PACKING HOPE For years, STAR’s Young Professionals Network (YPN) has been helping local students start the school year with confidence by raising funds to provide backpacks and school supplies to children in our community. Member volunteers turn those contributions raised throughout the year (see page 30) into a personal experience for each child. They shop for items based on the school supply lists provided, carefully assemble each child’s backpack, and then staff a community pickup location where families can collect everything they need for the year ahead. What We Build Together There is something special about this point in the year. As we move into the second half of my presidency, I find myself reflecting not only on what we’ve accomplished but also on the culture we continue to build together. Leadership is never about one individual, it is about the hundreds of volunteers, members, staff, and leaders who choose to invest their time, ideas, and energy into making our association stronger. One of the best examples of that spirit is our advocacy work. This year, many of our members dedicated countless hours to candidate screenings, public policy discussions, and legislative advocacy at every level. Others joined us in Washington, D.C., during the REALTORS® Legislative Meetings, where we stood alongside thousands of REALTORS® from across the country to advocate for private property rights and policies that strengthen homeownership and protect our profession. Advocacy often happens behind the scenes, but it remains one of the most valuable benefits of REALTOR® membership. Every conversation with an elected official, every committee meeting, and every volunteer who raises their hand helps protect not only our industry but also the communities we serve. To every member who has contributed their time and expertise: thank you. I’m equally proud of the culture we continue to create across STAR. One of my goals this year has been to strengthen the connections between members throughout our entire association. Whether you work in Hillsborough, Pinellas, Pasco, or anywhere else across our region, we are one association and one professional community. I’ve had the privilege of watching members from different markets, backgrounds, and experience levels come together to collaborate and support one another. That spirit of professionalism, camaraderie, and service is what makes STAR truly special. Communication has also remained one of our strategic priorities. We’re listening more intentionally through member surveys, expanding our presence across social media, creating new ways to share information, and continuing to invest in meaningful conversations through
initiatives like our Beyond the Gavel podcast. Hearing the stories and wisdom of our past presidents has been both inspiring and a reminder that every generation of volunteer leaders helps shape the future of this organization. We also recently recorded another State of the Association podcast episode to keep members informed about the initiatives that continue moving STAR forward. Looking ahead, I couldn’t be more excited about what’s on the horizon. This fall, we’ll host two incredible signature events. Illuminate 2026 will challenge us to think differently about technology, innovation, and the future of our industry. Shortly afterward, we’ll welcome professionals from around the world for the inaugural Tampa Bay Global Real Estate Exchange & Summit, creating opportunities for learning, collaboration, and international business unlike anything our association has hosted before. I’ll also be attending NAR NXT later this year and hope to connect with many of our members there as we continue representing STAR on the national stage. As my presidential year begins its final chapters, my gratitude only continues to grow. Thank you to every volunteer who serves on a committee, every leader willing to step forward, and every REALTOR® who contributes to making this association stronger. Leadership is not reserved for those with a title. It belongs to everyone who chooses to make a difference. Thank you for allowing me the privilege of serving as your President. I look forward to everything we’ll continue to accomplish together in the months ahead.

2026 STAR Audit Your STAR Membership. Your Investment. Your Confidence. One of the greatest responsibilities entrusted to your Board of Directors is to ensure that every membership dollar is managed with integrity, accountability, and a long-term vision for the future. That is why I am pleased to share the results of STAR’s 2025 Independent Financial Audit which is our second annual independent audit following the merger that created the Suncoast Tampa Association of REALTORS® (STAR). A Clean Audit. Again. The independent CPA firm issued STAR an unmodified opinion, often referred to as a “clean audit.” Simply put, this is the highest level of assurance an independent auditor can provide The auditors also reported: •
No disagreements with management
•
No material weaknesses in our internal controls
•
Full cooperation from STAR leadership and staff throughout the audit process
These findings confirm that STAR’s financial statements fairly represent the organization’s financial position and that the financial safeguards protecting your association continue to operate effectively. Building on a Strong Foundation Last year’s audit was especially significant because it was our first audit following the merger of our legacy organizations. It confirmed that the transition had been completed responsibly and that the financial integration of our combined organizations was sound. This year’s audit tells an equally important story. Our systems, financial controls, governance practices, and reporting processes have become even more integrated, creating a stronger organization positioned to serve members well in the future.

