What We’re Seeing on the Ground in 2026

The Dalby market has carried its momentum into the new year, and while the rapid growth of the past 18 months has started to level out, buyer activity locally remains very solid.

From what we’re seeing in inspections, enquiry levels and negotiations, well-presented homes in the right price bracket are still moving quickly. Buyers are more price-aware than they were at the peak of the boom, but they’re still active and ready to act when the property feels right.

Buyer Behaviour

We’re continuing to see a mix of:

First-home buyers trying to secure something before prices move further

Investors attracted to Dalby’s strong rental returns

Local families upsizing or relocating within town

Open homes are still generating multiple groups through, and in many cases serious buyers are making decisions within the first few weeks rather than waiting months.

Prices haven’t dropped - instead, they’re stabilising after a strong growth run. This is creating a more balanced environment where:
