Glen Eira Market Update “During the lockdown we conducted a large number of virtual auctions, with a 100% clearance rate and an average of 5 bidders per auction.”
In Glen Eira, we’ve seen the Caulfield Junction enjoying a resurgence of popularity with a number of new cafes & recent developments. Whilst no one could see inside a property for 5 weeks, sales volumes were low but demand continues to be strong. There have been new records set over the past quarter, and we saw this with the sale of 15 Olinda Street, Caulfield South, a property with 860m2 (Approx.) of land and a liveable Art Deco home. The online auction went for over an hour, with 5 bidders and set a record price for land in the area of $2,602,000. During the lockdown we conducted a large number of virtual auctions, with a 100% clearance rate and an average of 5 bidders per auction. Enquiry levels are “off the
charts” with some buyers even purchasing sight unseen – which is incredible. Many buyers have been impatient and frustrated that they have been unable to view a property internally and some are pushing hard with aggressive offers, which is driving up prices.

Villas and apartments with courtyards/ terraces are proving to be very popular, as people are still predominantly working from home and are looking for more space. The number of rental vacancies has decreased, as has the vacancy period now that property owners have come to terms with the new rental values. Over the next quarter, we expect that there will be a late spring buying frenzy in all areas of the market that will last through to mid/late December.

Bentleigh Market Update “The family home market is still incredibly strong and land is the key - the more land, the more demand.”
Most of the last quarter has been under lockdown conditions, however a surprising amount of sales occurred without physical inspections. Lockdown hasn’t seemed to upset demand for the Bentleigh area and surrounds! It is quickly becoming one of Melbourne’s most desired pockets to raise a family with highly regarded schools, beautiful parks, plenty of shopping and good proximity to the beach whilst still being ‘affordable’ - the $2m - $3m house market is very deep with motivated buyers. The family home market is still incredibly strong and land is the key - the more land, the more demand. Good public school zones are more in demand than ever with units also having had a great run in recent months. As houses become less affordable, buyers are looking for units with backyards as a stepping stone. We are noticing that the units with generous outdoor areas are most in demand.
Buyers are making decisions much faster than previously - many buyers who are experienced in the market are deciding on a property from a short inspection and fear of missing out is pushing some buyers to make on the spot, quick judgments. An example of this is our recent experience selling 82 Mortimore Street Bentleigh, 54 Jasper Road Bentleigh & 907 Centre Road Bentleigh East - all 3 addresses sold off-market without any formal advertising, only using our database.

Over the next quarter, we expect to see the family home market continue to rise, with new infrastructure put in place - the new McKinnon Secondary College campus is opening up in 2022 and several exciting new eateries are coming to Centre Road. Landbased properties with strong development upside will also be very strong which will lead to new record prices for completed luxury townhouses due to the increased cost of land and construction.

Carnegie has experienced an elevated amount of online enquiries this quarter, with buyers bursting to get out and look at properties. This bottleneck caused by a plethora of keen buyers and reduced levels of stock is expected to continue to push prices higher - the median house price has risen to $1.64m and we expect it to continue to increase, making it a great time for sellers. There has been strong demand for both houses and units as well as properties that offer land or a courtyard has proved incredibly popular. With land prices on the constant upswing, the prices of townhouses have gone up a great deal due to the fact that the cost of building has gone up. People overall are looking to upsize, with extra rooms for home
offices and home gyms, as well as larger backyards and swimming pools being high priorities for many buyers in the current market.

The rental market has been interesting, as the majority of rentals have been leased after the tenant viewing it only virtually, so technology and connectivity have been more important than ever before. We expect that over the next few months there will be a flurry of activity, as the pent up demand for both rental properties and people looking to buy in the area is phenomenal. The new 2022 McKinnon School Zone in the Southern part of Carnegie/Murrumbeena is proving to be hugely popular and attractive, so we expect this may aid in bringing even more people to the area.

