With Voices of Affluence, Greece Sotheby’s International Realty undertook the first transaction-validated exploration of the country’s luxury residential landscape. Drawing from €550 million in completed sales and insights from more than 250 ultra-high-networth individuals within a proprietary international network, the study offers something Greece has historically lacked: perspective grounded in both experience and evidence. What emerges is not merely data; it is positioning. Greece today holds a defined position within the Mediterranean luxury arena, with values in destinations such as Mykonos, the Athenian Riviera, and Corfu standing confidently alongside Mallorca, Ibiza, and Tuscany. Although its narrative has shifted from “emerging” to “established,” Greece represents only a fraction of total Mediterranean transaction volume. Pricing has converged more rapidly than scale, an

imbalance that represents not a limitation but a strategic opportunity.

International buyers now represent the majority of demand, supported by a resilient domestic base that provides continuity. The capital assessing Greece is internationally mobile and inherently comparative with Italy, France, and Spain consistently under consideration. Greece is no longer positioned as an alternative, but as an equal within the Mediterranean luxury dialogue.

When Basil Goulandris first saw the light of day on September 6, 1913, on the island of Andros, his future had already been set in motion. Shipping had been the traditional profession of his family since the 19th century and he, along with his brothers, could not deviate from that path. Skilled and insightful, in 1950 he took over the management of the family business, Orion Shipping and Trading Company. It was then and there that his passion for collecting artworks began.

In 1957 he attracted the attention of art-lovers and connoisseurs when he bid the record-setting amount of $255,000 for an artwork by Gauguin. He and his wife, Elise, shared the same passion and regularly acquired Impressionist as well as contemporary artworks.

In 1979 they decided to establish the Basil and Elise Goulandris Foundation, and during

that same year they inaugurated the Museum of Modern Art in Andros. However, the richness of their collection could not be contained within the walls of the small island museum, even though they added a new wing in the ‘80s. Consequently, they commissioned Chinese American architect Ι. M. Pei, renowned for the Louvre Pyramid, to design a Museum in Athens. The first location of choice was in the city center next to the Byzantine Museum. Yet the discovery of the remains from Aristotle’s Lyceum prevented its construction there. It took three more decades of bureaucratic obstacles and legal battles before the Foundation’s Museum in Athens was finally able to open its doors to the public. In the meantime, its founders had passed away: Basil in 1994 and Elise in 2000.

Elise’s niece, Fleurette Karadontis, and Kyriakos Koutsomallis, who took over the Foundation’s management, hosted the Museum’s grand opening on October 1, 2019, at the new eleven-story building overlooking the Acropolis. The opening was attended by the President of Greece, the Prime Minister, ministers, and members of Greece’s financial, social, and artistic elite. It is an exemplary museum that contains an amphitheater, a library, restaurants, and an area for temporary exhibitions. The Holy Face of Jesus (La Santa Faz) by El Greco is the first work visitors encounter as they enter the building on Eratosthenous Street. It is the only Renaissance work in a room with modern paintings. However, it conveys a powerful symbolic meaning relating to Hellenism, since El Greco, as his name implies, was originally from Crete. Next to it are several excellent paintings by Van Gogh.

It would be impossible to recount, within the limited scope of an article all the treasures the couple collected; therefore, I will mention only a few that are truly unique: Francis Bacon’s Three Studies for Self-Portrait, Rodin’s Eternal Springtime, Paul Klee’s Dynamics of a Head, Roy Lichtenstein’s Nude with White Flower, and Picasso’s Nude Woman with Raised Arms

As Fleurette Karadontis, the Foundation’s president, aptly noted, “Basil and Elise didn’t have children. They treated their paintings as if they were their own children.”

When Marie-François Banier, a dandified photographer of effortless charm, set out to photograph Liliane Bettencourt, the heiress to the L’Oréal cosmetics empire, it was 1987. Two decades later, her daughter filed suit against him for abus de faiblesse—the exploitation of vulnerability. The charge was grave. Over the intervening years, she claimed, he had extracted from her mother the staggering sum of €1 billion in gifts, properties, and cash. A French court initially sentenced him to three years’ in prison and ordered him to pay €158 million in damages. Following an agreement between the parties, the amount was reduced to €375,000, plus a four-year suspended sentence.

