THE PERFECT ESCAPE Celebrating all things Somerset, a 23-room hotel with state-of-the-art spa
T
he Newt in Somerset, a working country estate near Bruton including hotel and spa opened to guests on the 29th August 2019. Set within Hadspen House a Grade II* listed Georgian manor house - and its Stable Yard, the hotel has 23 individually designed bedrooms. Guests are encouraged to embrace country living and explore the historic estate and surrounding area. The bucolic setting has inspired a garden-to-table menu in the restaurants, as well as botanically based treatments in the world-class spa. The hotel and spa follow the opening earlier this year of the formal and productive gardens, ancient woodlands, apple orchards, cider press, restaurants and farm shops. The ethos of The Newt in Somerset is to celebrate all things of our county, with a focus on the local and sustainable. Everything is rooted in respect for the land, the environment and all creatures living on it.

HISTORY OF HADSPEN HOUSE Hadspen House has a fascinating history. First built between 16871690 by William Player, who described it as ‘a Gentleman’s House’, it was extensively remodelled in Georgian times. Henry Hobhouse II, a lawyer from Bristol, acquired the estate in 1785, adding a façade of local limestone. His descendants would live here for the next two centuries, remodelling the house and adding more naturalistic parkland. References to this interesting family of activists, politicians and conservationists can be seen by guests throughout the estate.

HOTEL DESIGN & INTERIORS In designing the hotel and gardens, the past is re-imagined by combining historical elements with contemporary architecture and playful design. Creative direction is provided by owner Karen Roos, a former magazine editor and also the creator of Babylonstoren in South Africa. Local materials and craftsmanship were incorporated into the design and architecture. Orange coloured Hadspen limestone and blue lias were quarried nearby and used in a myriad of forms, while the skills of local blacksmiths, carpenters, architects and stonemasons are celebrated. The design of the hotel aims to echo the gardens, with a colour palette of greens ranging from sage to emerald, contrasting with bursts of colour. Sweeping views of the countryside are in evidence from windows and terraces. Old sits alongside new, such
as original oak panelling in The Botanical Rooms lit with statement Tom Dixon fittings, which also hang over the staircase as an oversized chandelier; or a vintage record player in the Croquet Room, to be enjoyed while reclining in a surprising Moroso hanging chair. A range of antiques were collected over many years by Karen, placed alongside bespoke pieces and hyper-modern additions.
Twenty-three bedrooms are scattered across the main house and its Stable Yard and Clock House, each varying in design. Hotel guests can explore the gardens after hours, relax on sun terraces, play records, take high tea in the library and play croquet on the lawn or badminton on the private grass court, affectionately named Old Knobbly after its surrounding cloudshaped yew hedge.
Individually designed bedrooms in the main house have retained original Georgian features and proportions, with sash windows and clean lines. Several have four-poster beds and free-standing baths. Stable Yard rooms have been converted into sophisticated accommodation, while retaining original features from their historic function. Contemporary touches abound, also larders stocked with homemade treats, Dyson hairdryers, Nespresso coffee machines and flat screen televisions.
THE BOTANICAL ROOMS & BAR
G R E E N S L A D E TAY L O R H U N T 17
Every plate of food served on the estate features something grown or foraged at The Newt in Somerset. Gardeners and chefs work closely together to harvest fresh ingredients daily - over 350 vegetables and salad varieties are cultivated. The Botanical Rooms is the hotel’s restaurant with 70 covers. The restaurant offers a window on the house’s Georgian heritage. It harks back to a true country house kitchen,
with head chef Ben Abercrombie serving a menu shaped by the lifecycle of the estate. Dishes include justpicked fruit and vegetables from the garden, while a unique grill designed for the kitchen and fired from the estate’s woodland prepares venison and meat from the area. The restaurant comprises two spaces – the immersive Glass Room filled with orange trees and greenery adjoins the intimate Oak Room. Dried botanicals line the walls and comfortable leather banquette seating makes this the ideal space for feasting. A vaulted cellar underneath the restaurant is home to an extensive wine collection. The dramatic bar, painted in a deep teal, contrasts with the flat gold bar and vibrant-coloured bamboo chairs by Sebastian Herkner for Ames, ensuring it will be the place to enjoy a creative cocktail from a menu inspired by heritage – such as the Penelo-pea, made with homemade apple gin and peas from the garden. SPA The Newt in Somerset Spa offers treatments inspired by an English country garden. Located where the cow barns once stood, the interiors embrace a sense of calm and wellbeing. Hadspen stone meets forest marble, glass and natural oak, to give a luxurious finish and plenty of natural light. In the seven treatment rooms, locally-made botanical ingredients are used.
Spa facilities include an indoor swimming pool and indoor/outdoor hydro pool, sauna, steam room and halotherapy room. Signature treatments include a mud rasul experience in a private couples’ chamber and an authentic full-scale hammam. Facials, wraps, massages and manicures are also offered. Food and drink offerings are designed to promote nutritional health with kombucha and pickles for gut health, olives and chickpeas for healthy skin. Outside, a medicinal herb collection evokes monastic gardens of the Medieval era, providing a calming space for guests to soothe body and mind. The high-spec gym is located opposite with views over the hotel’s private kitchen garden. GARDENS At The Newt in Somerset, gardens take centre stage, with acres of formal gardens designed by renowned ItaloFrench garden architect Patrice Taravella and cared for by an expert gardening team. They provide sustenance for the body and inspiration for the mind, supplying all restaurants on the estate with herbs, flowers, fruit, vegetables and honey. The gardens have a beloved horticultural heritage, with a reputation for new and rare plants. Three varieties were created at Hadspen and still

thrive here today - Astrantia ‘Hadspen Blood’, Lobelia ‘Hadspen Purple’, and Anemone ‘Hadspen Abundance’. Visitors are led on a journey through time: from a Baroque maze to colour rooms, to a Victorian fragrance garden and modern water gardens. There are also wildflower meadows and ancient woodland walks to discover, along with the estate’s deer park. A contemporary moving installation from Amsterdam’s Studio Drift is on display in the Threshing Barn, while interactive ‘nests’ by Porky Hefer are popular with visitors and resident chickens alike. At the core of the gardens nestles a Parabola walled garden with a comprehensive collection of trained apple trees, arranged in a maze. The Parabola encloses some 3,000 square metres of garden within 9ft of walls and contains 460 apple trees of 267 varieties. UK cultivars are divided by county. A daily garden tour is led by one of the expert gardening team.

Real Life Stories
RENOVATION AT NO 6
Before With shows like Homes Under the Hammer and DIY SOS running on our screens for so long, many of us have thought at some point that we could try our hand at a home renovation. While we may have had successful attempts at putting up coat hooks and shelves, bringing down walls or installing kitchens is a step too far for some of us.
home, Gemma spotted a house for sale just down the road to the one they fell in love with previously. The property was being listed by our Chard office.
One couple who took on the challenge of a DIY dream house has been keeping us updated with their story.
A little while later, the asking price of the property dropped so the pair decided to take a look. After viewing the property Gemma and George realised that the house needed severe refurbishment, something that wasn’t part of the original plan.
“George was desperate to see it, but by this point I wasn’t interested in moving to Chard, so I put it off.”
Gemma Rodway, Somerset resident, told us about her moving journey. After spotting a property that ticked lots of initial boxes, Gemma and her partner George discovered that it was previously sold through our Chard office. Despite sitting empty it wasn’t up for sale when Gemma and George were interested.
“I was never interested in a project as I didn’t want the stress, but George is great at putting his hand to anything and really wanted a project. I soon saw that by having a project we would be able to make it exactly as we wanted.”
“We put a letter through the door. Much to our surprise we had a call and the owners offered to show us around and it was exactly what we wanted, but the offer we proposed wasn’t what they had in mind so that was that.”
The pair put in an offer and to their delight a price was agreed. Gemma told us; “GTH were great, James Waterman is a lovely friendly guy and very helpful!” The sale went through and Gemma and George collected
A couple of years later, and still on the lookout for the right

