Or perhaps you're looking to convert your loft so that you can use it as an additional bedroom? No matter what type of major renovations you are planning, the first and most important step is to determine whether you will need planning permission or whether the work will fall under permitted development rights.

In some cases, permitted development can allow you to achieve more space, whereas in other cases, planning permission may be the best step forward for you so that you can really bring your dream home ideas to life.

To help you decide on which option may be best for you, we have teamed up with the experts at MyJobQuote.co.uk who have created this comprehensive guide, which explains what permitted development and planning permission are, when you might use them, and the differences between these two terms.

WHAT IS PERMITTED DEVELOPMENT?

In some cases, homeowners can carry out certain works on their homes without having to apply for planning permission. In these cases, the home would fall under the term ‘permitted development’.

Any building work that is done under permitted development will have to meet certain standards and criteria that limit the size of extensions and loft conversions. These limits are quite generous, though, and there is a lot that you can do to maximise your living space and improve your home without needing to go through planning permission.

Renovating under permitted development won’t remove the need for certain paperwork. You will still need to show the extent of your plans and provide them to your local planning department. You will also need to obtain some documents to sign off the building work, including a building regulations certificate, party wall agreements, and potentially a right to light report or a build over agreement.

WHEN DOES PERMITTED DEVELOPMENT APPLY?

If you are planning an extension on your home, there are many different types that can fall under permitted development. The scope is quite varied and will cover both the internal and external works. However, even if it does fall under permitted development, there are some strict design criteria that will need to be adhered to.

Once you have an idea of how you want to extend your home, you should then discuss these ideas with a local architect or a planning consultant. These professionals will have a very good idea of how best to turn your ideas into a high-quality design.

Each different type of renovation will have different rules when it comes to falling under permitted development. We will go through these various rules here:

All Types of Extensions

• Only 50% of the ground around your home can be covered by an extension or other type of building.

• The extension cannot be taller than the highest part of your existing roof.

• If the extension comes within two metres of a boundary, the height at the eaves cannot exceed three metres.

• Extensions cannot be built forward of the ‘principal elevation’ (this usually means the front of your house).

• In conservation areas or areas of outstanding natural beauty (AONB), the works cannot include any cladding to the outside of your house.

• The materials used on any works to the outside of the house must be similar in appearance to those of the existing property.

Loft Extensions

• The increase in the volume of your proposed roof extension cannot exceed 40 cubic metres for terraced properties, or 50 cubic metres for non-terraced properties.

• The extension should not go above the height of the existing roof.

• It should not extend towards the front roof slope.

• If you are adding new side-facing windows, these need to be privacyglazed.

• If you are adding a rear dormer window, this should be set back at least 20cm from the original eaves.

• There should be no part of the roof extension overhanging the outer face of the wall of the original house.

Single Storey Rear Extensions

• If you are renovating a detached house, the rear extension cannot extend beyond the original rear wall of the house by more than four metres. In terraced and semidetached houses, this is reduced to three metres.

• If you live in a conservation area and the work is subject to approval beforehand, the depth limit for single-storey rear extensions is increased to eight metres if you are in a detached house and six metres for any other house.

• The overall height of your singlestorey rear extension cannot go above four metres.

Single Storey Side Extensions

• The extension cannot exceed four metres in height.

• It can only be up to half the width of the original house.

• If you are in a conservation area, side extensions are not considered to be permitted developments.

Two Storey Extensions

• Your two-storey extension should not extend beyond the rear wall of the house by more than three metres. You should also leave a gap of seven metres or more from the rear wall of the two-storey rear extension and the boundary fence.

• The pitch of the roof should match the original house.

• If you are adding any windows below 1.7 metres floor height, these should be privacy-glazed and fixed shut.

• If your home is in a conservation area, two-storey extensions won’t fall under permitted development.

WHEN WILL PERMITTED DEVELOPMENT NOT APPLY?

The permitted development rights only apply to houses. The following will not fall into the permitted development criteria:

• Flats or maisonettes.

• Converted houses or houses created through the use of permitted development for a change of use or a new house.

• Areas where there may be an Article 4 Direction, planning condition, or other restriction that may limit or remove the permitted development rights.

WHAT IS PLANNING PERMISSION?

Planning permission is where a homeowner will ask their local authority for permission to carry out certain types of building work at their home. These can include new building works, major alterations to existing homes, or significant changes to a building’s use.

