We are thrilled to announce a series of significant promotions to further strengthen the firm.

We are delighted to share that the firm has supported a number of promotions across our network of offices and sectors.

Vicky Keating (1) joined the firm in 2017 and now acts as the Operations Partner and Partnership Secretary, leveraging her extensive experience to streamline processes and enhance operational efficiency.

Jamie Batt (2), our newest Agricultural Partner, joined GTH in 2016 as a graduate surveyor at the Yeovil office where he quickly secured RICS and CAAV memberships. Jamie is dedicated to supporting clients in the agricultural sector and can often be found selling stirks at Sedgemoor Auction Centre on Saturdays.

Owen Setter (3) originally relocated from London to the West Country and joined GTH in 2018, quickly advancing through leadership positions. He has now taken on the role of New Homes Partner, leading this expanding division having developed a strong reputation for his work in residential sales.

Additionally, we are pleased to announce the promotions of George Williams, Ollie Webb, Anna Price and Adam Hayes to Associates.

George (4) joined GTH as a graduate in 2020, progressing to development surveyor upon completion of his RICS membership in 2023. He specialises in all aspects of development work, including development agency, consultancy, valuation and strategic land.

Ollie (5) has over a decade of experience in the industry and joined GTH in 2022 upon the opening of our Barnstaple office in North Devon. Ollie heads up the residential team, which is going from strength to strength, and works alongside our lettings and agricultural teams.

Anna (6) began her journey with WRJ Greenslade & Co in 1986, working in both the Taunton and Bridgwater livestock markets. As the firm grew, she moved to the Yeovil office and now heads the administrative team at our Sedgemoor Auction Centre market office.

Which brings us to Adam (7) who joined WRJ Greenslade & Co in 1985. He follows in his father’s footsteps, who worked for over 42 years for the firm. Adam’s primary focus is to grow the livestock side of the firm and assist farmers in stock selection.

SUPPORTING OUR AIR AMBULANCE CREWS

With a long heritage in the West Country, we aim to help local charities and organisations that do incredible work for local people. None more so than the tireless crews from Dorset & Somerset Air Ambulance and Devon Air Ambulance. These vital, non-Government funded services save countless lives and we feel they are deserving of our continued support.

Jail or Bail

Partners Mark Chugg (above) and Joseph Hughes (right) took on Dorset & Somerset Air Ambulance’s challenge at the notorious HM Shepton Mallet prison. They spent a night in the haunted cells, were forced to do gruelling challenges and were generally put through their paces! We are proud to report that they raised £2,300 during their 24-hour incarceration.

Dragon Boat Race

Two teams of Dragon Boaters took to the water at Exeter Quay. It was Somerset versus Devon GTH colleagues, and they had an exhilarating day. A shout out to their trusty coxes, Ashleigh Callow and Bill Cosgrove, who kept the beat going and the teams motivated. They didn’t win this time but were delighted to add further funds to our charity pot for both air ambulance charities. Top effort!

Sedgemoor's Cycle Challenge

Auctioneers and colleagues at Sedgemoor Auction Centre completed a gruelling 24-hour cycle challenge to raise money for both the Dorset & Somerset and Devon Air Ambulances.

The effort was inspired by one of their colleagues who was airlifted to hospital following a road traffic collision on the way to work the previous year.

Alongside the cycle marathon, a bake sale and, appropriately, a livestock sale took place to boost funds. With additional donations from generous farmers and the GTH Charitable Trust, the overall total raised exceeded £10,000!

Don’t let insurance get in the way of

Purchasing Your Dream Property

In our experience, buyers often leave insurance to the last minute when purchasing a new home, as they assume arranging it will be easy. And often, they aren’t aware that risk typically passes at the exchange of contracts, and this is when insurance should be in place. There are also all sorts of things that can trip you up and leave you without the right level of cover that you need, when you need it.

Cover at Point of Exchange

There are lots of potential insurance complications that can derail what seems like a straightforward sale, from a non-standard property to a property with an adverse prior history of subsidence or flooding, to an indemnity issue causing problems. And if you can’t find cover, it may adversely affect the property purchase. By speaking to a specialist insurance broker like Howden as early as possible in the buying process, you can make sure that insurance is not a barrier to purchase and that you’re all set to go on the date of exchange.

Contents Insurance

One thing that is easy to overlook is your contents insurance during the move. Most policies will provide some level of cover but there could be limits, such as restricting the total value of items covered or what is covered – for example jewellery might be excluded. There may also be a time limit or complete exclusion for contents being kept in storage.

Alternatively, if you’re using a removals company you may be tempted to rely on their cover. However, check the small print as it may be limited, and should you wish to top up, it could prove expensive.

