Welcome A warm welcome to the latest edition of our magazine. I’d like to begin by paying tribute to a beloved member of Greenslade Taylor Hunt’s partnership, Charles Clark, who sadly passed away in June after a long and brave battle with illness. His drive and contribution to the success of our firm was immense and he will be greatly missed. In this issue, we introduce an exciting project our architectural department are currently working on, report on top sale prices from our Antiques Saleroom and find out how one of our qualified rural surveyors spends his spare time. Also, as one of the preferred agents for new homes developments in the South West, we report how one of our excellent negotiators made a couple’s dream of owning their own home a reality. As always, we have a selection of the stunning properties currently on offer with our local offices. So put your feet up in front of the fire and enjoy a browse through these pages. If you would like any property advice, please get in touch with your local GTH team who will be delighted to help.

GTH News
Tom Abell: A New Brand Ambassador We are incredibly pleased to have Tom Abell on board as our official Brand Ambassador. As captain of the Somerset County Cricket Club, Tom has enjoyed a very successful season with his Somerset team. They won their first trophy since 2005 when they beat Hampshire at Lord’s in the Royal London One Day Cup finals in May and Tom managed to score his first T20 century in their final game against Middlesex. Sadly the team fell just short of the quarter finals, but they have enjoyed some spectacular wins at their home ground in Taunton. Somerset had another excellent season in the County Championship finishing second again for the third time in four years. Tom excelled himself again as player and captain and picked up three awards at the end of the season including Somerset Player of the Year. Tom tells us; “I am really looking forward to continuing to work with GTH as their Brand Ambassador, and getting involved in some community events in my home county.”
In other cricket news, our GTH cricket team finished summer 2019 unbeaten! We are incredibly proud of this fantastic result. Captain and Residential Manager in our Wells office, Samuel Powell, said “It’s been an amazing run. Some real highlights as well. All of the players channelled their inner Tom Abell, leading to an unbeaten season.” We look forward to next year, but in the meantime, here are a few highlights...

Charles Francis Bur nett Clark, 1959-2019 recipient. I still have the full Newcastle United football strip that I ‘purchased’ at The Round Table sportsman dinner in 2007!” It comes as no surprise then that Charles raised in excess of £2 million for charity during his auctioneering career.
On 21st June 2019, we mourned the passing of one of the most charismatic of West Country men; Charles Clark, following his brave battle with cancer at the age of 59. The spirit in which he fought his illness characterised his personality. Nothing would keep Charles from the buzz of the auction room, the livestock market and most importantly, being around the West Country folk he worked with and worked hard for.
The livestock market was a natural habitat for Charles. In fact, during his GTH career Charles spent a total of 1,555 days selling at the market, which equates to five years of his life. His inimitable style shone through and he was a recognisable figure to market goers over the years.
Charles was not only a seventh generation auctioneer, but undertook professional work for many valued clients. He acted as a single joint expert in many matrimonial and other professional valuations, also handling landlordtenant issues in particular. Charles was also a Trustee of the Somerset Community Foundation for some years; a charity dedicated to helping disadvantaged people and groups in Somerset.
Graham Ford, chairman, remembers him with fondness: “Charles was a much respected valuer and auctioneer known across the entire country. Loved and entertained by all who encountered him, he will be truly irreplaceable in all of our lives and we will all miss him hugely.” A Memorial Service was held for Charles on 11th July in Taunton, attended by over 1200 members of the community, and the Big Farming Charity Auction will take place on 21st December in his memory.
Tony Overhill, partner in Tiverton, recalls: “Charles had the ability at any charity auction to indiscriminately sell any of the lots to random members of the audience. Never once did I see or hear of any objection from the chosen

Lucy’s decision to make the transition to become a full-time professional artist has certainly paid off. In a short time frame, her popularity has grown immensely. In 2019 Lucy Pittaway was awarded the UK’s Most Popular Selling Published Artist by the Fine Art Trade Guild and was the official artist for the Tour de Yorkshire for 3 years running. Lucy’s cycling art has amassed a loyal following which loves her vibrant depictions of uphill cycling, coastal shores, teams of riders and lone cyclists making their way through colourful countryside.
Lucy has always been fascinated by art, and began drawing her family pets, recreating the sights and sounds of everyday life as a child. Graduating from University with a degree in Graphic Design, she then forged a career as a designer before moving into teaching and lecturing in the UK and later, in Peru. Fast forward to 2019 and Lucy lives with her childhood sweetheart and husband Neil, plus their twins and Jack Russell Patsy. She takes inspiration from the world

