Proposed Development Martock LVA LLP is proposing to submit an outline planning application to Somerset Council for the development of up to 75 new homes on Land off Coat Road, Martock.

Why Develop Here? The site is well related to the contiguous built-up area of Martock and creates a natural extension of the site to the east, which benefits from outline planning for up to 100 dwellings (reference: 21/01035/OUT), and is now subject to a pending reserved matters application (reference: 26/00553/REM), whilst keeping open space to the west, which provides a green buffer between the settlements of Martock and Coat. The site benefits from good vehicular, pedestrian and cycle connections. It also has good access to public transport options. The land is at low risk of flooding and is within walking and cycling distance of local amenities, and does not affect wildlife within the local area. The site can be delivered without harm to the local amenity of the area and offers a good opportunity to deliver housing in a sustainable and accessible location.