Planning permission helps to ensure the development aligns with local policies, considers the impact the work will have on the local community and environment, and meets safety and design standards.

If you go through with the work without planning permission when it is needed, you could be issued with an enforcement notice that requires you to demolish the work. This can result in the whole thing becoming very expensive and timeconsuming.

WHAT ARE THE DIFFERENCES BETWEEN PLANNING PERMISSION AND PERMITTED DEVELOPMENT?

The main difference between planning permission and permitted development is that permitted development involves works that do not require any planning permission. This means that the homeowner is not necessarily required to apply for consent before the proposed work is carried out.

All works that fall outside of the criteria of permitted development will require planning permission, which you can get following a planning application. It is essential that, if you do need planning permission, you obtain this and the work is approved before any work commences.

It is also worth noting that, although you may not be required to submit any formal applications under permitted development, it is advised that you apply for a Certificate of Lawful Development.

When working with an architect, they can prepare and submit a full set of existing and proposed plans to your local authority, and they will provide you with a certificate confirming that your plans do, in fact, fall under permitted development rights. This can help you avoid any issues later on as you can provide proof to anyone who asks.

Post-budget bounce in homebuyer activity to boost Christmas market momentum

The latest research by eXp UK has revealed that the market could be set for a festive surge in homebuyer activity now that the Autumn Budget dust has settled, with the vast majority of prospective buyers preparing to resume their search and many even willing to conduct viewings during the Christmas period itself.

The survey of current UK homebuyers, commissioned by eXp UK*, found that almost three quarters (73%) had been putting their plans to purchase on hold prior to the Budget. Now that clarity has been provided, 98% of these buyers say they are ready to ramp up their search for a home.

The research also shows an unexpected enthusiasm for in-person activity during the festive week.

As many as 43% of buyers say they would be happy to attend a viewing on Christmas Eve, and 16% would be willing to view a home on Christmas Day or Boxing Day, with a further 18% stating they would do so only for the perfect property.

A further 45% intend to view between 27th December and New Year’s Day, although many again said it would need to be the right home (32%) for them to get out and about during this period.

At the same time, the majority of buyers - 71% - plan to continue house hunting

virtually over the Christmas period. However, the traditional Boxing Day bounce may be less pronounced this year.

When asked which days they expect to browse portals or book viewings, buyers cited the period between 27th and 30th December as their most active days, with far less focus on Christmas Eve, Christmas Day, Boxing Day, New Year’s Eve or New Year’s Day.

And while much of this activity will be virtual, it signals strong momentum heading into the new year.

A substantial 86% of those surveyed say they intend to arrange in-person viewings for January to get ahead in the 2026 market.

The only downside to this festive surge in house hunting activity? 71% believe that it adds to the overall stress of Christmas.

Adam Day, Head of eXp UK and Europe, commented: “The market has been subject to months of Budget uncertainty and this has clearly impacted buyer intent. But now that the dust has settled and homeowners have clarity for the year ahead, many appear keen to push forward with their plans - even during the festive period.

Of course, this surge in activity may not translate into headline market metrics for the final weeks of 2025, but it does suggest that we are likely to start 2026 very much on the front foot. With so many buyers preparing to book early-January viewings, market momentum should begin to build almost immediately, helping to negate any traditional property-market January blues.”

From custom joinery to carefully selected finishes, Tailored Living transformed this high-rise apartment into a beautifully refined, welcoming home environment with finesse. The design team were given full creative license, using the client’s former home as inspiration and then reinterpreting the space to suit the contemporary architecture of Battersea Power Station.

Gloria Sanchez explains, “Encapsulating the growing trend for quiet luxury in the home, we delicately blended the original architecture with timeless comfort to present clean lines, layered textures, and a refined neutral palette, which form the foundation of this bespoke residence. Resulting in a serene open plan living space that oozes texture, tone, and stylistic beauty, we carefully chose design accents that bring warmth, personal expression, and high level of understated luxury throughout this 3-bed apartment.

Helping to create depth and dimension, we used a neutral palette that blends variations of cream, white, brown, and grey across different elements like the furniture, and textiles for a seamless living experience. Presenting a sense of familiarity from room to room, our bespoke joinery adds to the natural flow and homely atmosphere by using gentle curves to soften the modern architecture and ensure the quality craftsmanship of each piece plays a central role in everyday life.

