored three baskets as Lisa and my family cheered him on. I know people in the Dallas office thought I was crazy, but I was cheering just as loud as they were. I could not be there but my home and work family made sure that he knew they were there. Today, I am a Mimi! My grandson Philip is 18 months old and he is the light of my life. My son Jordan and his wife Jenny live about 10 minutes from me. Each Monday and Friday I go to their

house to take care of him. My priority going forward is to be the best Mimi, mother, daughter, sister, aunt, cousin and friend that I can be. I have a feeling that I will be very busy. What is the one word you use to describe yourself? Blessed. I have been blessed in every aspect of my life and never take anything that I have worked for or that I have been given for granted. The one word you would use to describe your career? Purposeful. Shortly after I started working in the multifamily industry, I realized that I had found my career path. As a result, I began focusing on my education and development in the real estate industry. By 1982, I obtained my real estate sales license and in 1985 I obtained my broker’s license. In addition to taking numerous classes and seminars through my employers and through HAA, I completed course work and became a Certified Property Manager (CPM) in 1986. Completing my masters and coaching certification in 2009 helped me continue to hone my skill set and helped me prepare for another career outside of the multifamily industry. By being proactive and purposeful in my development, I was able to maximize my potential and expand my opportunities. And finally, the one word you would use to describe your future? Create. Instead of letting life happen, I plan to be thoughtful and focused to continue to create the best life I can. Don’t miss the luncheon honoring Kathy Clem on November 20. See Page 15 for details.
“I met Kathy in the early 1980s when she was a Supervisor at Duddlesten Management. We both were involved with communities in the brand new Timbercreek Development sub-division in Northwest Houston. She was a tiny ball of fire juggling multiple communities and challenges, doing all of it with style and class. Her managers loved working with her because she led by example and a consistent sharing of knowledge. We worked together on numerous HAA projects over the ensuing years and I came to value Kathy as a dear friend. She was a business colleague I could rely on for honesty and accurate information. She was a personal friend who was there for me to celebrate the good times and commiserate in the difficult times. She is the woman we all love because of her kind heart, sharing nature and loving spirit. Kathy is the Sushi Sister, who like fine wine, has truly become better, and more valued with age. Kathy’s leadership has always been more about heart and drive than about height. And let’s get that out of the way. Yes, she is short, and so am I. That’s just ONE of the many things I love about her. Kathy coached throughout her professional career in our industry, so when she retired it seemed only natural for her to continue that path. Her work on the Past President’s Council was instrumental in providing mentorship to many up-and-coming members of the Board of Directors. Retirement from our industry didn't stop her desire to coach. The clients of her coaching and consulting business benefit from her skills as well. Kathy’s ability to listen to a problem, analyze it, and solve it is top notch. Kathy’s legacy is defined by the lives she’s touched throughout her career and into her retirement. When I first met Kathy over 20 years ago, I knew she was special. What I didn’t know was going from acquaintance to friendship to sisterhood was in my future. That friendship was cemented when a small group of friends became Sushi Sisters. Over the years, as we’ve navigated life’s challenges together, Kathy has consistently been the first to offer support. Whether it’s wise counsel, a sugarfree pie, a comforting hospital visit, or simply a quick text to check in, Kathy’s friendship is a model of love. Leasing Manager Eugene Fisher won Abbey’s Leasing Manager of the Year Award at their 2025 Leadership Conference in April and Porter Jose Aguilar won Groundskeeper of the Year. Resident events including: a Fall Festival with pumpkin decorating, food, games, face painting and more; a Community Pop Up Market to connect with local businesses; Breakfast at the Gate; Summer Pool Bash with Yeti giveaways, great food, a DJ; a Holiday Party with pictures with Santa, holiday treats, hot cocoa, a gift wrapping station; and a Thanksgiving Dinner for residents with all the fixings. The Abbey at Energy Corridor is very involved in the community. Some of their work includes: sponsoring Barktoberfest each year in October which benefits Houston Pets Alive; holds Community Markets every October that invites small businesses to set up a booth at our community; involvement in the West Houston Chamber of Commerce and sponsor and attend events like Women Driving Business, Business Outlook Expo, and Salute to Veterans; participation in the HAA annual food donation drive; and much more.

Join the annual HAA Food Drive!
Join our Community Outreach Committee and help Houston families enjoy a warm holiday dinner by collecting nonperishable food items during the month of November! You can participate by setting up a donation box at your location or site. Get creative with it - we are hosting a decorating contest for the Best Decorated Donation Box! First place will win lunch for the site team and get featured in ABODE Magazine. Once you sign up to collect, you will receive a link to submit two photos of your setup. We'll announce the winners for first, second, and third place on December 9th! A few ideas for collecting at your community or company site: • Identify central and highly visible areas and designate them as your official food collection location. • Decorate a food collection box (which does not need to be from the Food Bank) to make your food drive more fun and appealing. • Spread the word with flyers- place them at each resident's door, in your newsletter, and in your mailbox areas to encourage participation or where to donate funds.
