2025 Finance Report After struggling with a revenue shortfall in 2024 (due to the stagnant real estate market), it is a relief to report that 2025 was a much better experience. We went into the year with a very conservative budget, saw a small increase in local home sales, and are anticipating ending the year slightly in the black. Staff also made a number of small changes that added up. Covering the spas at night has reduced the electrical bill a bit. Eliminating paper towels in restrooms where we have energy-efficient air blowers reduced the paper supplies bill a bit. Establishing procurement and inventory control teams allowed for diligent price comparisons, and we changed a few suppliers as a result. Where we didn’t scrimp was on maintenance and repairs.

GVR is also celebrating two Capital Improvement Projects. The Artisans’ Shop at West Center has been expanded. Visit their new space Monday–Friday, from 9am–4pm, and Saturdays, from 10am–2pm. The new Metal Arts Shop is all but complete—we are just waiting for the fire alarm system to be installed later this fall.

Winter residents will return to find repaired stucco and fresh paint at Desert Hills and the Del Sol Clubhouse. Locker rooms were repaired at CPII and renovated at Desert Hills. The classroom side of Las Campanas got a fresh coat of paint, and parking lots in three locations were resealed. Santa Rita Springs got new asphalt in all three parking lots, a fresh coat of plaster inside the pool, and a resurfaced pool deck. Several centers got new pool and/or meeting room furniture. Ten facilities got new HVAC units or water heaters. The pools at West Center and Desert Hills have all new pumps, heaters, and filters. The GVR maintenance team inspected and patched every roof and put many hours into bringing centers up to the current fire code.

Despite a highly productive year with a balanced budget, GVR’s revenue-to-expense ratio continues to be a top concern for the Board of Directors. The problem has been made crystal clear by the predictable failure of the Abrego South pool, which lasted a typical lifespan of 50 years. Currently, GVR has funds to replace one pool, but there are four others of a similar age: Continental Vistas, Casa Paloma I, Casa Paloma II, and West Center.