I love the Scandi-style kitchen designed with clean lines, and natural materials, which link the cooking zone to the social areas to create a more relaxed, hygge-inspired living environment. In 2018, Tiff and her family purchased their new home nestled in a charming village within the Surrey Hills. Recognising the need for a more family-friendly layout, they set out to transform the property, which initially had low ceilings and disconnected rooms.

After renting the house out for a year while awaiting planning permission, they chose to demolish the existing structure in October 2019 due to a woodworm-infested timber frame and unsuitable foundations. The rebuild, meticulously designed by Back to Front Exterior Design, was completed in October 2020.

Tiff envisioned a neo-Georgian aesthetic, perfectly suited to the picturesque cricket green in the heart of the village. She chose Bereco’s timber Sliding Sash Spiral Balance Windows and Flush Casements to enhance the home’s character, emphasising exterior charm.

The project, spanning a year from demolition to completion, with only a minor three-week delay, a remarkable achievement given the challenges posed by the 2020 lockdown and its restrictions. One of Tiff’s favourite elements is the Flush Entrance Door, a striking four-panel design finished in Smoky Blue (BS 18 B 25), complemented by a Polished Brass Ring Knocker and Large Centre Door Knob for a timeless, elegant look that matures beautifully. The door is equipped with a Euro Cylinder Pull on the exterior

with a 3-point locking mechanism and 3* Neighbourhood Watch approved cylinder with a thumb turn internally. At Bereco our Entrance Doors are PAS24:2022 compliant and we hold Secured by Design certification. Tiff also admires her porch and the Boot Room door, finished in Signal White (RAL 9003), featuring a halfpanel, half-glass design with an Cottage bar feature, adding charm and character to the home.

BUILT WITH RESIDENCE 9 WINDOWS

A traditional red-brick new-build property nestled in the Sussex countryside has been constructed as a contemporary, mock tudor-style home with the use of R9 Windows and French Doors in an English Oak colourway. The property features a half-timbered exterior, gables and jetty details, which all combine for a stand-out aesthetic.

Collaborating with installer, Provincial Windows, and fabricator, Window Tech Trade, Residence 9 windows and French doors in English Oak on Grained White were installed to replicate the traditional timber tudor-style look, whilst benefitting from features suited for modern living.

This project showcases numerous windows and French doors, complete with iron style pear drop Regal hardware, which were manufactured using the Timberweld jointing® technique; a welded method that creates a seamless butt-joint appearance both inside and out - offering the authentic look of timber with the added strength and durability of triple-glazing.

Flexibility was a key component for the overall project on this occasion, too. The homeowner chose a mix of fixed and opening styles, which offered both functionality and ventilation as required. In addition, a variety of glazing types were used to suit different needs around the property: 4:16:4:16:4 Lam Low E for thermal performance, satin obscure for privacy, leaded glass for character and clear glass to enjoy the light and views. Finally, the French doors which were installed, offer excellent flexibility for everyday use and insideoutside entertaining.

Developer, Scandia Hus, selected Residence 9 windows due to their ability to achieve the required authentic 19th Century timber-style flush design, while also benefitting from modern day energy efficiency, security and quality features.

Residence 9 windows excel not only visually, but also in their efficiency properties, boasting A++ energy ratings and achieving u-values of 0.74Wm2k with triple glazing. Laura’s TV career actually kicked off behind the camera at just 18, where she worked behind the scenes on ‘Top of the Pops’, ‘Big Brother’ and ‘Harry Potter’ before being encouraged by Dermot O’Leary and Vernon Kay to transition into presenting, starting with CITV.

From skate-off to take off, in 2011, adventure-based entertainment followed when the daredevil star ice skated her way to runner-up in ITV’s ‘Dancing On Ice’, ahead of hosting action-based challenge show ‘Fort Boyard: Ultimate Challenge’, while just weeks after giving birth in 2014, adrenaline junkie Laura competed in her next big challenge, Channel 4’s ‘The Jump’.

She made her property presenter debut on ‘A Place in the Sun’ in 2011, becoming a main presenter and remaining one of the show’s most recognisable faces to this day. Her coveted home renovation and property expertise led to presenting roles on C4’s ‘Beat My Build’ renovation competition and Channel 5’s ‘Cowboy Builders and Bodge Jobs’, further cementing her top reputation in lifestyle and property television.

A PASSION FOR PROPERTY

Laura’s property journey began at just 19 with the renovation of her first home. Since then, she has developed over 20 properties, blending design and investment with sustainability.

