Is the home insulated? Yes, completely insulated. Mass Save inspected and insulated the full exterior walls of the home. If there is decking, please describe the age and condition/materials. There is a shared front deck, and a private deck overlooking the backyard.
HOA
Who manages the HOA? It is a self-managed HOA and very informal. There are no meeting minutes. I currently pay the bills for the HOA and keep track that all payments are made on time. What is the HOA fee and how is it collected? $250 per unit. Each party makes their own deposits in the condo association’s account at TD Bank. How much cash does the HOA currently have in its reserves? $7,500. Are pets allowed? Yes, domestic pets are allowed.

Is there parking? Yes, for one car in the driveway for this unit. Please briefly describe the parking situation and garage: There is a detached two-car garage for units 2 and 3. Unit 1 has the driveway parking space.

Any additional items you plan to leave behind? The kitchen island and the pantry storage cabinet can also convey with the sale of the condo.
Any fixtures you plan to take with you? None.

Can you list any recent updates or repairs you've made? The refrigerator, microwave, dishwasher and garbage disposal were replaced in 2021.

Any active audio or video recording devices on the premises? No, not that I am aware of.
Are there any shared use/access agreements with abutters? Yes, the driveway is shared with the other three-decker next door. Both houses are responsible for snow removal, and although it’s an informal agreement, it always gets done.
Any professional contracts you ’ve had or may be ongoing? Currently there are none Is there anything in the house or on the grounds in need of repair? The front railing on the deck is rotting in a couple of places and needs to be repaired or replaced.
Are there any ACTIVE water incursions we need to disclose? No water in the basement.

Home Owner’s Perspective
What do you love about the neighborhood?
It’s very walkable. There is an express bus to downtown. The 57 bus runs very frequently and takes you to Kenmore, or you can switch to the B line as soon as Packard corner. The 86 bus goes past Trader Joe’s and up to Harvard Square. Which are your "go-to" restaurants for dining out, delivery, or take-out?
Thai North in Oak Square is delicious! Esperia Grill is close and the Greek food is outstanding. Both Starbucks and Dunkin are a very short walk. The new Bakery Lakon Paris is also excellent and a short walk. Jim’s Deli is also a short walk and has all the breakfast classics, burgers, and free delivery.
Are there any hidden gems in your neighborhood worth noting?
Roger’s Park is our hidden gem! So pretty and peaceful. You can walk down the hill from the back of Starbucks and drink your morning latte on a bench in a peaceful green oasis. Perhaps some local history that isn't easy to find on the web, a local event? Brighton Center has a Farmer’s Market near the Town Hall. Anything else to add about the location?
Free access to a local community center, discounted bridge or tunnel fares, responsive city plow service on the street.. Our local branch of the Boston Public Library is close and very nice. There is also a Senior Center in Brighton Center, and the YMCA and another nice library branch are a reasonable walk (or very short bus ride) away in Oak Square.
What do you love about this home?
I love that I’m in a walkable neighborhood near public transportation, but I have my own parking, a small yard, and a huge storage space downstairs big enough for my home gym. Also I love how many trees are in the neighborhood.
What is your preferred timeline for closing? Ideally, we would close July 14th or 15th.