Planned Building Works

If you’re planning to renovate, convert or extend your new property, remember to let your insurance company know. Insurance policies have a building works condition written into the wording, and if you break this condition, you could find yourself without any cover. Larger scale works, especially if you’re not living at the property, may require an additional specialist policy.

Building works insurance can be a minefield and it’s easy to find yourself lost in a myriad of terms and conditions. That’s why you should speak to a specialist broker like Howden. We’ll translate policy wordings, explain any detail you might be unsure of and, most importantly, make sure that you have the right level of cover in place.

Remember that once you’ve finished the works, you’ll need to review your sums insured. Failure to increase them upon completion of the building work could result in your home being significantly underinsured.

Our Commercial department in Taunton has achieved another record year of property transactions throughout the West Country, demonstrating that demand still generates deals despite varying market conditions.

Partner Joseph Hughes MRICS said: “An incredibly wide range of transactions and types of commercial property deals took place throughout 2025 and we look forward to a similarly busy 2026.”

Among some of our successful deals was the letting of 87 Cheap Street, Sherborne, which was on the market with another agent for a number of years but was let by us in a matter of months.

A former bank with a large maisonette above in Burnham-onSea was snapped up after attracting 27 viewings and 14 sealed bids.

A particular highlight was the sale of a let investment on the outskirts of Glastonbury with a guide of £1,000,000. The freehold was subject to the existing lease and the sub-leases of the property were also offered which included 12 units.

Tim Wright, Consultant Surveyor, specialising in commercial agency, property acquisition, valuations and lease renewals/ rent reviews, provided advice and support to local firm, HK Law who were looking to bring their team together under one roof. DEVELOPMENT LAND & PLANNING

RESTORATION OF A GRADE II LISTED TITHE BARN

Restoring and maintaining historic buildings is vital for preserving our cultural heritage and architecture. These structures not only reflect the artistry and craftsmanship of their time but also tell the stories of our communities and history. By investing in their restoration, we safeguard their unique character and enhance our surroundings. That’s where our expert planning and architectural teams can help and here is a recent real-world example of just that.

THE BRIEF

HISTORY

Our client commissioned the GTH architectural team to manage the restoration of a 16th/17th Century Grade II Listed Tithe Barn, as the roof covering was in a very poor state of repair and was in urgent need of restoration. The work was supported by a Funding in Protected Landscapes (FIPL) grant through the Quantock Hills National Landscape.

THE PROCESS

Our architects secured Listed Building Consent for the works then prepared a tender package and administered the building contract, with the work undertaken by Quantock Builders.

The project consisted of stripping the roof coverings, repairing the structure and re-roofing. The pan tiles from the lower roofs were salvaged and reused with new slates being laid on the principal roof. The works were completed with the roof of the engine house being replaced completely with thatch on an oak framed structure.

THE RESULT

Our team provided both planning and architectural services, ranging from preparing the proposed plans for the restoration, submitting the planning application and working with the planning officer to successfully secure listed building consent.

This project emphasises the knowledge and experience of the GTH planning and architectural teams and has helped to secure the sympathetic and lasting restoration of a historically significant building.

Tithe barns were medieval buildings typically owned by parish churches or estates for storing the “tithe”; a mandatory agricultural tax which equalled one-tenth of a farm’s produce. They were essential for the processing of these taxes as well as for secure storage and winter threshing.

The East Quantoxhead Tithe Barn, part of the East Quantoxhead Estate, has been owned by the Luttrell family for nearly 700 years and by descent since 1078. The current landscape and collection of listed houses, cottages and features in the village reflect the result of their stewardship.

The Tithe Barn features an impressive seven-bay medieval core and has been extended over the centuries to include a large stockyard and The Engine House, which originally housed horsepowered winding gear for farm machinery.

THE SOMERSET AUCTION ROOMS

Extracts taken from an article which featured in the Antiques Trade Gazette.

Recently, our colleague Stuart Triggol (pictured above) celebrated a remarkable milestone: 50 years with GTH. His journey began in 1974, when he helped out at country house sales in West Bagborough during his school holidays.

“It was my first foray into antiques,” Stuart recalled. He officially joined WRJ Greenslade & Co in October 1975, at the age of 17, marking the start of his full-time career. Coming from a farming family he had pre-existing ties to the firm as his sister Dolly also worked here.

Back then there was no dedicated antiques saleroom; auctions were held on-site at various locations, including stately homes and modest properties. Stuart also assisted with agricultural auctions.

Stuart vividly remembers his first experience on the rostrum: “It was a scorching summer day and without warning my boss told me to take over. It left no time for nerves and I just got on with selling.”

In the 1990s, the firm merged with FL Hunt & Sons, leading to the relocation of the antiques department to Magdelene House in Taunton.

Stuart has presided over countless sales but a career highlight was the Joy Barnes Collection sale in 2012, where a Barbara Hepworth sculpture sold for £325,000, marking the highest price ever at a GTH antiques auction.

