As we celebrate New Homes Month throughout April, it’s the perfect time to explore the benefits of new construction and see if it’s the right fit for you and your family. Our annual Parade of Homes provides you the opportunity to tour a variety of homes and neighborhoods throughout the Triad…both in person and virtually. It’s a casual atmosphere designed to help you capture ideas to have in your current and/ or future home.
From modern layouts to smart home technology and energy-efficient systems, newly constructed homes offer buyers turnkey service and peace of mind that everything is installed correctly from the start. But what else are buyers increasingly looking toward new builds?
For most people, searching for a home is filled with questions: Is the kitchen large enough and does it have ample storage space? Where will the backpacks and keys go after a long day? Is there room for a home office or guest bedroom? Are there enough bathrooms for busy mornings? New construction answers these questions by allowing buyers to customize their space, which often isn’t possible in a resale home without an extensive renovation.
Expansive Kitchens
Homeowners today want to have ample space in the kitchen along with a connection to the outdoors. Popular interior must-haves included a walk-in pantry and table space in the kitchen. There has been growing interest in built-in kitchen seating along with quartz or engineered stone for kitchen countertops. The connection to the outdoors with exterior kitchens has grown significantly in recent years.
Thoughtful Design for Everyday Living
New homes let buyers personalize the details that make a house feel like home. The overall layout is essential. According to NAHB analysis, 47% of new homes feature three bedrooms and 65% have two full bathrooms. The extra space can make a big difference whether you’re planning for children, need an office or like to host guests. With new construction, these features can be part of the plan from day one rather than added later through a remodel.
The exterior of the home is equally important. According to NAHB analysis, 65% of new homes are built with a two-car garage, a feature that buyers often want but cannot find in an existing home. Other must-haves for the outside of a home include exterior lighting, front porch, patio, and landscaping.
Flexible Space for Entire Household
One of the largest advantages of new construction is designing a home that fits how you actually live. Families today are looking for flexible spaces at home, like a mudroom when you first enter or a multipurpose area for relaxing, working out and more. New builds meet these needs. According to a recent National Association of Home Builders (NAHB) survey of residential builders, half of builders say they will include a flexible or multipurpose room in homes in 2026, up 13% from 2024, and 57% say they’ll include a drop zone for keys, coats and more.
Smart Home Technology
Buyers also look for technology to ensure safety and comfort while at home. Among the top tech features sought out are security cameras, wired home security systems, programmable thermostats, video doorbells, multizone HVAC systems and energy management systems.
Sales Incentives and More
For years, new homes typically cost more than existing ones, but this trend has shifted recently. Median new home prices have declined nearly 15% since late 2022, according to NAHB analysis, as home builders have used sales incentives and cut prices to benefit home buyers. This trend means more buyers can consider a new home without stretching their budget.

Design Trends in Today’s New Homes
Annually the Best in American Living™ Awards are presented at the International Builders Show. Award recipients feature some of the residential construction industry’s best in home and community design, interior design and remodeling, and showcase top design trends that home buyers can expect to see on the market in the months ahead.
It was noted that for the past several years, stark white homes—from exteriors to interiors—have saturated the market. Today’s new homes are seeing more pops of accent color with jewel tones inside the home and darker hues for exteriors.
Notable trends from the 2025 Best in American Living™ Awards include:
Nature-focused elements: Design features that connect people to nature—natural light, plants, warm wood materials and indoor-outdoor flow—help homes feel calmer, healthier and more grounded. Homeowners are gravitating toward spaces that feel like a natural extension of the outdoors.
Flex spaces: Builders are designing homes with multifunctional spaces that can easily pivot between uses. It was noted that home buyers want homes that adapt to how they really live—with an emphasis on combining work, wellness and play—to elevate their living experience.
Dark colors/finishes for exteriors: Exterior finishes, such as paneling, wood and stone brick, in deeper, richer tones (black, gray or dark walnut) are starting to replace the once-popular stark white home exteriors most common with farmhouse-style homes.
Warm, neutral colors for interiors: The transition to earth tones, natural wood finishes, shades of cream/brown and the like provide more of a comfortable cottage feel [versus] a minimalist black-and-white. Opting for neutral tones in a living space provides a simple way to elevate home interiors.
Elevated interior and exterior doors: Doors with intricate or unexpected details is a design trend that will be prevalent in 2026 and beyond. This includes doors with black metal framing or black wood, bifold doors, swinging doors and large glass doors with paneling.
Dimensional features: Design elements that add depth and dimension to the home interior, such as arched doorways, vaulted and cathedral style ceilings, have been mainstays in construction housing—and that trend continues. This also includes ceiling beams. In addition to elevating a room’s aesthetic, ceiling beams can help to better define the use of space—particularly with open floorplans.

