The San Francisco Bay Area Housing Market

Welcome to our Q2 2025 Market Report for the San Francisco Bay Area, presented in partnership with the Rosen Consulting Group (RCG). For our statistical report of the regional housing market, we take a close look at the ten counties associated with the SF Bay Area. This report focuses primarily on detached single family homes, with added coverage of the significant condominium market in San Francisco. We also examine the regional luxury market. All data is sourced from local Multiple Listing Service (MLS) organizations.

HOUSING DEMAND UNDIMINISHED DESPITE MIXED SALES RESULTS

The second quarter produced mixed results for the SF Bay Area housing market. In a number of neighborhoods, sales activity and pricing increased. More homes in the higher price tiers also sold across the region. However, buying activity ticked down in the mid-range segment when compared to last year. Yet the local economy remained resilient and continued to spur housing demand. Though employers shed payroll in the last year, the unemployment rate remained in the low-4% range. Despite layoffs in the broader tech sector, pockets of strength such as AI continue to attract new residents with substantial earnings potential. While the spring buying season was muted compared with peak years, and headwinds are on the horizon, demand for housing in the SF Bay Area has not diminished.

INVENTORY STABILIZES

For-sale inventory surged through much of the spring but began to decrease by early summer. By the end of June, inventory fell to approximately 8,400 homes. While still higher than a year ago, it appears that inventory may stabilize near the current level through the summer months. While inventory is much higher than in the last few years, this period was somewhat of an outlier and current inventory is on par with historical norms. Also, the recent increase pales in comparison to other major cities where for-sale inventory doubled or tripled in some cases. Within the SF Bay Area, available listings increased the most in Napa County compared with a year ago. While inventory increased in San Francisco, it did so by only 6%, by far the smallest increase in the region.

Sales in Highest Price Tiers Show Most Growth

SALES VOLUME VARIES BY COUNTY AND PRICE TIER

In the second quarter, nearly 12,000 single family homes sold throughout the SF Bay Area, a 2% drop from a year ago. Much of the slowdown occurred in May, as economic volatility constrained some sales activity. Compared with last year, sales increased in five counties, most substantially in Marin and Santa Cruz counties. Conversely, the largest decreases in sales were recorded in Contra Costa and Napa counties.

Sales volume improved at the higher end of the pricing spectrum. Roughly 11% more homes priced greater than $5 million sold compared with a year ago while sales of homes priced between $4 million and $5 million increased by more than 5%. The largest decrease in sales activity was within the $1.5 million to $2.5 million price range, a segment where stock market volatility can play a larger role in homebuyer decisions. Approximately 5% fewer homes sold during the second quarter compared with 2024.

PRICES HOLD STEADY, INCREASING CLOSE TO JOB CENTERS

The regional median price matched the second quarter from last year at $1.4 million. A drop in sales activity, particularly in the middle pricing tiers, helped hold the median price down from previous record highs. Compared with a year ago the median price increased in several counties. These included Marin, San Francisco, Santa Clara and Sonoma counties. The largest price increases were in San Francisco and Santa Clara counties, highlighting the still-strong demand for homes closer to job centers and lifestyle amenities.

BUYER COMPETITION PERSISTS

Though sales and pricing slowed, competition for quality homes persisted. During the second quarter, roughly 55% of all homes sold closed higher than the list price. While this was lower than a year ago, the second quarter rebounded from the trough to start the year. The largest share of sales closed above the list price was in San Francisco with nearly 77%, followed by San Mateo, Alameda, and Santa Clara counties in the mid-60%

range. Homes in prime neighborhoods or with access to schools and job centers were the most likely to receive heightened buyer competition. Less than half of homes sold closed above the asking price in Contra Costa and Marin counties. Napa County had the lowest share of homes sold above the list price during the second quarter. Across the SF Bay Area, homes that sold for more than the asking price produced a 10% premium on average.

While sales activity slowed modestly, most homes sold relatively quickly compared with the longterm historical average. During the second quarter, the average home was on the market for 27 days, just a couple days longer than a year ago. Homes in the inner SF Bay Area typically sold more quickly than those farther from employment clusters, schools and amenities. The underlying strength of housing demand is underscored by the many homes still selling relatively quickly and with multiple offers.

THE BIG PICTURE

Economic volatility and domestic political issues dampened purchase activity during the second quarter. While some buyers postponed searching for homes, sales volume fell at a much lower pace than many metropolitan areas in the West and Southwest.