Their move in date kept being pushed back to allow for the major works being done. But finally in November 2019, after the kitchen was finished, Gemma and George moved into their new home.
the keys and got to work on their renovations straight away. The first-time buyers planned on knocking through to create a sought-after open-plan kitchen diner. They factored in that they may have had to move a door and do some plastering, and finish off with some redecorating. This first task however became a lot bigger than expected.
“We still have lots to do: garden, dropping the kerb, redoing the driveway and garage. We have the footings dug for our double storey extension, so can eventually get that up and knock down our original garage. But for now we are enjoying doing the pretty bits like putting up pictures and getting throws and candles.”
“Turns out we completely stripped the place: re-wired, replumbed, re-plastered every wall and ceiling! It was so exciting because everything is brand new and finished as we want it.”
When asked what advice they would have for anyone else considering a renovation project, they responded: “Talk to trades people before you get going! We definitely didn’t align them and so we’d either have people on top of each other, or people waiting on others to get their work done.. Definitely speak first to get approximate times and work with that – don’t guess as it causes chaos and delays things. Also, don’t cheap out on labour – pay cheap pay twice!”
As the kitchen diner started to take shape, Gemma and George got to work on putting in new bathrooms, a new boiler and new flooring. The whole project has been an effort of both Gemma and George, along with some very helpful friends. They’ve dedicated evenings and weekends to do the renovations, fitting in around work.
“I am so glad we did get a project. It has been stressful and expensive but we both have really, really enjoyed it – and we still are.”
“I soon saw by having a project we would be able to make it exactly as we wanted.”
We wish the best of luck to Gemma and George with their ongoing renovation project!

THE LIFE OF A VALUER No two days are the same at the Octagon Salerooms. So many hidden treasures find their way through the doors and into the catalogues of our monthly sales and it’s the responsibility of our valuers to find them.
One notable consignment that stands out to Simon is a collection of tiles made for Minton – Europe’s leading ceramic factory during the Victorian era – that featured in our first antiques sale of 2020.
Simon Rayner, one of our valuers and auctioneers, tells us about his experience in the industry.
The seven intricately decorated tiles by Henry Stacy Marks RA (13 September 1829 – 9 January 1898) depicted Shakespeare’s Seven Ages Of Man.
“My days can be quite different. Some are valuation days where people bring items in to us and we’ve usually no idea what they’re going to be, so it can be very interesting. Other days I’ll be out visiting people at their homes to value items.”
“I saw the tiles during a house call. I admired them, but didn’t think they would actually be consigned.”
“This is one of the nicest lots I have had the privilege of selling”
Simon and the rest of the team also spend a lot of their time in research, which helps them when valuing items. “I’ve got a degree in Fine Arts Valuation but really it’s not as much use as experience in handling objects.”
Simon did some background research and quickly found out just how important these tiles were.
The valuers also have to conduct condition reports as well as the cataloguing process of all the lots that feature in the auctions.
“Although I could find single examples cropping up at

auction, there are hardly any examples of complete sets of these tiles. It was a once in a lifetime opportunity to see a whole set come up for auction. I contacted the Minton museum and the V & A, because I thought they should be involved and potentially buy them due to their rarity.”

When the tiles went to auction, the battle came down to two phone bidders. The tiles sold for double their starting price with the hammer going down at a solid £14,000; sold to a collector from New York. Simon, who oversaw the decorative arts and 20th Century sale, said: “This is one of the nicest lots I have had the privilege of selling.” When it comes to buying and selling antiques and collectables, our valuers are the experts. For collecting, Simon advises to buy items that you enjoy owning because the value of antiques can fluctuate. “Items for sale at auction tend to be unique, so if in doubt then I would recommend buying. You can always try to sell it on later.” Simon finished with one final piece of advice: “I’ve always regretted things I haven’t bought rather than things I have bought. You don’t often get a second chance at the things which got away!”