“I started young!” she says. “I bought my first small, one-bedroom flat, which was very much a ‘fixer upper’ and needed a lot of love. That’s when I realised how much I enjoy transformation: taking something that’s tired or imperfect and making it into somewhere beautiful and functional.”

With a keen eye for a bargain, Laura bought her own first home entirely self-funded. “From there, it was always about gradually taking on larger and more complex renovations. Some properties needed structural work, others cosmetic,” she reveals. “I’ve made 10 moves in 15 years!”

“I love turning a rundown old wreck into something special… When you have the bug for renovating, it’s something that you want to do over-and-over again. Over the years, I’ve moved up the ladder: bigger homes, more ambitious designs, more sustainable features, more refined finishes.”

And that string of successful property renovations has proven a huge learning curve for Laura. “I’ve learnt that every project teaches you something new… about materials, contractors, patience, design, budgeting, and also about knowing when to trust your gut.”

A LOCKDOWN LIFESAVER WITH COMMUNITY SPIRIT

In 2017, entrepreneurial Laura bought her local post office, located in a stunning Surrey setting on the village green, and became a fully qualified Post Mistress to save it from closing.

Having historically served the community as the village shop since 1907, a century later Laura not only renovated the site but created the impressive 'Lord Roberts on The Green', an independent Deli & Coffee Shop offering artisan produce, alongside everyday necessities, to help those in need during lockdown. Her offering served as a pillar of stability throughout the pandemic, helping locals with their food shopping and more.

Transforming Lord Roberts into a thriving café and deli whilst simultaneously serving as postmistress and landlady, the visionary presenter created a valued community space, seeing the business became the beating heart of the community, for whom it was love at first bite! “I only ran the post office for a year, because the coffee shop side of the business become more successful,” she explains.

Balancing the business with her TV work and homeschooling her two children during lockdowns, Laura put all her efforts into supplying essentials, plus a takeaway and delivery service, at her booming bistro, while an appealing alfresco area even hosted a mini post-lockdown festival!

“I am so proud of what it became. When any houses come up for sale close by, Lord Roberts is ALWAYS mentioned in the marketing material as an attraction in the area!”

Laura is not one for sitting on her laurels, and the pandemic also saw creative action on her home DIY front. With lockdowns slamming the brakes on her travels, it proved the perfect time for her to pick up a paintbrush, seeing her paint her now former house from top to bottom and renovate her kitchen “at a fraction of the cost” of having a new one installed.

Having enjoyed “every aspect” of transforming and owning Lord Roberts on the Green, she sold up a few years ago and moved to another area of our county. “When you love doing up properties or building brands as I do, you reach a point of wanting to move on,” she explains. “I was ready for the next challenge and project!”

THE REBUILD - GOING GREEN

And that challenge was soon completed. All about nature, Laura loves life here in England’s most wooded county, Surrey - my home too - where she relishes the great outdoors with her kids. After selling Lord Roberts, she purchased elsewhere in our county, turning a period property into an exciting eco home inspired by the natural environment.

The Rebuild, her historic home restoration played out on YouTube, showcased her commitment to sustainable development. “The setting was stunning, with a lake in the garden. I turned an old house with a 16th-century folly into a sustainable home. I knocked down every internal wall, increased the footprint by 48%, installed solar panels, a water treatment plant and an air-source heat pump. The property improved from an EPC rating F to a B.”

Laura lived in the property and completed it in just a year. “I turned my partially 'off-grid home' into something very special.”

PROJECT MANAGEMENT & PROLIFIC DIY SKILLS

Turning her hand to almost anything on the property front, this active TV frontwoman is a dab hand at DIY, and having acquired property proficiencies aplenty loves sharing her improvement tips and talents for people wanting to update on a budget.

“I’ve picked up quite a few skills over the years,” she says. “Some out of necessity, others just through curiosity! Project management has been a big one. Keeping track of all the moving parts, timelines and different contractors definitely teaches you how to stay organised. I’ve also picked up a bit of carpentry

knowledge along the way and learned enough building trade lingo to at least sound like I know what I’m talking about and to understand what’s actually feasible on site.”

“On the design side, I’ve developed a real love for working with lighting, layering textures, choosing finishes, and pulling furniture schemes together. I’ve also got into interiors photography. Capturing a space once it’s finished is such a satisfying part of the process. And I’ve learned a lot about sustainable building, like how to use heat pumps, solar panels, and insulation effectively.”

