As your new President, I’m excited to share my vision for our year. Our association is historically rooted, structurally sound, and ready for expansive growth, much like the Florida Live Oak, a perfect symbol for what we are building together.
Like the Live Oak, STAR is anchored by deep, interconnected root systems. Our strength does not come from a single source, but from the thoughtful joining of legacies across the Tampa Bay region:
Hillsborough County: The energy, innovation and influence of a major metropolitan center.
Pinellas County: The effervescence, market maturity, and coastal communities built from beauty and resilience.
Pasco County: The focus on expansion, opportunity, and the future of growth in Florida real estate.
Our unification into STAR completed a century-long story of collaboration. Progress requires building upon, not erasing, our past. Our deep roots and former presidents safeguard our institutional memory.
The trunk of the Live Oak is not symbolic; it is structural. It holds firm against the strongest winds and ensures all our diverse parts function as one. This year, our focus
is on building a structure that supports our big size and complexity. Unity requires clarity, and that is why we are committed to: transparency, strong governance and clear communication.
When the roots are deep and the trunk is strong, the canopy can expand and create space for life to thrive. This canopy represents our future, guided by our new strategic plan and centered on three core commitments: Advocacy, Education and Professionalism, and Connectivity.
Building strong associations requires communication and relationships. This year, we emphasize a global perspective, bringing the world to Tampa in 2026. Tampa Bay is already a global hub for trade, talent, and investment. Hosting world-class ideas, leaders, and partnerships will elevate our profession and prepare us for an interconnected world.
This canopy does not grow on its own. It is formed by members who raise their hands, show up, and lead and by the incredible support and effort of our professional staff. This amazing community is a living, breathing thing we build together, every day.

What was your first job (before real estate)?
I worked in the travel and hospitality industry for 11 years.
What’s your favorite thing to do in Tampa Bay?
Kayaking or stand-up paddleboarding, specifically in the springs during sunset. We’re surrounded by water, and I’ve always loved being near it, whether it’s the bay, the ocean, the rivers, or especially the springs.
What’s one word your colleagues would use to describe you?
Intentional.
What trend do you think will shape real estate most in the next few years?
I think technology will continue to play a big role in real estate, but at this point it’s no longer the trend, it’s the standard. Everyone has access to the same tools, the same platforms, the same data. What will really shape the industry in the next few years is the push to humanize the experience. The agents who will thrive are the ones who combine technology with empathy, transparency, and authenticity.
What emoji best describes your personality?
�� The wave. I have a surfer’s mentality even though I’ve never actually surfed. I see the wave, I commit to it, and I’m fully present while I ride it, knowing it won’t last forever. And when it passes, I’m ready and patient enough to wait for the next one. I understand that everything moves in cycles.
What’s your ideal ‘day off’ look like?
No alarm, an early start, ample time for my morning routine, and a day spent moving outdoors. I love finishing the day tired, fulfilled, and energized all at once.
What activities or places to go do you recommend clients that aren’t from this area?
I always recommend experiencing both downtown Tampa and St. Petersburg as a starting point. From there, I tailor activities and restaurants based on how much time clients have. I often include places and experiences that feel uniquely local like Ybor City, Hyde Park Village, a ride on the Tampa Water Taxi, or even a Rays, Bucs or Lightning game. If the coast fits the schedule, I’ll suggest beaches like Clearwater Beach, Honeymoon Island, or St. Pete Beach, depending on their personality. That said, these are just the fundamentals. I’m very intentional about making recommendations that aren’t generic, but strategically designed to help each client truly fall in love with Tampa Bay.
Did you make a new year’s resolution for 2026, and if so, what is it?
I didn’t make a traditional resolution for 2026. Instead of chasing numbers, my goal is presence. My calendar is already full, so I want to be fully engaged in everything I’ve committed to and show up at my best.

STAR Young Professionals Network was recognized by the Pinellas Opportunity Council for giving back to our community since 2010. Over the last 8 years, YPN has provided over 800 backpacks stuffed with school supplies to local students and nearly 1,000 Thanksgiving meals to families. They are able to do thanks to their extraordinary fundraising efforts, totaling nearly $77,000.

