Hi Everyone I can’t believe that the holidays are over and it is back to work – already. I don’t know why it comes as a shock each year but apparently once my brain switches off for the holidays it seems very reluctant to respond to the on switch too early in January. This year we went away for nearly two weeks and at no time did we have any computer access – so I didn’t look at emails or check facebook and for some of the time we couldn’t even charge up our mobiles – and it was fabulous! And I am pleased to say I didn’t suffer from any technology dependency withdrawal symptoms – I loved it. I have read that for some people a day without access to their iphone can cause them severe physical responses with twitching, mood swings, and virtual panic attacks.

Not sure what this says about me – I would like to think it is something like being well adjusted, with a balanced approach to work and home life – and a positive attitude to life following the approach that you should take time out to smell the roses. A bit like our birthday girl on the front cover – on a nice hot day last week she and her friends took some time out to enjoy the last of the summer holidays at the Beerwah Pool. So Happy New Year to you all and here’s to everyone remembering to take some time out during 2012 to stop and enjoy themselves.

Colin and Noeleen Howard celebrate 50 years of wedded bliss on January 20. Colin and Noeleen met in their home town of Maleny where they both grew up on dairy farms, later marrying in Maleny on January 20, 1962 making Glass House Mountains their home. They share farmed for a while and then bought the family home which they still live in and raised their three children, Sharon, Michele and Gavin. Now both retired, they are enjoying life travelling when they can to see the rest of Australia. Colin worked most of his married life for the Main Roads Department, starting at the quarry which once operated on the side of Ngun Ngun (the entrance to Spring Burn Drive was once the front gate to the quarry grounds), as well as spending some holidays and weekends working on tobacco farms in the local area to give his family a few extra luxuries. Noeleen worked at the local store which now is home to the IGA complex and then spent many years working at Matilda, first in the fruit stall and then in the kitchen.

In between these jobs she too worked for local farmers picking whichever fruit was in season. Their family is extremely proud of them reaching this great milestone and will be waiting to celebrate with them. Congratulations mum and dad, love Sharon, Denis, Michele, Bruce, Gavin, Kellie, Adam, Tina, Kellie, Shane, Sarah, Brian, Ty, Shannon and Beau. It’s obviously something about the country, or maybe just 1962, as living within a short walk of Noeleen and Colin are two other couples celebrating their 50th wedding anniversaries in the next two weeks. Congratulations to Anne and Bray Howard, and to Les and Anne Hatchman, hope you all enjoy celebrating this great milestone with your family and friends.

Nearly 4,000 people have signed a petition urging the State Government to make changes to the draft plan for the Bruce Highway upgrade between Caloundra Road and the Sunshine Motorway. Aussie World Garage manager Steve Amos started the petition last month in response to the Department of Transport and Main Roads release of the planning study. It outlines a Federal Government commitment of $13 million to extend Frizzo Road and upgrade the dangerous entry ramp to the Bruce Highway by 2013, which looks set to be ripped up with the plan also outlining intentions to remove six entry and exit ramps along the seven kilometre stretch in the future. Residents and traders said the closure would have damaging long-term implications, and force them and visitors to travel even further to get to their homes and the popular tourist attraction Aussie World. Mr Amos said he is fighting to keep the ramps to access Aussie World in place and fears his business could collapse if people are forced to travel further. “We’ll be hit hard, this whole complex will go down,” he said. “They’ve released a blueprint which is a one-sizefits-all, but it doesn’t. “I agree the Bruce Highway needs to be upgraded … but if they maintain this draft plan at the

moment it would pretty much destroy my business.” Mr Amos said 80 per cent of his business was from local highway traffic, with 20 per cent from tourists, and about 750 customers visit his store daily. He said he was also concerned about the traffic congestion that would occur at a roundabout planned for Steve Irwin Way that motorists would have to access to enter Aussie World. “I don’t think they’ve thought about the amount of traffic coming from the Hinterland, off the highway and from Caloundra to this planned roundabout. What they’re doing is taking a bottle-neck that already exists and moving it.” Aussie World General Manager David Thompson said he appreciated the initial exit road upgrade to Frizzo Road, but wants future development of the tourism precinct to co-exist with the highway upgrade, and guaranteed signage at either end of the seven kilometre stretch. “We are one of the biggest tourist attractions on the Coast and this plan will make it difficult to access,” he said, adding that the complex still doesn’t have a bus stop for visitors. “The biggest issue for us is if they don’t allow us to keep developing the property and put us on hold for 19 years until 2031. “We hope to use the remaining two-thirds of our property in expansions and a water park may be part of it.”