Dream Becomes a Reality The couple had heard of Help To Buy, but said that no one had explained it so simply before. With a 5% deposit the Government will put in 20% interest free for five years, making the couple’s property dream a reality. This Help To Buy scheme helps buyers achieve a fuller deposit, making mortgages more obtainable, as well as helping to get lower interest and repayment rates.
Generation rent may be spreading through the ranks, but the average age of renters is at its highest in a long time. It’s no secret that market changes, the economy, and dare we say, Brexit, has impacted on people being able to afford a place of their own. And for one such couple who thought that being able to buy their own home was simply a dream, the seemingly unobtainable became a reality.
“I felt honoured to be able to help them
Martyn and Terri Bruce, renters in Cotford St Luke near Taunton, were keen to put down roots in the village for themselves and three-year-old son Alfred. After moving to the countryside from Plymouth following a promotion for Terri, an English teacher, the couple sought many options but didn’t believe they’d be able to afford their own home. “We knew prices around the village were quite high. We had given up on the idea of being able to afford our own home,” explained Martyn. Terri spotted that Larkfleet Homes were about to start building a development of 33 homes at Quantock View on the outskirts of Cotford St Luke.
achieve what they had not considered possible.” The Bruces have reserved ‘The Simonsbath’ – a threebedroom house with a garage. “It felt like heaven. It’s very family-friendly. It’s just idyllic,” said Martyn, who works for a vending company. “They are delighted to be buying their first home outright and I felt honoured to be able to help them achieve what they had not considered possible,” said Christina. Quantock View is located on the edge of Cotford St Luke and offers a range of three, four and five bedroom high quality Larkfleet Homes within this popular village which is surrounded by stunning open countryside and sits at the foot of the Quantock Hills.
Initially, they thought home ownership in the popular village was out of their reach. Martyn and Terri contacted our Taunton office, who are marketing the properties for the development. On chatting to residential negotiator Christina Gross, Terri discovered they qualified for Help To Buy. “Christina has been amazing,” said Martyn.

Planning for Luxury Beaverbrook, our Architectural team are planning Churchill, the second holiday let which will sleep 30. It will be the mirror image of Beaverbrook, but the swimming pool will be in the old coach house which will utilise the exposed roof structure as a feature alongside some stonework to the walls.
With the turn of the century, Manor Farm recognised that old, traditional, listed barns were no longer satisfactory for modern day farming. This led Anthony Jeanes, owner of the dairy enterprise at Manor Farm, to seek diversification and turn the barns into an office space. Planning for the change of use took six years to come through, but with the help of Robert Clark, commercial partner in our Yeovil office, the office space secured a 10 year lease with an American company.
“The depth of knowledge of the GTH planning department leads the way.”
Unfortunately, after just two years the US company had to pull out of the lease, leaving uncertainty over the use of the property.
This magnificent holiday complex will be a self-catered accommodation, which will boast a spa hall including a swimming pool, Jacuzzi and sauna.
It was then that Anthony met the owners of sleeps12.com. They spoke about their business and their portfolio of 40 properties and Anthony became interested in the idea of ‘holiday lets’.
The already popular let of Beaverbrook has seen a wealth of visitors. From business retreats, to multi-generational family breaks, the development has even enticed international guests.
Following the change of use for the complex of barns from commercial to residential and extensive refurbishment, Beaverbrook was completed in 2017, named after Lord Beaverbrook who once owned the land.
GTH has always been Anthony’s point of contact for both planning and architecture. Michila Wilks as Lead Architect, currently heads up the architectural team. She has

extensive experience in conservation having worked on a variety of listed buildings including churches, libraries and modern barn conversion projects such as this. Anthony says: “Michila is bringing in modern and funky designs whilst at the same time celebrating traditional features.”
Anthony noted: “The depth of knowledge of the GTH Development Land and Planning department leads the way. I have great respect for GTH”.
Projects like these are no stranger to certain challenges however. There have been planning issues related to the listed barns, as well as ecological considerations needed.
Planning permissions are currently pending on this development, and we look forward to seeing it through each step. Michila adds; “This is a really exciting project to be working on, and it goes a long way to showcase the diversity of projects and design work that the architectural team at GTH are capable of producing. Anthony is also a great client to work with, allowing me to push the boundaries to produce his vision for this scheme.”