Investments increased to more than $22.6 million, while STAR’s investment in Stellar MLS also increased in value.

Total revenue was $13.9 million, which was down slightly, mainly due to investment income
•
Total program expenses were well under control and down by $255,000
Responsible Stewardship of Member Dues Your membership dues of $120 are invested carefully and are well below the state and national organization of our size and scope. Every financial decision made by the Board is guided by one fundamental question: How does this create value for our members today while protecting the association for tomorrow? The audit reflects that commitment. While investment income varies with market performance, STAR continued to manage expenses responsibly while investing in member services, MLS operations, education, events, advocacy, and strategic initiatives. Transparency isn’t simply something we talk about, it is something we practice, and serving as your Treasurer is a responsibility that I take seriously. On behalf of the Board of Directors, I would like to thank our Finance Team, CEO David Bennett, the executive leadership team, and our independent auditors for their professionalism throughout this process. Most importantly, thanks to our members for the confidence you place in STAR. Together, we have built an association that is financially sound, strategically positioned, and prepared to invest in the future of the REALTOR® profession across the Tampa Bay region. More Than a Transaction WHY REAL ESTATE IS AN EMOTIONAL JOURNEY
When people think about buying or selling a home, they often focus on the financial side of the transaction. They compare interest rates, calculate monthly payments, and look at property values. While these factors are important, they tell only part of the story. The truth is that real estate transactions are often far more emotional than financial. A home is rarely just a piece of property. What Happens to Your Online Life After You Pass Away? by Barbara Brown, Esq. // Managing Partner of Brown & Kimpton, P.A. In today’s digital world, much of our lives exists online—far beyond real estate, bank accounts, and tangible property. From Amazon subscriptions and online banking to Facebook profiles, email accounts, and cloud-stored photos, these “digital assets” are now a critical part of every estate plan. Many people assume their loved ones will automatically gain access to these accounts. Unfortunately, that is rarely the case. Under Florida law, including the Florida Fiduciary Access to Digital Assets Act (Chapter 740), fiduciaries such as personal representatives may access digital assets only if proper authorization is provided. Without clear direction, even spouses or family members may be locked out due to privacy laws and platform policies.

Subscriptions: These do not stop automatically. Monthly charges typically continue until someone with legal authority identifies and cancels them. Social media: Accounts are typically memorialized or deleted. A designated “legacy contact” can manage limited features, but no one can simply log in using the deceased’s credentials. Email and financial accounts: These often control access to other platforms and may hold valuable or sentimental information, yet remain inaccessible without proper planning.
Without a digital estate plan, families may lose memories, continue paying unnecessary expenses, or miss valuable assets. The solution is simple: incorporate digital assets into your estate plan. This includes compiling an inventory of accounts, designating a trusted individual to manage them, and outlining your wishes in a will or trust. working, I print a Closing Report from Rayse for a client whose transaction just wrapped up. The report gives me a comprehensive look at everything I did to help my client get to the closing, all the way from showings and meetings to key milestones, a transaction timeline and even the total time I spent working on the transaction. It’s a great way to demonstrate the
value behind the commission and show my client that there was a lot more happening behind the scenes than they saw. I can also use this in listing presentations to show my worth.
3:00 p.m.
I make a quick Publix run, and as I’m checking out, the cashier asks me about the STAR pin on my shirt. I tell her I’m a REALTOR®️ and explain that I am a member of the local association. She mentions that she’s thinking about listing her 5:30 p.m. condo and asks for my business card. You never know where the next client is going to come from!
1:00 p.m. While grabbing lunch, I get
a notification from the STAR Member Hub app: the next free 14-hour CE class is coming up soon. Perfect timing. My license renewal isn’t going to take care of itself, so I register right from my phone. Free education, convenient registration and one less thing to worry about.