Local Living
SUSTAINABILITY IN THE WEST COUNTRY When you hear the word 'sustainable', you may think that it refers to being more environmental friendly. While this is correct, and means doing our bit to reduce plastic and waste, it also refers to supporting local businesses and our community. Now more than ever, striving to be more sustainable is a movement we can all work towards. Whether this is consciously supporting our local businesses or making greener choices, it all helps. Big cities like London and Bristol are bustling with low carbonfootprint shops, cafes with locally sourced menus and zero waste outlets. So how can we do our bit to promote sustainability where we live?
SHOP LOCAL An obvious one, but a huge help. Shopping in your local, independent stores not only helps your community to thrive, but locally sourced produce often means a reduced carbonfootprint before it gets to your table. Regularly visit your butchers, greengrocers, or favourite boutique clothes shop. DITCH THE SINGLE USE You've probably heard the outcry over single-use plastics. And while it's difficult to cut out everything, we can take little steps. Putting loose fruit and veg in your trolley rather than plastic wrapped options and carrying reusable water bottles and coffee cups are easy wins. CHARITY SHOPPING We love a good charity shop. Helping a worthy cause, recycling, finding a bargain and helping our local communities in one go - what's not to love? PARK YOUR CAR Cars are a necessity in the countryside, we all know that. But if you can, try taking public transport. You could also consider car-pooling with friends, family and colleagues to get you where you need to go.
SUSTAINABLE SHOPS NEAR US DEVON The Zero Waste Shop is a family run business with an ethos based on clean living. Nicola and Richard set up the shop with a mission to "work together as a community in creating a healthier planet." They offer both food and non-food organic products. DORSET Run by three generations, Washingpool Farm have established a local hub offering support and produce for the community. They supply their own yield from meat to flowers, and also offer a huge selection of ciders, cheeses, biscuits, and lots more from over 100 local suppliers. SOMERSET Take No Wrap is Yeovil's first zero-waste shop, offering a huge variety of dried foods, plastic-free products and ecofriendly alternatives. Created by Liz and Linda, their vision is to help others shop plastic-free and with the aim of making that transition as easy as possible.
LOVE YOUR GARDEN If you have outside space, try to put out bird feeders with leftover food waste (fruit, veg & bread) and provide nesting spots. Consider adding plants that the bees love. Birds and insects, among other creatures, are vital to the eco system, so show them a little love too.

GARDEN GROUND RULES
the work. This is because these features tend to stay long after your tenancy comes to an end but the work to maintain them will continue.
Tips for Tenants When Spring and Summer roll around, the garden becomes a hive of activity. The garden, like the house, is there for you to enjoy. But what are your responsibilities as tenants?
Planning a get together? Gardens can be a great spot to host friends and family in the Spring and Summer months. Afternoon BBQs are often a goto favourite, and while you don’t usually need permission to invite people over, there are certain rules and etiquettes you should follow.
You should always check your tenancy agreement as garden rules can vary from home to home, but basic garden maintenance tends to be expected by most landlords. Weeding, cutting grass and hedges, watering flowerbeds and keeping patio areas clean and tidy could all be part of your responsibilities as a tenant. Whether you're green fingered or not, these tasks are usually expected of you, just like keeping the inside of the house in good order.
It's always polite to let your neighbours know when you're planning events such as BBQs or doing jobs that might disturb the residents in surrounding gardens and homes. Loud music and smoky washing can often be a cause to fracture relationships with your neighbour and landlord.
If you do plan on sprucing up the garden, always talk to your letting agent and/or landlord. Anything that requires digging and planting, such as putting in vegetable patches, climbing plants or patio areas, need to be agreed prior to starting
If in doubt about what your responsibilities are, your agent or landlord will be happy to help. Take a look at our helpful guide for tenants at www.gth.net/tenant-guide
