January is typically a reset month on the Outer Cape,and early 2026 activity reflects that seasonal rhythm Transaction volume remains limited,inventory is still constrained,and pricing continues to hold where homes are well positioned.
Single-family sales were selective across Provincetown,Truro,and Wellfleet,with year-over-year pricing movement largely influenced by small sample sizes rather than any shift in underlying demand.Sale-to-list ratios remain strong,reinforcing that buyers are willing to pay for quality,location,and condition even as decision-making remains deliberate Condominium activity followed a similar pattern.Inventory is present but measured,days on market are longer in some segments,and pricing has remained stable? consistent with a market driven by lifestyle buyers rather than urgency.
At this early point in the year,January offers context rather than conclusions.The fundamentals that supported the market through 2025 remain firmly in place as 2026 begins