As we move into 2026, Tampa Bay area REALTORS® are operating in a different market than the one that defined the post pandemic boom. The past year was not a downturn, but rather a recalibration, shaped by higher interest rates, evolving insurance markets, significant legal reforms, and continued population growth across Hillsborough, Pinellas, and Pasco counties. Understanding what 2025 revealed is essential to advising clients with confidence in the year ahead.
The defining theme of 2025 was transition. Inventory rose across the Tampa Bay region, properties stayed on the market longer, and pricing became more sensitive to condition, location, and risk factors. Neighborhood specific analysis mattered more than ever. Well maintained homes outside flood zones continued to perform, while older properties, storm affected homes, and outdated condominiums experienced price corrections.
Interest Rates Remained a Gatekeeper
Although mortgage rates eased slightly in 2025, they remained in the mid 6% range. That reality sidelined many buyers but also discouraged sellers locked into sub 4% loans. The result was constrained mobility. REALTORS® found success by helping buyers focus on affordability strategies such as seller credits and buydowns.
Insurance Became a Core
Transaction
Property insurance continued to impact values, particularly in coastal and flood prone areas. However, 2025 brought signs of stabilization. While premiums remain higher than
historical norms, availability improved, and in some cases rates moderated.
For REALTORS®, early insurance conversations became critical. Buyers increasingly demand quotes before closing, and sellers learned that roofs, wind mitigation, elevation, and flood history materially affect marketability.
Tampa Bay’s growth story remained intact. Hillsborough and Pasco counties absorbed the bulk of new residents, driven by job creation, new construction, and comparatively attainable housing. Pinellas County, largely built out, saw minimal population growth but continued demand for well located, updated properties.
These patterns reinforced the importance of understanding where inventory pipelines are expanding and where scarcity still supports values.
Hillsborough County experienced a moderation in prices alongside continued development pressure. Infrastructure funding, including increased water and wastewater impact fees on new construction, became part of the affordability equation.
Pinellas County faced unique challenges tied to condominium regulations and storm recovery backlogs in some coastal areas. Compliance readiness increasingly determines deal viability.
Pasco County remained a growth engine, with large mixed use and industrial developments supporting residential demand, particularly in Wesley Chapel and along the I 75 corridor.
Flood risk disclosures, condominium compliance, and insurance underwriting will remain front and center. Agents who understand these issues or know when to bring in legal and insurance professionals will better protect transactions and client trust.
In a calmer, more complex market, REALTORS® once again become strategists—not just facilitators. Clear guidance on pricing, risk, compliance, and negotiation will matter more than speed.
Those who adapt to its legal and economic realities will not only succeed, but lead.

UNDERSTANDING REGIONAL TRENDS TO GUIDE CLIENTS WITH CONFIDENCE
Market data is more than a monthly snapshot. Its insight that helps you navigate change and guide clients with clarity and confidence. Across Hillsborough, Pinellas, and Pasco Counties, recent trends show that the market is shifting at different speeds. Each property segment is responding differently, creating an environment where thoughtful, localized strategy matters.
Single-family home sales have declined year over year across all three counties. This shift reflects a more selective buyer pool and a greater need for carefully positioned listings. In this environment,
informed conversations around pricing, preparation, and competitive positioning can help clients move forward with realistic expectations and greater confidence.
In the townhouse and condo segment, the story varies. Pinellas County is experiencing measurable strength, with faster time to contract and stronger price performance. Buyers in this market may need to understand the pace of competition, while sellers may find opportunity in well-supported pricing strategies. Meanwhile, Pasco and Hillsborough are seeing slower movement. Longer timelines and pricing adjustments can
create space for strategic negotiation and proactive communication, reinforcing the importance of setting expectations early and clearly.

Also in attendance were four of our STAR Committees - Young Professionals Network (YPN), REALTORS® Political Action Committee (RPAC), Tampa Bay Global Business Council (TBGBC), and Real Estate For All Alliance (REFAA) - showcasing what makes them unique and educating members on how they can get involved. Around $1,400 was raised through the registration fees, benefitting four local charities. Your personal brand is more than a logo or a headshot. It’s the experience your clients associate with you. It’s the confidence they feel when they refer you. It’s the impression you leave after a showing or closing.
Start simple, look at your website, social media bios, your listing presentations, and print materials. Are the visuals cohesive? Is the messaging current? Do they reflect the level of business you want to attract?
Small refinements can make a big difference. An updated headshot. A more intentional biography. Clearer messaging about your niche or service area.
When your brand reflects your full potential, clients and potential clients see it and trust it.
In other words, it’s your reputation being shaped by every interaction whether it happens in-person or online. Every so often, it’s worth asking yourself: Does my brand reflect where my business is going, or where I want it to go?
Branding isn’t just how your marketing looks; it’s how you sound. Are your communications welcoming? Confident? Approachable? Insightful? Does your digital presence sound like you at your best?

For Presti, the inspiration to bring Southern Grounds to St. Petersburg, and soon, to Tampa’s Channelside district, started with the city’s unique blend of walkability, art, and community spirit. “The elevated coffee and food scene is what drew us here,” he shared. “We enjoy this walkable, community-driven, natural art attraction that St. Pete brings to the table.”
Southern Grounds was designed from the start to be more than a place to grab a latte. It serves as an all-day destination with breakfast, lunch, dinner, and everything in between, powered by a chef-driven kitchen and a philosophy of conscious, responsible eating.
Presti believes local businesses are catalysts for neighborhood revitalization when they create opportunities for people to gather throughout the day. “We’re open all day and serve not only as a place to start your morning, but also to fuel workouts with our grass-fed meats, host

The café sources direct-trade coffee and responsibly harvested proteins like Verlasso salmon, ensuring that every cup and plate supports ethical, sustainable producers.

As Southern Grounds prepares to open its new Tampa location in Channelside, excitement is brewing. “I think Tampa is full of life and energy, and that’s a great description of Southern Grounds as a brand,” Presti said. “We can’t wait to


serve the Tampa community and bring responsible food and business practices to an already thriving city.”