Mark McArdle with Steve Amos of Aussie World Garage Mr Thompson said 71 per cent of visitors to Aussie World are people from Caloundra to Noosa. Member for Caloundra, Mark McArdle, said Main Roads had provided a solution to the problem area of the highway, without any consideration of the impact it will have on businesses, tourism and residents of the area. “This plan is short-sighted, it leaves businesses in doubt and casts a dark economic cloud over their future,” he said. “I understand the upgrade is to cater for the thousands of cars that use this section of the highway every day, but this plan to upgrade doesn’t allow the highway to function as a tourist gateway to Aussie World and its 13 businesses. “To remove existing access ramps is ridiculous and I would encourage the planners behind this study to start making amendments now.” Consultation closes mid-February. The possibility of aircraft flying overhead the heritage listed Glasshouse Mountains is “ill-conceived”, according to State Member for Glass House, Andrew Powell. Mr Powell and Member for Caloundra Mark McArdle have both raised serious concerns over mayoral candidate Debbie Blumel’s plans to relocate the Caloundra Aerodrome and remove control of the existing site from the State Government. According to a report in a Caloundra newspaper last week, Cr Blumel reportedly plans to ask the State Government to gift the Aerodrome site to council to “take control of the tendering process” and relocate the Aerodrome to a 350 hectare site south of Caloundra on the eastern side of the Bruce Highway. Mr Powell, the Shadow Environment Minister, said the ill-conceived plan puts the Beerwah and Glass House communities under constant threat of aircraft taking off and landing. “Both of those areas are growing rapidly in population, and this plan is simply placing a current situation somewhere else,” Mr Powell said. “These communities spoke loud and clear when the Aerodrome was originally under threat of relocation, they don’t want it to happen again. “We must not forget either that the Glasshouse Mountains are heritage listed and should not be subject to flights overhead.” Mr McArdle said the Caloundra Aerodrome has been in its present location for 80 years. “This Aerodrome was here first, and other communities were built around it. To move the site next to existing townships is ridiculous. “These operators have already been put through enough as a result of council’s bungling of the tendering process."

After 35 years….two ladies stay by their man

There were two very special people in the life of Rev George Woodward when he conducted his firstever church service 35 years ago in far-off Arnhem Land, NT. George’s thoughts were not of explorer Rev George Woodward Matthew Flinders retires at Glass House (who named the area which is some 500 kilometres from Darwin, after his ship Arnhem in 1623) but of just making it through to the end of the service which marked his first outback church posting. Fortunately, his wife Bernadette was on hand with support along with Mary Fletcher, a teacher in the area, now retired at Palmwoods, who has become a valued family friend, referred to as ‘Nanny’. In a significant reunion on Christmas Day 2011, appropriately falling on a Sunday, both women were on hand for George’s last official service held at the Uniting Church at Glass House, with an overflowing congregation to mark the event. Mary, 85, recalled last week, “all those years ago, George was a bit nervous for his first service at the Yirrkala Aboriginal community on the north-east tip of Arnhem Land.”

Son Lee Woodward, a Darwin baker, made a holiday trip to join Bernadette, George and Mary for the service. The Arnhem Land posting began a long period of service in isolated areas in the far north of NT and WA plus time spent as chaplain counselling tough-minded teenagers at Kormilda College, Darwin. The genteel surrounds of the pristine Glass House Country United Church presents something of a contrast with the sites of their early outback services but George and Bernadette loved every minute of their Aboriginal support program. George, 63, will take a well-earned rest for several months before making himself available for relieving appointments with the church. If he was conscious of the significance of the Christmas Day occasion, George made only a passing reference to his departure as he confidently stepped through a busy service with plenty of backing including organ, piano, guitar and trombone plus the fully-voiced congregation happily tackling their favourite Christmas hymns. Little ones were not overlooked with a DVD presentation for the younger members who sat on the front carpet with George stretched out among them. All church-goers had a permanent reminder to mark the special occasion after George personally handed a present to each person.