As for skills she’s itching to try, “I’ve dabbled in plastering and tiling, but I’ve realised some jobs are best left to the professionals! I’m always up for learning, but I also really value the craft and experience that skilled tradespeople bring to a project.”

INTERIORS INSPO: MIXING OLD-SCHOOL MOOD BOARDS WITH PLAYFULNESS

With interior design also her “thing” alongside renovating, she tells me she’s a fan of old-school mood boards. “My design process usually starts with a ‘feeling’ or a visual spark: something I’ve seen on my travels, a room I once stayed in, a colour from nature, or even just an interesting texture.”

“From there, I start gathering inspiration: images, fabrics, wallpapers, furniture and materials. I love working with physical samples, too: paint chips, fabric swatches, little bits of wallpaper… I lay everything out to see how it all interacts, how the colours balance, the contrasts, the textures. For me, a home should feel cohesive but never too ‘done’ or overly co-ordinated. I like to create a sense of softness and calm, with layers, mixed patterns, and a bit of playfulness!”

“I’m really proud of this collection!” she beams. Successfully combining her love for travel, design and sustainability in her role on the high-profile property hunting programme ‘A Place in the Sun’, this hands-on home restorer has travelled the world.

Visiting diverse places and properties aplenty, the much-loved presenter has starred on the hit show since 2012, giving sun-seeking property hunters guidance and sharing her pearls of wisdom aplenty.

From flash Floridian condos, stunning Spanish villas and fantastic Portuguese pads to awe-inspiring abodes in Antigua, idiosyncratic Italian dwellings and charming farmhouses in Greece, this well-travelled star has seen, and showed us, them all.

“I’ve always loved both worlds: homes, interiors, renovation and travel, exploration, seeing how people live in different places. Presenting a show where you get to visit dreamy destinations, meet people pursuing their property dreams, and combine lifestyle with the practicalities of buying abroad… it just felt very authentic to me. Also, it’s a privilege: not everyone gets paid to do a job that they would do anyway because they love it.”

She’s found a fair few favourite properties on her global hunts. “Some homes stick in my mind because of their stunning views, whether it’s the sea, the

That experience came full circle, because I’ve now gone on to launch my own wallpaper range, which is something I’m really proud of.”

I also really enjoy seeing bold renovation projects, places with real potential where people have taken creative risks. Those are always inspiring.”

Laura’s top spots? “I’ve been incredibly lucky to visit such a wide mix of places with ‘A Place in the Sun’ and each location has its own charm, but a few places really stick with me:

• Mallorca is a big favourite. There’s something magical about the light there - the way it hits the old stone walls, the traditional shutters, and how beautifully rustic features mix with clean, modern interiors. I’m always drawn to homes with original beams, thick stone walls, then suddenly a sleek kitchen or spa-like bathroom tucked inside.

• Southern Portugal and the Algarve are also high on my list. I love the emphasis on outdoor living, homes with courtyards full of tiles, shaded terraces, and that wonderful sense of flow between inside and out. They have a way of making you slow down and breathe.

• And then there’s France , especially rural Provence and the Dordogne . I adore the character in the old farmhouses, those sloping roofs, all the texture from local stone, tiles and timber. There’s such a strong sense of place in the materials and design, and I love seeing how people update those spaces while keeping their soul.

MOODBOARDING TRAVELS

Her horizons have been broadened by an entire atlas of experiences overseas, reflected in how this property queen updates and decorates her own homes. How have her travels influenced her makeovers?

“I get a lot of interior inspiration from boutique hotels I stay in,” the home expert explains. “I’ve picked up a few little interior pieces on my travels, too!”

With her huge love of interior design and renovation, her elegant eye for design gives glamorous hotels a good run for their money. “Travelling is like real-life moodboarding for me. I’m always soaking up inspiration from the colours in the landscape, the way the light hits a wall, the details in doors, windows, ceilings, courtyards, gardens… you name it!”

“All of it feeds into the palettes, textures and overall feel I bring into my designs. I’m constantly picking up ideas, whether it’s a tile shape, a plaster finish, a fabric, or the layout of an outdoor space. It’s honestly one of my favourite parts of the whole design process.”

And she doesn’t only offer her unique insights and expert advice to prospective overseas property owners on our screens… she savours sharing her homespun knowledge on her social media channels, too.

LAURA’S OWN PLACE IN THE SUN

As for her favourite place in the sun, for this travelling TV star there’s no place like Spain.