A piece of history for sale with GTH
Sandford Manor Sandford Manor is a Grade II Listed residence which has a long-standing history, as far back as being mentioned in the Domesday Book. Owned by Lords and Earls, the property was also in the possession of the Broughton family during the 15th and 16th Century.
hedgerow, all surrounded by stone walling. Sandford Manor, formerly known as Sandford Farm, has earnt it’s place in the history books. According to original documents, Sandford ‘was owned in Edward the Confessor’s time by Ailward and in 1086 by Roger Arundel. The earls of Northumberland, as heirs of Roger, claimed to be overlords of Sandford as late as 1631’.
Thomas Broughton left his mark on Sandford Manor in the form of the grand front porch, built and dated 1570. As well as the porch, the manor boasts a wealth of period features including; original Mullion windows, flagstone floors, fireplaces, oak panelling, oak doors and original beams, some of which came from old ships.

This stunning period property is located in the enviable position of Sandford Hill, overlooking Wembon and with far reaching views towards the Quantocks and beyond, making this property even more special.

Alber t Goodman: Growing in the Community An exciting business opportunity has arisen in the centre of Taunton. Albert Goodman, a respected local firm of chartered accountants, is saying farewell to its home of over 30 years and moving across town to the expanding business community at Blackbrook Park Avenue.
A hub for growing business, Taunton has seen progress and investment in recent years, and with motorway and road improvements in progress, the future for the county town is positive. Albert Goodman’s move highlights the growth seen by a number of successful firms based here in the South West. Robin told us that, “Despite our old age, we want to remain at the forefront of developments in the community and our office move is part of this.”
Robin Clempson, Manager of Business Development and Marketing at Albert Goodman, says: “There is a really positive atmosphere as we get closer to moving day. There were some initial concerns about the move (there is a lot to love about our current building) but the staff generally now understand that we are bursting at the seams and need to move on.”
Commenting on the exciting opportunity for another local business to make Mary Street House their home, Robin added: “The location is also attractive to staff as all of the amenities of the town are close by, as well as having the coast and countryside on our doorstep. Taunton is great for family life, as well as being attractive to younger employees who historically have been attracted to Bristol. The lower cost of living, and increasing choice of bars and restaurants, allows Taunton to compete for millennial attention.”
Albert Goodman has been part of the Taunton community for over 150 years and remains active through a wide range of activities; from their work in the local community through to their charitable support of Children's Hospice South West. The prominent building, located at Mary Street, is available to let for the first time in decades. As well as the sought after location, the building boasts a total 12,443 sq ft, available in part or as a whole, with 70 onsite parking spaces.

nique, premium design touches and upgraded standard features build on the agility, precision and performance that helped to make the E-PACE Jaguar UK’s best-selling model from April 2018 to March 2019. Updates also introduced to the entire range of E-PACE models include the certification of E-PACE D150 FWD Manual to the RDE2 emissions standard, resulting in a first year VED saving of £320 and a reduction of Benefit In Kind (BIK) taxation by 4%.