Beerwah RSL Sub branch luncheon donation On November 19, last year the Beerwah Peachester RSL Sub Branch held its annual luncheon. The luncheon was a huge success with over 120 members and guests attending. One of the main tasks of the luncheon was to present 223 Air Force Cadet Squadron with a cheque for $2,150.00. The presentation of the cheque was made by Mr Andy Kilgour (South East District RSL President) and Mr John Rouhan (Beerwah Peachester RSL Sub Branch President) and accepted by 223 Squadron’s Flight Sgt Bob McLaughlin. The grant was to assist the squadron to purchase much needed equipment.

Judy Morris at this weekend’s Festival of Films Sydney-based screenwriter/actress Judy Morris is the special guest for the Maleny Film Society’s 2012 Festival of Australian Films at the Maleny Community Centre on January 20-21. Judy has enjoyed an extensive career as a screen actress, and fans of the TV series ‘Mother and Son’ will recognise her as the coolly elegant Liz. Her screen credits as a writer include ‘Babe’, ‘Happy Feet’ and, most recently, ‘The Eye of the Storm’. ‘The Eye of the Storm’ (starring Geoffrey Rush, Judy Davis and Charlotte Rampling) will be screened on Friday, January 20. This week, our Beerwah State High correspondent, Narelle Hill, shares with us some of the fascinating insights from her ‘vacation’ overseas last month with teacher Jo Byrne from Beerwah State High.

From Narelle Hill Beerwah State High correspondent The group that we went with was yLead, a youth leadership group whose philosophy is ‘Leadership is anything that you do to make the world a better place.’ Jo Byrne (my Drama teacher) and I had the privileged of going to Nepal and India with the group’s founder, Bernie Kelly, and 28 others. While in Nepal we taught lessons and cleaned / painted a classroom at Khagendra, a school for children with disabilities. We also donated the money we had raised previously to the trip in the hope that it would help them in building new facilities. For the next 12 days we trekked from the village of Lukla, renowned for its terrifying air strip, to Everest Base Camp and back allowing us to bond quickly as a group. Along the way we came across many adventures, (such as meeting and being blessed by the Lama of a monastery, teaching more lessons to children and an impromptu Nepalese dance party with our Sherpas) and misadventures, some of which resulted in a few people getting flown out by helicopter. Back in Kathmandu we had a couple of days to relax before jetting over to India where we witnessed Hindus bathing in Mother Ganga, an open crematorium and the site of Buddha’s first sermon. All of these things were quite eye opening and enlightening in regards to their culture and how different our lives are. We were given the opportunity to attend mass and volunteer at Mother Teresa’s for a day. For that day I worked in Shishu Bhavan, a ward for children with disabilities, with others from my group. Although we helped with feeding etc the main thing was purely giving the children attention. That leads us to our group celebration night where we all dressed up in traditional Indian clothing, reminisced and enjoyed ourselves. The next day our group split, some going home, while the others went on to the Taj Mahal. Twenty of the 31 went to the Taj, myself being one and I can honestly say that it is the most exquisite, majestic building I have ever seen and probably will ever see. That brought an end to our adventure and it came at the perfect time as quite a few of us were getting struck down with food poisoning at that point.

The Consumer Electronics Show and laptops in 2012 The worlds greatest tech show – the Consumer Electronics Show (CES) - kicked off on Monday, January 9. Running until Thursday, January 12, the show sees the entire tech world descend on Las Vegas. The show covers more than 1.8 million square feet and has more than 140,000 attendees from across the globe – so it’s a big deal! All the big players showcase their new products at CES – both those in production and concepts for the future. The only notable exception is Apple who always do their own thing anyway. This year, it’s all about thinner and lighter laptops made with premium materials and slick design. You will see a new type of laptop called an ‘ultrabook’ flood the market from a variety of manufacturers. CES saw introductions of the thinnest laptops the world has ever seen. The Acer Aspire S5 and the Series 9 from Samsung are so skinny that they make the Apple MacBook Air look chunky! Acer claims the Aspire S5 is the world’s thinnest notebook computer! These new ultrabooks will feature smaller, faster chips that operate more efficiently than the current Core processors, making them easier to cool in these thin laptops while delivering longer battery life. While we have seen laptops with touchscreens in the past, we will be seeing much more of these in the future now that Windows 8 is on the way with greatly improved touchscreen capabilities built in. The industry prediction is for a move away from ‘cheap and cheerful’ laptops and towards laptops that look great, run cool and quiet, and are easier to carry around.