Last year, Laura made the move to Mallorca, buying a sunny abode on a Spanish island to renovate and have fun in her very own ‘Place in the Sun’. Purchasing a renovation project in a playground of the rich and famous, her Balearic build had begun.

“Renovating properties has been a HUGE part of my life since I was 19,” she says. “I’ve always had a passion for turning a rundown wreck into something beautiful, but every property I have renovated so far has been in the UK. Renovating overseas is a completely different ball game and I am very much on a learning journey. There are so many different taxes, building permits, rules and regulations….”

Laura’s children are very much involved in the latest her long string of renovations. “I love them to see any properties I renovate before, during and, of course, the final result, teaching them that if you want something, you have to work for it”.

SIMULTANEOUS SPANISH RENOVATIONS WITH JASMINE HARMAN

2025 sees the popular overseas property programme ‘A Place in the Sun’ celebrate 25 years. “It really is a great show, and I’m honoured to help and offer advice to house hunters and be part of something so special,” says the star of her continuing on-screen role.

The much-loved show recently won another coveted TRIC award for best daytime TV. “The second one we have won in the last two years, which is incredible,” Laura spills. “This time, however, I had the honour of accepting the award on behalf of everyone. Making an acceptance speech was slightly nerve wracking but a moment I’ll never forget…”

Laura is great friends with her fellow ‘A Place in the Sun’ presenter and Surreyite Jasmine Harman, who also recently sold her Surrey home to purchase her own place in the Spanish sun.

“Funnily enough, Jas and I ended up buying our places abroad at the exact same time!” Laura reveals to me. “I was able to give her some advice on areas and schools that I thought would be a good fit for her and her family, which was lovely. The main difference is that my place is a bit more of a project - a big renovation in Mallorcawhereas Jas bought on the mainland. I’m planning to use

mine as a holiday home rather than making a full-time move… at least, for now!”

RED FLAGS: COWBOY BUILDERS & BODGE JOBS

The biggest ‘bodge jobs’ she has uncovered on her property journeys? “I’ve definitely seen my fair share of bodge jobs over the years!” she divulges.

“Some of the worst include things like poor foundations, damp issues just being painted over, or really bad brickwork and pointing. Then there’s cutting corners with insulation, or using cheap windows that don’t seal properly... totally false economy. One that really worries me is when wiring or plumbing is done without the right certification. And sometimes you see decorating that’s clearly just been done to cover up much bigger structural problems instead of actually fixing them.”

Red flags readers should look out for when engaging builders and other tradesmen? “There are a few big ones... If a tradesperson can’t show references or past work, that’s a worry. Same goes for anyone who won’t give you a written quote or gives you something super vague. Always ask about certifications, whether it’s for electrics, gas or plumbing. And be wary of people who seem in a rush or skip over the prep work like proper sealing, weatherproofing or insulation. That kind of stuff always comes back to bite you later…”

“Renovating overseas is a whole different ballgame. You really need to check the local rules around permits and building standards and do your homework on local tradespeople. What works in one country might be completely different in another. I’m definitely learning that as I go!”

CREATING THE WOW ON A BUDGET

How can we easily create the ‘wow’ and add value to our homes on a tight budget? “There are so many simple, cost-effective ways to add the wow factor and boost your home’s value without breaking the bank,” the property expert reveals.

She says it’s possible to add “the little touches” to a home very affordably, giving it a completely different feel. “Creating a feature wall with wallpaper, panelling or a bold paint contrast can instantly transform a space, while swapping out old handles and lighting fixtures gives rooms a quick, modern refresh.”

Alongside lending a place a fresh lick of paint, Laura also advises changing taps and shower heads to totally transform your living space. “In the kitchen, upgrading to quality worktops or wrapping existing units can deliver a high-end look for a fraction of the cost, often saving up to 80% compared to a full refit,” she reveals to me.

“A fresh coat of paint in harmonising or accent colours can uplift tired rooms, and updating soft furnishings, like cushions, curtains and rugs, brings instant warmth and texture. Even in bathrooms and kitchens, small upgrades like new mirrors, stylish hardware and better lighting can make a huge difference.”

As for her own home décor hacks, no bodge jobs here! Keeping it simple yet stylish, her recent masterful makeovers in the UK have included using muted shades, with the interiors maestro impeccably painting her kitchen cupboards and “inexpensively” re-tiling a kitchen with Moroccan-style patterned tiles inspired by her travels, complemented by a cool twotone colour scheme of off-white and grey, creating a contemporary-classic look. She even retiled her own swimming pool in Surrey!

