Listing volumes also continue to sit below long-term averages, maintaining a degree of supply constraint across the market. While it is still early to fully assess the impact of recent rate rises, the broader economic environment, particularly rising inflation, is expected to influence market conditions over the next 6–12 months. Segments of the market that are more sensitive to interest rate movements are likely to experience the greatest impact. In typical inflationary environments, discretionary spending (such as travel and holidays) tends to soften. This may affect the performance of short-term accommodation assets, with some investors potentially transitioning back to longterm rental strategies. While this could place some downward pressure on rental growth and yields over time, current vacancy rates remain at historically

low levels, meaning any material impact is unlikely in the immediate term.
