MARKET UPDATE Why Dalby Should Be on an Investor’s Radar Strong Rental Demand, Tight Vacancy and Attractive Returns For property investors, the numbers are becoming increasingly difficult to ignore when it comes to Dalby. While much of the conversation around property investment focuses on the major metropolitan markets, regional centres like Dalby can offer a compelling combination of affordability, rental demand and rental returns. One of the biggest advantages we are seeing in the Dalby market is the very tight rental market. Current market data places Dalby’s vacancy rate at around 0.8%–1.4%, depending on the data source and methodology - well below the level generally considered a balanced rental market. For investors, low vacancy can be particularly attractive. It means properties that are wellpresented, correctly priced and in demand can have a better chance of attracting tenants quickly, reducing the potential for extended periods without rental income. The numbers stack up Current market data shows Dalby houses achieving median rents of approximately $550–$568 per week, with gross rental yields around 5.1%–5.2% on houses. That is an important consideration when compared with many metropolitan markets, where investors can pay considerably more for a property while receiving a lower rental return. For example, a $570,000 property renting for $550 per week produces approximately $28,600 in gross annual rent, before expenses. Of course, gross yield is only one part of the investment equation. Investors still need to allow for rates, insurance, maintenance, property management, finance costs and other expenses. But when combined with strong tenant demand, the underlying fundamentals become particularly interesting. It’s not just about the rent. A good investment property needs more than a strong rental return -it also needs the potential for long-term capital growth.

MARKET UPDATE Why Dalby Should Be on an Investor’s Radar Dalby has experienced significant price growth, with recent data showing median house prices around $565,000–$570,000 and substantial year-on-year growth. For an investor, this creates an interesting proposition: an established regional market where the entry price can still be considerably lower than many larger Queensland markets, while rental returns remain relatively strong. What are tenants looking for? From a sales perspective, not every property makes an equally good investment. In the current market, properties that tend to attract strong tenant interest include wellmaintained three- and four-bedroom homes, properties with good outdoor space, secure yards, sheds or garages, air-conditioning and homes close to schools and local amenities. The key is buying the right property rather than simply buying the cheapest property available. Why now? With rental supply remaining tight and rents continuing to provide attractive returns, Dalby deserves consideration from investors looking beyond the traditional metropolitan markets. For existing investors, it may be an opportunity to review their portfolio. For first-time investors, Dalby offers the chance to enter a market where rental demand, affordability and yield can work together. And importantly, investors don't have to navigate the market alone.