Tips from a Business Mentor

Timewasters and Procrastination – tips to beat it We never seem to have enough time to get everything done in the business. One reason is Procrastination – the great time waster. So, what would be some of the areas that can help overcome this thief of time? Analyse the areas we are procrastinating about, work out the common delay tactics, develop systems - become systematic, set goals and note that deadlines are really important. We all experience distractions and this is part of the normal things that happen but we can be tough on ourselves and get rid of those ruthless time wasting tasks. A good rule is ‘do it or dump it’ – in other words, make a decision and have a strategy in place to deal with the distractions. One thing I have initiated in my business is planning every week. Apart from the day to day activities, I have developed new work habits by starting with the end of the week in mind. What do you want to achieve by the end of this week? It helps to keep us disciplined and focused. How do we prioritise the job tasks when everything has got to be done? Easy - what is the activity producing, is it a billable activity or a non-billable activity? The old saying we can’t managing what we can’t measure is so true. One of the barriers to a business achieving its goals is not valuing its time. My suggestions would be to develop a new routine, develop new work habits, avoid over commitment, learn to say NO, delegate where possible, develop a time table, and have an efficient working area. Getting organised and prioritising the job tasks will help but it takes discipline and an ongoing commitment to beat procrastination. It’s a ‘no brainer’ – but it’s amazing how we can get caught up with all the things in the business and not maintain an efficient system. Keep an eye on the important areas of the business and stay focused. A key area which will help is technology, there are so many great tools out there, find the right ones for your business and good luck. In summary, if we have structure and a disciplined approach in our business, combined with good systems, it will help with meeting the demands that we experience every day. Beerwah Rural Fire Brigade certainly had a full and varied year last year, beginning with our role in the Sunshine Coast Task Force sent to assist the Brisbane flood victims in January; a name change in July from Coochin Creek RFB to Beerwah and District RFB; and a fiery start to the fire season in September and then finally finishing the year with a very successful fund raising Christmas Raffle. We have all been impressed again by the support our local community has given. I, personally, would like to thank all of the volunteers who make up our ranks, from our support members to our fire fighters, to their very understanding partners. The Caloundra Family History Research group opened its rooms for 2012 on Thursday, January 12. The first general meeting for the New Year will be on Thursday, January 19 at 1.30pm with guest speaker our very own member, Paul Seto. Paul will tell us about his book 'The Sinking of the Pearl', a factual account of the tragic loss of many lives when a ferry sank during a flood in the Brisbane River in 1896. Members will find the story becomes more interesting, as Paul came to research this disaster through a connection which arose during the research of his own family history. Interesting guest speakers have also been secured for the remainder of the year, with February featuring the history of the pioneering Tytherleigh family. A beginners and refresher course will be held on four successive Saturdays, commencing on Saturday, April 28; a number of trips for members are planned, as well as a seminar later in the year, with an International presenter. Interest group members will be keen to hear of the exciting finds everyone has made during the holiday break, and forthcoming meetings for these groups are – Germany, Thursday, February 2, 1.00pm; Scotland ,Saturday, February 4, 10.00am; Ireland, Thursday, February 16, 11.00am; England and Wales,Thursday, February 23, 1.00pm. For your information, the RSL has undergone a huge upheaval over the last two years and the business that operates in Beerwah Parade is just that - a business. One that operates for the benefit of the community. They shop locally, they employ locals and they distribute funds back into the community as they become available. All this is done without fanfare so it is no wonder that you are unaware of all the donations that have been made. As the club grows then so will the benefit to the community. A new reserve in Beerwah