During a routine house visit in Somerset, Stuart discovered that the client’s “mother” had “a few bits and pieces” for sale. This “mother” turned out to be Joy Barnes, a respected artist and avid art collector. Her keen eye resulted in the sale of 165 lots, all handled by GTH rather than being sent to London auction houses.

“We had estimated the Hepworth sculpture at £50,000£80,000,” Stuart noted. “Intense bidding led to a closing price of £325,000, marking a special moment for us.” Barnes, who attended the auction a month after turning 100, expressed her excitement over the success.

Once, auctions required physical attendance but now bidders can participate online from anywhere in the world. “Online bidding is something we’ve embraced, adapting to allow for room, phone, commission and online bids,” he stated.

More recently the antiques department had premises at the Octagon in East Reach, Taunton, before moving to its current base at The Somerset Auction Rooms, Sedgemoor Auction Centre, Junction 24, North Petherton, where Stuart has continued to work part-time as a consultant valuer.

Retirement is now on this year’s agenda for Stuart, to allow more time for his involvement in a number of hobbies. He is an active member of the local community, serving as Chairman of the Cheddon Fitzpaine Flower Show, participating in local drama productions and enjoying the local countryside with his Fox Red Labrador Retriever, Benson.

Stuart will always relish the buzz of the saleroom and the thrill of uncovering unexpected finds, treasuring the contacts built over the years and the camaraderie of the auctions.

When Lara and her family moved into their idyllic countryside cottage in Somerset, they knew they’d found somewhere special. Nestled in a peaceful village, the former game keeper’s cottage came with just over an acre of garden, charming original features, and a history that gave the house real soul, a place they could imagine putting down roots for good.

Client brief and vision: A space that feels like home

When Lara and her husband Darren first began imagining their dream kitchen, they felt torn between aspiration and budget. “I would say I have reasonably high-end taste,” she laughs, “but I was worried we wouldn’t achieve the finish we wanted. I didn’t want to get to an end product and then have some slight regrets that it wasn’t quite what we wanted in the long term.”

After months of researching on Pinterest and Instagram, Lara noticed a pattern; she was continually drawn to Tom Howley kitchens. “I did a lot of research on all the social media channels you would normally do, and every time I saw a photo and pinned it, it was the same type of colour scheme and always Tom Howley.”

With encouragement from Darren, Lara visited the Bristol showroom, expecting to be wowed, but unsure if the dream would be financially possible. “Walking into the showroom was like stepping into another world,” she recalls. “You feel like you’ve stepped into the catalogue.”

That visit changed everything. Meeting Tom Howley designer Lucy gave Lara not just clarity and confidence, but a plan to bring her vision to life, without sacrificing the home’s integrity or their budget.

“Every single person in the chain, from the designer to the painter, was passionate about the product and proud of their work. You can feel that care in every detail.

Design collaboration: From wish list to reality

From the outset, Lara was candid about her financial concerns. “I was really honest with Lucy when we first met her that we didn’t have an unlimited budget. I didn’t want to fall in love with something that wasn’t achievable.”

Lucy’s response was practical and reassuring. She listened closely, visited the property before any building work began, and presented a design that was not only beautiful but carefully costed and built around how the family lives.

The design itself was a considered evolution of the family’s wish list. “The kitchen has a triple aspect, so immediately we could all see that it was going to have to work really hard. We’ve got a lot of stuff, we’ve got lots of appliances. So where they were all going to fit was quite tricky.”

“The space looked very different when Lucy first met us,” says Lara. “I struggle to imagine things before they’re built, but she had such vision. We realised that where there was a downstairs cloakroom, we could flip that over to the other side of the open plan space and use that as a pantry. What that gave us was an enormous amount of space to hide everything, keeping the rest of the kitchen spacious.”

With no room in the budget for a separate boot room or utility, Lucy integrated clever zoning into the kitchen. A tall, double cupboard now houses the washer and dryer, tucked away but easily accessible, while a generous walk-in pantry offers storage and a calm escape from daily clutter.

A kitchen that transformed family life

The new kitchen has not only reshaped the ground floor of the house but also changed the way the family lives day-today. “The island has completely shifted how we use the space,” Lara shares. “The kids sit there to eat, do homework or watch something on their iPads while we cook. We didn’t have that in the previous space, so we didn’t have that family connection that you need.”

The hidden walk-in pantry is another standout feature. “The pantry is just my pride and joy. It looks like a cupboard from the outside, and when guests discover it, their reaction is always the same: ‘Oh my goodness!’ It feels like such a treat.”

“There’s plenty of worktop space in the pantry for baking, cutting bread, and making a mess. And when we’re hosting,

I often prepare food ahead of time and store it there. It’s brilliant having everything in one place, where I need it.”