Today’s new homes are embracing a warmer, more livable aesthetic - one that blends timeless materials with fresh color direction. For buyers touring this year’s Parade of Homes, the overall theme is clear: comfort, character, and natural beauty have replaced the stark, all-white interiors of the past decade.
Color palettes are shifting toward richer, earth-inspired tones. Designers are moving away from cool grays and bright whites in favor of warm neutrals like creamy whites, taupe, and soft linen shades. A scullery - often referred to as a prep kitchen, back kitchen, or dirty kitchen - is a highly functional extension of the main kitchen designed to keep everyday tasks out of sight while enhancing efficiency. Sculleries have become a sought-after feature, especially in new custom and move-up homes where homeowners value both aesthetics and practicality.
Today’s sculleries are thoughtfully designed spaces that go far beyond basic utility. At their core, they typically include a secondary sink and dishwasher, making cleanup easy without disrupting the main kitchen. Generous countertop space allows for food prep, plating, or even catering setup during gatherings, giving homeowners the flexibility to entertain without sacrificing organization.

To help prepare the next generation of construction professionals, the Greensboro Builders Association partners with area high schools, community colleges, and workforce development organizations to promote career awareness and provide real-world learning opportunities. Through classroom visits, job site tours, internships and apprenticeships, students and career changers alike can see firsthand what the industry has to offer.
Thanks to the generous support of Association members, we established our Construction Careers Scholarship Fund and are awarding workforce development scholarships for skilled trades training. These include but are not limited to carpentry, electrical, HVAC, plumbing and construction management. Scholarships are available for summer and fall 2026 semester at area community colleges. Giving Back to the Community
Greensboro Builders Association (GBA) members have a history of giving back to our community by sharing their time and resources to help others in need especially as it relates to housing.
Since 2003, GBA members have worked in partnership with Habitat for Humanity of Greater Greensboro to construct 65 homes through our Raising Roofs… Builders for Habitat initiative. Our Professional Women in Building Council has also participated in Habitat’s Women Build.
Over the past fifteen years, GBA members have assisted Community Housing Solutions to provide critically needed residential renovations ensuring homes are warmer, safer and drier. Members have also assisted with the construction of new affordable homes.
Our members have not just focused their efforts locally. When disaster strikes…they are some of the first to lend a helping hand to others across the state and nation from Hurricane Floyd to Katrina to Florence…to most recently the devastation from Hurricane Helene.
Hurricane Helene Rebuilding
The catastrophic effects of Hurricane Helene on September 27, 2024 in western North Carolina were unimaginable. Complete towns were destroyed. GBA members immediately found ways to help from providing recovery efforts to the donation of supplies. Members have participated in rebuilding trips in the Spruce Pine area throughout the past year…with plans for additional trips.
Special thanks to Builders FirstSource for donating one framing package and the GBA Benefit Trust for purchasing the other to support this effort.
Team members shared one of the highlights of the trip was meeting the homeowners and hearing their stories… and more importantly giving them hope for the future.
One couple lost everything when the creek behind their house rose and destroyed all they owned. The other family’s home was on a hill, away from the water, but not the wind. Trees started falling on their house early in the morning and in fear they got out of house and watched as trees destroyed their home.
During our November 2025 trip we coordinated with Appalachian Service Project (ASP) to frame two houses in 3 ½ days including installing windows and doors. In addition, front porches and steps were built. ASP advised what our team did in three days would have taken them more than a month to accomplish.
Both homeowners now live in temporary trailers on their property. They were excited to see how much our team accomplished in a short timeframe and are hopeful to be in their new homes this spring.
The needs throughout western North Carolina are still great…work will continue for years from Helene’s destruction. Our hope is to continue to provide support as long as the needs exist.
We greatly value and appreciate the generosity of our members to make a difference in the lives of others by giving of both financial resource and in-kind contributions.