Enough is enough

Coochin Creek runs along the southern boundary of the new Woodgrove Estate and has long been a favourite for swimming and yabbying among Beerwah residents. Its rocky cascades and quiet pools, wetlands and beautiful vine forest have now been preserved in a wonderful reserve flanking the north side of the creek. This great asset to the community is due to the foresight of Stocklands, the developers, and Sunshine Coast Council. Stocklands have also created several delightful reserves elsewhere in the estate. The Coochin Creek reserve has just been handed over to council, who are now responsible for maintaining it. Pleasant gardens have been established along its border with seats and play areas. The natural forest behind the gardens contains plants not usually seen in the area and includes many large trees and some uncommon species, as well as birds and other wildlife. It is exceptionally free of weeds, so it is essential that garden waste, especially vines and grasses, do not find their way into the reserve. It is disappointing to see some dumping has already occurred, introducing weeds and creating an eyesore, degrading a valuable community resource which is also an important wildlife corridor. Why not gain the benefits of your garden waste as free mulch and compost for your own veges and plants? It is hoped that a bushland management group can be formed from volunteers under Council guidance to look after the area, understand it better and promote its enjoyment. In reply to the letter from Danita Black (GCNews December 20) – all I can say is “enough is enough”! For nearly 12 months now, we have had to endure the constant complaints from people who do not know all the circumstances that caused the unfortunate rift between the new Beerwah Peachester RSL and the now renamed Club Glass House. Both clubs have had to endure some incredible challenges and it is a credit to both clubs to have advanced to where they are today. Everyone has been inconvenienced in some way and it doesn’t take a Rhodes Scholar to know that some things have been completely beyond the RSL’s control. So if you have been inconvenienced because the poker machines or the TAB weren’t up and running when you or your husband visited the RSL premises, how about blaming the Government authorities with all their red tape, or the unexpected need to upgrade the wiring to the poker machines or countless other unforeseen problems which caused these delays. Unlike you, I have lived in this area for over 23 years and the new RSL is doing much by supporting all servicemen and women within the community and they will do more as and when they are able. It is no longer just a Club, it is now a RSL Club that supports its Diggers and it is because of this support that Sub Branch members and their families are closer now than they have ever been. The community as a whole is showing their support for the new RSL by the increasing number of people renewing their membership. And the RSL’s ability to support small businesses within the area will improve as the Club improves. It is time to put this behind us and accept that we now have two separate clubs who are doing their best to make the most of the situation. My family and I would like to say a very sincere thank you to the Mooloolah Valley Community Centre for the wonderful Christmas party they hosted. Better and safer footpaths needed for Beerwah Beerwah township needs upgrading. Late last year GCNews carried a story that illustrated this point, which I’ve been making throughout my campaign for council. The story concerned a local businessman who was injured after tripping on uneven pavers on Peachester Road. This adds weight to the already very strong case for improving the surfaces of Beerwah’s main footpaths as part of council’s proposed 'Place+' streetscape project. One key idea I have been promoting is to underground the power lines on Simpson Street and the township end of Peachester Road. Imagine the power poles gone next time you’re in town! As this requires replacing the existing surfaces on Simpson street we can use the opportunity to resurface all the main footpaths with better materials, improving safety and attractiveness. Also imagine our opportunity to selectively widen the footpaths, creating more space for attractive street furniture, plantings and shade trees. I’ve been involved with upgrades like this as a consultant and planner. When done well they really improve business prospects and lift a community’s confidence and pride in its identity. The bigger picture is that the developments happening in this area raise major challenges for Beerwah and other Glasshouse Country townships. One is that they may become urbanised service centres with little country character remaining. Another is that our businesses could be overwhelmed by developments like Caloundra South, which will have a Sunshine Plaza sized shopping complex 11 minutes drive from Beerwah. The solution I offer is to make our townships destinations in their own right using their country character as both a lifestyle and economic asset. Currently, our public spaces, including the surfaces of our footpaths, have become liabilities rather than the assets they need to be. If I am elected, rest assured, we will change that.

Glasshouse Country — ‘a caravan and motorhome friendly destination’

A new tourism market dubbed ‘The Grey Nomad Revolution’ has emerged in Australia over the last 10 years. It is expected to increase rapidly over the next 20 years and already we are seeing a large cross section of Baby Boomers enjoying preretirement travel whenever the opportunity arises. This demographic is also sharing the bitumen with international tourists of all ages who are opting for the freedom this travel mode provides. The myth this sector comprises ‘free-loading’ penny pinchers has been disproved. Today they represent a very lucrative income stream, prompting councils Australia-wide to encourage them to visit suitable areas within their boundaries. As motorhome enthusiasts ourselves, my husband Jeff and I have been able to tour much of Australia and we still enjoy short-distance weekend jaunts when time permits. We and other enthusiasts go out of our way to support areas that are officially recognised by the CMCA (Caravan and Motorhome Association of Australia) as ‘recreational friendly areas’. As travellers, we know in advance that on arrival at our chosen destination we will be made welcome and the facilities we require such as decent parking and tourist information will be on hand. In 2006, I approached Cr. Anna in my capacity as a CMCA member to advocate the need for local dump points (grey/black waste discharge sewage system facilities) not only for tourists but for our local enthusiasts as well. This resulted in a dump point installation at the Beerwah Showgrounds. In later years Jeff and I also spent considerable time assisting Nambour, in an initiative led by the RSL, in their bid to become a recreational friendly destination. As a strong supporter of this initiative, if elected as your councillor I will strongly support a feasibility study to determine the economic and social benefits of packaging ourselves as a caravan and motorhome friendly area. With a collaborative approach from the tourism, retail, community and government sectors we can create our own unique Glasshouse Country tourism brand. Have your say on the future of Residential Home Parks