St Kilda Market Update “There is a huge demand for larger homes as swaths of buyers are leaving apartments in search of more room.”
In St Kilda, sales have remained strong over the last quarter and many properties were sold without a physical inspection. This powerful price growth has been fuelled by strong demand and a lack of housing stock this is resulting in buyers taking less time to make a purchase decision and the days on market are limited. The prolonged lockdown has effectively paused the market although, with the onset of one-on-one appointments, the demand for apartments and houses has been at an all-time high. We are now seeing the traditional 21 days on market dropping in this period. Buyers are experiencing such frustration with their inability to inspect, so much so that people are door-knocking directly to owners. There is a huge demand for larger homes as swaths of buyers are leaving apartments in search of more room. Interest
rates are low and appetites are strong - we have seen an unusual amount of large scale investments come to market (blocks of apartments) and despite the large volume, the demand and sell-through have remained high.

In times like these, areas like St Kilda that are close to “city-hubs” and strong infrastructure tend to be a flame to buyers. Investors are seeing this time as somewhat opportunistic and are taking advantage of low interest rates and a long term view of the land bank concept. We predict continued strong demand and growth in all sectors over the next quarter. Postlockdown we’ll see that people will either want to be in a highly dense population and village-type areas (which Bayside is) or desire to go bush.

“We remain confident that the market is improving - properties are leasing and recovery is underway as stability and confidence return.” Even though the technological changes we’ve seen in the last year and a half moved ahead at lightning speed - for example, being able to conduct leasing in a contactless manner - we still deal with people. Virtual or video tours, applying for properties, signing of leases, payments and providing comprehensive condition reports are all things that are now mainly completed online, but the one thing still required and demanded is a physical visit of the premises by the vast majority of the rental public. Whilst videos can give you an accurate reflection of the property and save prospective tenants and the agency time looking through unsuitable properties, most people still feel an understandable reluctance to commit to a lease until actually seeing the property. This means that we still have a personal touch and interaction and we also tend to solve any objections, big or small, on-site and show our value to our clients.
How to stand out when applying for a rental property. We are often asked to offer tips for friends and family on how to stand out when applying for a rental property. Here are our top tips: 1. Treat it like a job interview and be professional in your interaction with the leasing or property manager, as first impressions do count. 2. Supply up-to-date and accurate information on your application and any attachments you provide.
Looking ahead With lockdowns coming and going and restrictions upon us, we are fortunate to have been able to continuously lease properties and find people a home to live in during these challenging times. We remain confident that the market is improving - properties are leasing and recovery is underway as stability and confidence return. Whilst people are leasing properties in higher numbers and achieving the best rental returns in over a year, we expect the pent-up demand from those who have been unable to easily inspect properties to continue right through to the Christmas and New Year period and into early 2022.

“Stamp duty savings and government grants are still a huge factor for new properties which is helping to drive the market.” Even though we were locked down and not able to physically meet with buyers, we had many successful appointments on Zoom with buyers and made several offthe-plan sales via these meetings during the quarter. We’ve seen a push from first home buyers looking at apartments in areas surrounding the CBD with fantastic amenities, for example, 80 Westbury Street, St Kilda East & 13 High Street, Prahran. There has also been a huge demand for 3 bedroom townhouses in the southeast, for example, The Lily in Ormond & Murrum in Murrumbeena.
Stamp duty savings and government grants are still a huge factor for new properties which is helping to drive the market. The lack of stock in the secondary market has proved positive for off-the-plan sales during the last quarter, especially during the Victorian lockdown.
We’re looking forward to getting back to our display suite in Caulfield North to show buyers all the fixtures and fittings in person, as well as the market opening up again where we believe that there will be a huge demand in this market due to a lack of supply of good quality property.
Properties in high-quality locations offering good amenities and infrastructures, for example, excellent cafes, parks, schools and public transport are attracting interest, as well as areas where properties are priced well. Another factor enticing buyers is that prices for off-the-plan properties are fixed people don’t need to compete in the auction process - there’s no FOMO in the off-theplan market due to fixed prices.