The affair convulsed France, not least because it brought together elements seldom found in a single case: colossal wealth (Bettencourt was consistently ranked by Forbes as the richest woman in the world), buried family secrets, including her father’s collaboration with the Nazis, and allegations of political financing at the highest level. It was inevitable that cinema would be drawn to such potent real-life material.

In 2024, acclaimed director Thierry Klifa— known for Les Yeux de sa mère (starring Catherine Deneuve) and All That Divides Us, among others—set out to bring The Bettencourt Affair to the big screen. The film premiered at the Cannes Film Festival the following year before opening in French cinemas, where it recorded

Critics responded warmly, praising Klifa’s elegant, deeply humane approach and singling out Isabelle Huppert’s commanding performance in the leading role. The dialogue, too, has drawn attention. “Thanks to you, it’s as if I am living again,” says Marianne to Pierre-Alain (names changed for legal reasons), radiant during one of their Mediterranean interludes.

The destination is never named on screen, yet connoisseurs will recognize the unmistakable light of Attica. After months of location scouting, the French production, together with the director, selected Villa Eleonore on the Athens Riviera. Roughly an hour from the heart of Athens, it offers breathtaking sea views—even from within the residence itself—alongside a private beach and, naturally, a pool. It is here that many of the film’s most pivotal scenes unfold, tracing the charged bond between two

utterly different people: a relationship of allure and, perhaps in its own way, love that unsettles the heiress’s carefully orchestrated existence.

Pierre-Alain is witty, capricious in the manner of a diva, and disarmingly indiscreet, voicing whatever passes through his mind, most often barbed observations about those around him. He is also insatiably acquisitive. Marianne, meanwhile, discovers at last what it means to delight in life beyond the confines of her gilded cage, and grants him, with unguarded generosity, whatever he desires. Their story carries the semblance of a romance. It is not.

We don’t believe in architectural identity as a fixed style. We believe in method. Each project begins with the place itself: the landscape and the person who will live in it. When architecture is approached as a response to specific conditions rather than as a reproduction of images, the logic of a “global style” is naturally avoided. In my view, it’s the consistency of our thinking and process that creates a recognizable identity—not the repetition of forms.

2. INTERPRETING THE LANDSCAPE

Projects such as Petra Mare and Cascadia demonstrate a strong, meaningful relationship with their natural environment. How do factors such as topography, light, and materials inform your architectural decisions?

For us, the design process begins with the landscape as a guiding framework—not as a mere backdrop. Topography shapes the overall spatial strategy, light is treated as a key driver of composition and experience, and materials are chosen based on durability as well as their relationship to place and time. Our aim is not to impose on the environment, but to integrate seamlessly within it, in a manner that feels both coherent and inevitable. When a project is perceived to genuinely “belong” to its setting, we consider it to have fulfilled its intent.

Our work is shaped through constant engagement with the international architectural discourse, as well as with broader cultural practices beyond architecture itself. We are particularly interested in the global shift from architecture as an object to architecture as an experience and a way of living. Within this context, influences arise equally from other disciplines, such as the visual arts, photography, and cinema, where light, time, and atmosphere are handled with precision and restraint. We are not guided by specific individuals, but by practices that prioritize silence, duration, and the essential relationship between people and space. We see our architecture as an active contribution to this international dialogue, aiming to offer projects that are deeply rooted in their place while, at the same time, engaging with a contemporary, global understanding of how we inhabit space.

Greece stands at a pivotal moment. Increased attention is creating substantial opportunities, but it also brings the risk of superficial, shortterm development. The essential challenge is to produce architecture with depth—work that endures over time and delivers genuine, lasting value to both place and property. For us, the future lies in quality and longevity, not in volume or the pursuit of quick visual impact.