It has been nearly 12 months since consultation forums were held with stakeholders within the residential park sector so I was really pleased to learn of the release of a discussion paper that encourages comments and submissions from the public. Changes to this sector are a big deal to many people in the Glass House community who have chosen to make a permanent home for themselves in one of many manufactured home parks throughout the Sunshine Coast. On behalf of very passionate Glass House locals I presented a petition to the Parliament in 2009 that demanded the Government provide better consultation opportunities with the residential park community when considering legislative changes. Copies of the discussion paper titled ‘Residential parks – strategies for encouraging alternative manufactured home sites in Queensland’ are available through my office or www.getinvolved.qld.gov.au/manufactured homes. Submissions can be made in writing by January 31, or alternatively a questionnaire can be completed online.

Asphalt overlay works on Kilcoy-Beerwah Road

For anyone concerned with work that was recently undertaken to overlay asphalt along Kilcoy-Beerwah Road between Commissioners Flat Road and Maleny-Stanley River Road, I have been advised the original contractors were asked to return to do further works. Testing for this section of road found the original asphalt was not performing to the Departments’ standard so the contractors were asked back to fix the road at their own cost. The windmill is an icon of Outback Australia. Windmills are numerous and are spaced about 10 kilometres apart (where possible) so that stock can readily find water. This one is at a rest stop on Brunette Downs Station on the road from Barkly Homestead to Cape Crawford. It is a gathering point for birds and other wildlife and a refreshment stop for the weary traveller. The setting sun has given this windmill its unreal colouring, while the rising moon peeps between the blades and a bird sings on the vane. The gentle and rhythmic squeak of the turning blades gives a sense of assurance that there is always water available for the thirsty traveller. It was taken with a Samsung ST500 set on Auto. ISO 80. Exposure was 1/125 at f4.4; focal Length 13.7mm.

Music and computers A computer is a valuable tool for a musician. Looking at it purely from a musical standpoint, it can provide you with a tuner, a metronome, and a source of accompaniment for your practice as a performer. With a little research you can find instrumental accompaniments and song backings (mp3 or midi file), lyrics and music online. Also instrumental practice or music teaching software is now at the point where it can measure the quality of your work – even giving you marks for rhythmical accuracy and intonation. Probably the most fun you can have as a novice is with a program called Garageband (free with a Mac computer). It is a program that allows you to record musicians or import loops (samples of others playing) from styles as varied as techno, folk and classical music. It presents the music as a stack of horizontal tracks on a timeline and is easy to play with in real time, varying the drum tracks for the verse and chorus for example, or changing the key to suit your voice. Within an hour of installing the program you can be playing along with your new piece, singing or adding harmonies.

After you have recorded yourself and added all the loops you want, you can balance the levels of the individual tracks and mix your piece down. Garageband also provides basic instrumental lessons with stars such as Sting and Nora Jones. You will need to be able to plug your instrument into the computer, so anticipate purchasing an audio interface as an extra, and you might need a microphone as well. An audio interface or microphone can be as cheap as $30.00, but it will depend on the quality you want to achieve for your project. A USB keyboard is a standard extra for a music student these days and it can include the audio interface as well so it is worth considering if you are reasonably serious about becoming a better musician. The value of the computer to your life as a musician however doesn’t deny the importance of a teacher or mentor for your development. Even the world’s greatest musicians still use trainers or mentors to keep them finely tuned! Do have a creative musical month! Michael