Chequered Flag model. There are 150PS and 180PS diesel AWD automatic derivatives, as well as 200PS and 249PS petrol AWD automatic variants available.
With Chequered Flag exterior side badging and 19-inch Satin Dark Grey wheels that immediately draw the eye, the special edition vehicle is available in three colours – Photon Red, exclusive to this model, alongside Corris Grey and Yulong White. Step inside and there are prominent Chequered Flag treadplates, while the Ebony Grained Leather interior with red stitching reinforces the vehicle’s premium feel.
Ian Callum, Director of Design at Jaguar said: “Jaguar’s first compact SUV successfully blends its sports car DNA with a smaller, more versatile, package. Not only does this bring Jaguar to a new audience, it does so with the confidence and practicality that define the PACE family. With the addition of the Chequered Flag model, the EPACE model range offers more choice than ever.”
Rawdon Glover, Jaguar Land Rover UK MD, said: “The Jaguar E-PACE has been an enormous success for Jaguar UK, swiftly becoming our best-selling model in its first full year of sales. From April 2018 to March 2019 well over 11,000 UK customers have opted for our newest compact SUV, thanks to its blend of striking styling, engaging driving dynamics and high-tech features. With this new Chequered Flag special edition – featuring unique colour options and a whole host of upgraded standard features – E-PACE becomes a more enticing package than ever before."
As with all E-PACE models, Chequered Flag is available with Smart Settings, Jaguar’s self-learning technology. This system uses AI to learn drivers’ habits over time to anticipate their needs and serve up key functionality at the right time. This includes adjusting the seat, climate and infotainment based on individual preferences, the car recognising each driver by their key fob or smartphone Bluetooth signal as they approach.
The special edition comes with a comprehensive list of standard features. Inside, this includes 10-way heated front seats, a panoramic roof, heated steering wheel and a 12.3-inch TFT Interactive Driver Display, alongside design enhancements such as an R-Dynamic branded steering wheel, black aluminium gearshift paddles and an Ebony Morzine headliner.
The Jaguar E-PACE is available with Adaptive Dynamics, offering improved handling response, body control and ride. Monitoring vehicle movements every two milliseconds and calculating the required damping force every 10 milliseconds, this allows the vehicle to respond instantly to driver inputs and road surface changes, providing greater control and minimising body roll.
Chequered Flag’s distinctive exterior features R-Dynamic body-coloured bumpers, twin tailpipes and LED headlamps with signature J-blade, in addition to a Black Exterior Pack. A powered tailgate and keyless entry add further convenience.
Updates to the entire E-PACE range, introduced at the same time as the Chequered Flag, includes certification of the D150 FWD Manual powertrain to the Real Driving Emissions step 2 (RDE2) standard. This results in a first year VED saving of £320 and a reduction of Benefit In Kind (BIK) taxation by 4%. For company car drivers, this means a monthly BIK tax liability saving (at 40%) of up to £38 per month. Over a typical three-year lease, this equates to a saving of up to £1,400 over the equivalent 19MY.
Connectivity is enhanced with the introduction of Apple CarPlay® and Android Auto™. By mirroring your mobile device to the central 10-inch Touch Pro screen, it allows drivers to use their favourite apps safely on the move. Customers have a choice of four powertrains on the
Owners can add to or personalise their E-PACE with a comprehensive range of Jaguar accessories. This includes a number of popular versatility and practicality features, in addition to the new Pet Packs, introduced to ensure pets can travel safely and in comfort. News from our Antiques Saleroom
Summer time Success Takes Over the Saleroom
Other jewellery from this exceptional collection found new homes, with a pair of early 20th Century platinum and diamond cluster pendant earrings being bought for £9,000.
The Octagon Saleroom is always a hive of activity. With a record sale and a famous face, it’s fair to say that we’ve had a busy summer. On 6th June, a packed saleroom was captivated by a high calibre offering, which had been consigned following a house call by gemmologist and valuer Richard Slater.
A Victorian diamond hexafoil pendant with a pearshaped diamond drop from the same stable achieved an impressive £6,200. The sale drew to a close with happy buyers and sellers; a successful day all round.
“It was a wonderful selection of jewellery. The owner had great taste”, said Richard.
Following this sale, 31st July and 1st August, saw the saleroom play host to the BBC, who were filming for the next season of Make Me a Dealer.
An early mid-20th Century platinum and diamond necklace (pictured) comprising 57 graduated old-cut and transition-cut stones of approximately 42 carats in total was the stand-out lot of the day.
Paul Martin and a group of hopeful antique dealers joined us at one of our monthly antiques sale, which featured a carefully selected collection of art from the West Country.
“£74,000—a record price achieved for a

single item of jewellery”
As a parting gift, Paul Martin signed our sponsored Taunton Toad which has been proudly sat outside the Saleroom throughout the summer.
There was fierce competition to possess the necklace and no fewer than five phone lines waded into the battle. Spirited bidding started at £25,000 and quickly soared as a series of room and phone bidders tussled for ownership of the impeccable piece. Eventually a room bidder secured the necklace as auctioneer and partner, Derek Biss, brought the hammer down at £74,000 – a record price achieved for a single item of jewellery since the saleroom re-located to The Octagon Saleroom on East Reach, in 2013.
Our monthly sales are as busy as ever, so why not get involved? Talk to our Antiques team today; they will be more than happy to help. 01823 332525 | antiques.saleroom@gth.net