Designed with flow and function in mind, the layout now makes everyday tasks feel effortless. “The ergonomics are so clever. Everything is where it should be: the dishwasher by the plate drawer and the bins opposite the fridge. It’s so intuitive that cooking is just easy, and the cleanup is quick.”

But beyond function, the kitchen brings something far deeper for Lara: restoration. “My job can be incredibly emotional. I work with people who are going through the hardest time of their lives. Coming home to this peaceful, beautiful space really helps me recover and reset. It’s not just a kitchen; it’s a sanctuary.”

The connection to the garden only adds to this sense of calm. With a kitchen garden right outside the back door, Lara often picks herbs and vegetables to use in family meals. “Coming down early in the morning with the light pouring through the windows, having a cup of tea at the island and looking out over the garden, that’s exactly what I wanted, those moments of peace.”

Hosting, baking and memory-making

For a family who loves to host, the new kitchen provides the perfect backdrop for gatherings. From children’s birthday parties to casual dinners with neighbours, it’s a space that brings people together.

“We’ve got amazing neighbours and we love having them over,” says Lara. “We’ve grown really close, our kids play in the garden while we cook, and there’s just this lovely buzz when everyone’s here. That’s exactly what this space was made for.”

The layout also encourages shared cooking and baking. “The kids love the kitchen. My little girl particularly loves baking, so it’s great because we bring the mixer out here onto the island. She can sit there safely without balancing, and she loves that.”

A space to grow into

As Lara and Darren’s cottage renovation continues, the kitchen already feels like a turning point. “It feels like such an achievement. We still have a long way to go with the house, but this kitchen feels like a huge milestone. It’s beautiful, practical, and built for the life we want to live. When I step into this kitchen, all I feel is gratitude. Gratitude that we can create memories here with our children, that we’ve built something meaningful for our future.”

UNDERSTANDING THE RENTERS’ RIGHTS ACT

As a landlord, staying informed about the latest regulations and tenant rights is crucial. Especially as the Renters’ Rights Act has now officially become law following its passage through parliament. This new legislation marks the most significant shake-up in the lettings industry to date and is set to transform the landscape for both landlords and tenants.

As of 1st May 2026, the Renters’ Rights Act will be rolled out across the UK. Key elements of the Act include:

Notices: Landlords will be required to give tenants four months’ notice instead of the current two, while tenants will need to serve two months’ notice. It is worth noting that landlords are unable to serve notice within the first 12 months of the tenancy, unless there is a breach of the tenancy, such as rent arrears.

Should a landlord wish to sell their property or move back in, they will not be able to issue notice until the tenants have been in situ for eight months, therefore, ending the tenancy as of or just after the 12th month. This guarantees a 12-month term for the tenants.

Rent Arrears: Landlords will be restricted from serving notice for rent arrears until three months’ rent is overdue, increasing from the current two months. The notice period has also been extended from two weeks to four weeks.

Section 21 Notice: (Form 6A) will be abolished and the Section 8 Notice will undergo updates that include new mandatory and discretionary grounds. When issuing any notice, landlords will need to provide supporting evidence, regardless of the grounds used.

Agents who are part of the above organisations will have access to the latest legal updates and appropriate training to ensure they are offering the best advice to their clients, despite changes in legislation.

Best Practices

Check the agent has client money protection and offers easy-to-read terms and conditions that clarify what the landlord and tenant are responsible for, gives clarity on fees charged and carries out regular property inspection checks.

Handle Documentation Correctly

Ensure that all tenancy documentation is handled correctly and securely stored, including using a Government-approved tenancy deposit scheme.

TAYLOR HUNT

Selling or Moving In: A new Ground 1 or 1A form must be issued if a landlord wishes to sell their property or take possession. Landlords will not be able to re-let their property for 12 months post-eviction (the protected period). Failure to adhere to this could result in penalties of up to £7,000 if the property is marketed during the protected period.

Compliance: Landlords must register their properties on a new Private Rented Sector Database prior to marketing. Fees for registration have yet to be disclosed and failure to register can lead to fines of up to £7,000 for a first offence and up to £40,000 for repeat violations.

Pets: Landlords will be prohibited from unreasonably denying a tenant’s written request for a pet. Tenants can challenge refusals through a first-tier Tribunal. While there will be reasonable grounds for denial (e.g. a top-floor flat with no lift), discussions between landlords and agents will be essential on this matter.

Assured Shorthold Tenancies (ASTs): ASTs will be replaced by APTs (Assured Periodic Tenancies) and all new and existing tenancies will transfer to APTs as of 1st May 2026.

There is obviously a lot more to look at within the Act. This is a brief overview of what we know will be coming in on 1st May. It is vital that landlords who manage their own properties are aware of the Act as fines will be implemented should you fail to comply with the new regulations.
