Castorea Projects Limited welcome your constructive comments on proposals for new homes at Land Southwest of Bridge Cottage, Sparkford.
New homes are proposed on an approximately 6.7-hectare site on the edge of Sparkford. The site is well related to the east of the village, with the River Cam bounding its eastern side.
Somerset Council considers Sparkford to be a sustainable location for new housing, with initial discussions with its planning department being supportive of this proposal.
A high-quality development is proposed, with a mix of housing types and tenures, including affordable housing for local people.
The development will have a distinctive sense of place that is sensitive to and in keeping with Sparkford, with the layout presenting and framing a view of St Mary Magdalene's Church. It focuses on walking, wheeling and cycling by extending the continuous pavement into the site from The Avenue and improving accessibility to the Public Rights of Way network.
Sustainable urban Drainage Systems (SuDS) will ensure that the surface water from the development will be attenuated and discharged at a controlled rate to ensure all the homes are safe from flooding and that the development does not increase flood risk elsewhere.
The development will be afforded generous areas of open space, retaining much of the hedgerows and securing new habitats to demonstrate an overall net gain in biodiversity value on what is currently an arable site.