JamieÊs Far m
How do your experiences in farming help with your day job at GTH?
As well as his busy day job as an Agricultural Surveyor and Auctioneer at Sedgemoor Auction Centre, Jamie Batt also runs a growing farm.
From working on various farms to running my own farm, I have experienced the hard work and commitment required in farming, together with the cost of production and unpredictable nature of outputs. This experience certainly assists with my job as all of the work I am involved in relates back to the farm, whether I’m selling stock at the market or acting on a farmer’s behalf in relation to a professional matter.
We caught up with Jamie who gave us an insight into life both on and off the farm. How were you introduced to farming? I have been involved in farming for as long as I can remember, thanks to my grandad who runs a farm. When did you start your own farm?
What plans do you have for the future of your farm?
In September 2018, I had the opportunity to take on a tenancy for around 30 acres on the Mendips, close to where I live. I keep approximately 25-30 cattle, a mixture of calves and store cattle and I have also started a herd of pedigree Charolais cattle named the Harptree Herd. Dayto-day, I have to feed the calves morning and night and check the cattle in the summer. In the winter I feed the cattle before and after work and calve around five cows each Spring.
I would like to expand my pedigree herd as much as possible and hope to breed pedigree bulls, which I will be able to show and sell. Jamie is based at our Yeovil office, but also regularly works from our Wells branch. He gives advice to farmers and agricultural land owners regarding anything from BPS to grant schemes, as well as being an integral part of our Farm Agency department, who value and sell farms and land. He also auctions calves, rams and poultry at Sedgemoor Auction Centre on Saturdays and regularly sells in our monthly General Sales.
What are the challenges you face as a farmer? Farming is a very unpredictable industry with so many factors that farmers have no control over, including weather and hugely variable input and output prices. TB is also a major issue, costing the farming sector significant amounts of money. Now more than ever there is an uncertainty in farming, but I’m lucky to be surrounded by a strong farming community who all band together.
Jamie is also the chairperson for Chew Valley Young Farmers and will be organising events for the young farming community. Contact Jamie on 01935 423474 | jamie.batt@gth.net

Survey & Valuation
WhereÊs the Value in a Valuation? There can be certain processes when buying and selling property that may prompt you to ask: “Do I really need this?”
are different! Valuation and Surveys you require, a Depending on the level alth’ of the ‘he the survey determines areas for any ht hlig property. It can hig benefit of the for e concern. These are don uation is Val the as the purchaser, where er lend ge tga for the mor
Valuations can often be included in that list. An extra cost for an already pricey move, it can often feel like an expenditure you could do without. But is it worth it? The answer? Yes. There are a variety of different types of valuations, all of which are tailored to suit any stage of your property journey or life decisions. Mortgage Valuations Basic property valuations are carried out on behalf of the mortgage lender, to ensure the property is as described in your application process. These valuations are often mandatory in the terms and conditions of your mortgage and can come as an added fee. It does mean, however, that it helps you on your way to securing your mortgage and buying the property.
Probate & Other Valuations In addition, there are also probate valuations to determine things such as inheritance tax, valuations to aid in the mitigation of matrimonial settlements and business dissolution and also valuation for pension planning. All of which can help settle the finer details during sometimes difficult circumstances.
Help-to-Buy Valuations If you previously used a Help to Buy scheme when buying your home, and are now in a position to start repaying your loan and re-mortgage, then you need to get a RICS regulated valuation. This can allow you to sell the property, start planning to buy out any shared ownership, or just simply begin the repayments.

Residential Lettings
Lets with Pets Our experts have compiled a comprehensive pet addendum to cover all eventualities - throughout the tenancy and for when it comes to an end. For further reassurance, the landlord can have the property managed. This is a useful service providing regular checks of the property, which is particularly important at the start of a tenancy, as it will identify any issues with the pet early on and efforts can be made to remedy any concerns. There is a definite shortage of pet friendly properties so by accepting tenants and their four-legged friends, landlords can increase demand, or even the monthly rent figures, for their properties and attract longer term tenants.
It can be difficult looking for a home to rent with your furry friends as few landlords are comfortable taking on pets. But we may have the pawfect solution to help landlords understand the benefits of offering pet-friendly properties.
A campaign by the Dogs Trust is promoting the benefits of ‘Lets with Pets’. According to their survey; one in three pet owners could not find a suitable property that would accept their pet, proving that there is a market ready and waiting for properties to become available.
It is estimated that 40% of households in the UK own a pet. 4.2 million households live in privately rented accommodation, meaning many landlords are missing out on a growing number of potential tenants.
We understand that it is a difficult decision, which is why we recommend that landlords consider all tenants and their pets on an individual basis, as all circumstances are different. But don’t be put off by the idea of allowing pets, it can actually be a great benefit to you.
Pet owners are aware that finding properties that will accept pets can be tricky, so they are often looking for longer tenancies - great news for landlords as it should mean fewer void periods.
If you are a landlord who would consider offering “pet friendly” properties please contact us for a chat.
The recent ‘Tenant Fees Act’ has capped security deposits to a maximum of five weeks’ rent, adding more concern for landlords. This means that a clear pet clause written into the tenancy agreement can provide the peace of mind needed.