Home and Property Guide Borrowers reluctant to flee from fixed loans despite rate cuts Borrowers’ preference for fixed rate home loans is continuing at an unrelenting pace regardless of recent cash rate cuts, national loan approval data from Mortgage Choice has revealed. Fixed rate loans accounted for 24 per cent of all new home loan approvals during December 2011, up from 21 per cent in November and well above the 12-month average of 15 per cent. Demand for this loan type has risen for seven consecutive months, increasing 13 percentage points since May 2011. Company spokesperson Belinda Williamson said consecutive cash rate cuts in November and December 2011 have not swayed Australian borrowers’

A recent report from the Housing Industry Association (HIA) shows that the volume of detached house sales increased in Queensland in November, following the nation-leading spike in October. Deputy Premier and Treasurer Andrew Fraser said official interest rate cuts and the extension of the $10,000 Queensland Building Boost provided the confidence needed for buyers to enter the market. "In October we saw a massive increase of 20.8 per cent in detached house sales in Queensland, and it's been backed up by another increase of 4.7 per cent in November,” Mr Fraser said. “Queensland is now the only mainland state that has recorded growth in the new home sector since August last year – which coincided with the launch of the Queensland Building Boost. "Queensland led the nation in kick starting momentum in the sector last year, and following a massive month in October other states are now following suit. "We have seen increasing interest in Queensland Building Boost applications throughout December so I'd expect to keep seeing more growth in this sector. He said more new homes mean more jobs not only in construction but in other sectors like retail.

Over the past 20 years, fixed rates have usually been higher than variable rates. The certainty of a fixed rate can help with budgeting in the early years of a mortgage – it’s good protection against the unexpected. Smart tip - professional packages Professional packages are well worth considering if you qualify – and they don’t necessarily mean you have to be a whitecollar ‘professional’.They’re something that people ‘going it alone’ may not research, and consequently miss out on substantial discounts and benefits. Professional packages are simply a way of packaging a loan with extra benefits. They vary between

lenders, but the benefits can include interest rate discounts of between 0.50 and 0.75 per cent for the life of the mortgage, lower fees and discounts on other bank products. The additional benefits often make the packages add up to significantly better value for money than traditional ‘no frills’ loans. Terms and conditions vary, but usually if you are borrowing more than $150,000 and earn more than $50,000 per annum you are likely to qualify for a professional package.

Building boost extension welcomed Last week’s announcement that the Queensland Building Boost will be extended for three months is a welcome piece of good news for the real estate industry, according to the Real Estate Institute of Queensland (REIQ). I have been looking from my office window over the past month since we were together last. It was my intention to share with you the Alcantarea regina in full flower but she was a little slow. This may have been caused by the cooler weather in late November. I was able to show you the flower spike then but the week before Christmas the flower pods began to open. At first, the small white petals begin to pop out of the pod starting from the bottom. Then the show gets into full swing. As each flower appears, it has a sticky clear liquid attached and then within a day has dropped off and the stamen with a bright golden crown of pollen. Then the honeyeaters appear calling in for a feed. This show has been going on now for almost four weeks and, as you can see from the photo, the flowers are only about half open. I have been trying to get a shot of the feeding birds but they don’t hang around very long.

You will see how the flower spike has now developed red leaves as they rise up the stem. I was visiting another garden over Christmas and what did I see but an Alcantarea extensa also in full flower. This plant was in a large pot and had only about half the flowers of the regina, which is in the ground. The striking difference between the two plants is the flower spike has a coating of leaves which are purple. This is the colour which can be seen as a fleck or a patch on the leaves of the plant when in growth. The flower heads are almost identical with the same habit of providing nectar for the birds in both plants. We will revisit these in about three or four months when you will sight the next stage of the flowering process with the production of the seeds. It will be almost winter before these plants complete their seed drop.

Beerwah Bulldogs

The Beerwah Bulldogs have nominated a Senior Women’s team in the south-east Queensland competition for the 2012 season. Bulldog’s president, Dean Roberts, said that having an A Grade women’s side was a logical step for the club following three years of developing girl’s teams. Australian full back, Tegan Rolfe, has been appointed the captain/coach of the squad and a core playing roster has been recruited from the region. Tegan is excited about the prospect of playing out of Beerwah and has been pleased with the support that the Club has provided. “We have our jerseys designed, coaching staff are nearly all appointed and we have local company, Armesto’s Transport, signed up as the team sponsor’” she said. The club will again be fielding U15 and U17 girl’s sides in the 2012 junior competition and it is very rewarding for the club that some of the past junior players will be lining up for the Senior team.