THIS MORNING JETSETTER - TRAVELLER’S TALES…

Back on the box, alongside property, she’s also caught the travel bug during her prolific travels, and Laura is now regarded as one of the UK’s leading travel experts, too “I’m so lucky to be able to combine my love of property and travel with my TV career,” she smiles.

With motherhood in the mix, too, Laura says her proudest productions yet, however, are her two young children. “They have already seen a lot of the world, as they get to travel with me wherever I film!”

Have kids, WILL travel, Laura frequently jets off to sunnier climes, hopping on a plane with her kids in tow. Since 2022, she has also graced our screens on ITV’s ‘This Morning’, for which she presented live location features.

She has many magical memories from filming worldwide. Any laugh-out-loud moments that have particularly stood out for the presenter?

“Ha ha! So many… but one of my most memorable was probably a few years ago when I was filming ‘A Place in The Sun’ in and it started raining and all of our cars got stuck in the mud! There were seven vehicles and we all had to be pulled out by tractors!!”

“I was once chased by wild boars on the beach in Turkey, too! Memories and friends I will treasure forever… I’ve been incredibly fortunate to stay in some lovely AND unusual places…. I’ve slept on a beach in Sri Lanka, with Bedouin Monks in the Sahara Dessert, in a treehouse on a mat in the jungle in Thailand and more!” she reveals. “My adventures have been incredible…”

Back in Blighty, if you don’t bump into Laura at London Gatwick, you’re pretty much guaranteed to spot her here in my home county. When she’s not jetting around the world helping potential house buyers, the property guru can be found soaking up the somewhat-less-frequent sun here in Surrey.

Having found her very own place in the sun, she says the best part of her prolific TV travels is coming home. “I’ve filmed all over the UK and abroad, but always love coming back to Surrey,” she tells me. “It’s a place where I’ve lived and called ‘home’ for the last 20 years.”

When is Poinsettia Day?

Poinsettia Day is on December 12th and held in honour of Joel Roberts Poinsett, the American diplomat who introduced the plant from Mexico to the United States nearly 200 years ago. Since then, its popularity has spread worldwide, and poinsettias now symbolise goodwill, community, and celebration during the darker winter months, and of course, are a well-recognised symbol of Christmas.

Each December, poinsettias fill our homes from the traditional red to soft cream, pink, and even marbled or striped designs. These striking plants bring warmth and colour to homes long before the Christmas tree goes up, providing an instant festive lift to kitchens, living rooms, and hallways.

Choosing and caring for your Poinsettia

When choosing your plant, look for bright foliage, strong stems, and little or no pollen showing in the central flower cluster. Poinsettias prefer a warm environment, ideally between 15–22°C, away from direct sunlight and cold windows. Water only when the surface of the compost feels dry, and allow excess water to drain away, as overly wet roots can quickly lead to leaf drop. With the right conditions, your plant can look its best until well into the New Year. For an added touch, pair your poinsettia with a decorative pot cover or wrap its base in festive paper for a charming seasonal gift.

More indoor Christmas plants to brighten your home

Beyond poinsettias, the festive season invites a host of other indoor plants to brighten homes. The Christmas cactus offers cheerful tubular blooms in red, pink, white, and yellow, flowering reliably with minimal effort. Cyclamens provide delicate, scented flowers and attractive marbled leaves, ideal for cooler rooms and windowsills.

A treasured tradition during Christmas is the forcing of bulbs indoors, creating beautiful blooms exactly when festive decorations are at their peak. Popular bulbs for this purpose include hyacinths and paperwhite narcissus. Forcing requires starting with healthy bulbs, some of which need a chilling period of 10 to 15 weeks at cool temperatures to mimic winter. Once chilled, bulbs are planted in pots with well-draining compost and watered carefully. Initially, the pots are kept in dark, cool conditions to encourage root growth and shoot development. When the shoots are a few centimetres high, the plants are moved into warmer, brighter locations to bloom, avoiding harsh sunlight and heat sources to prevent early wilting.

Paperwhite narcissus bloom quickly and produce a lovely fragrance, while hyacinths offer eye-catching colours and a sweet, classic scent. Forced bulbs not only provide indoor beauty for the holidays but also can often be planted outside in the garden for spring enjoyment.
