It is with great excitement and pride that we welcome you to the very first edition of the Vanderbilt Residences newsletter

As we approach one of the most important milestones in the history of the project, the delivery of our first residences, we wanted to share an update on the extraordinary progress taking place behind the scenes and our collective vision for what will soon become Puerto Rico’s most exclusive residential address in San Juan

Over the coming weeks, we will begin delivering the first residences to their owners, marking the beginning of a new chapter for Vanderbilt Residences. Throughout the remainder of this year, we will continue to complete and deliver apartments as construction progresses toward full completion

At the same time, our teams are actively advancing work throughout the property’s common areas While many of you have not yet had the opportunity to experience the progress of the lobby, amenity floor, and other shared spaces in person, we are pleased to share that these areas are rapidly taking shape Furnishings, finishes, curated art installations, and interior design elements are now being carefully installed to bring to life the sophisticated vision originally imagined for Vanderbilt Residences

Every detail from architecture and materials to service standards and residential programming has been thoughtfully designed to create an unparalleled living experience in the heart of Condado Vanderbilt Residences is not simply another luxury building; it is a landmark property that will combine timeless architecture, elevated interiors, personalized hospitality, and the legendary service tradition of Condado Vanderbilt Hotel to its residents.

We are also pleased to announce that Condado Vanderbilt Hotel has already assembled the senior management team that will oversee the dayto-day operations of Vanderbilt Residences. In parallel, a comprehensive residential program is currently being finalized by leading experts in luxury hospitality and residential management to ensure an exceptionally refined, private, and upscale living experience unlike anything else currently available in Puerto Rico.

Our goal is clear: to create a residential masterpiece that seamlessly blends luxury homeownership with world-class hospitality and personalized service

Development Update:

Construction continues to progress steadily as we move into the final phases of the project.

Installation of balcony glass is currently underway, enhancing both design and functionality.

As Co-CEO of Paulson Puerto Rico, Rafael provides strategic and financial oversight of the firm's portfolio across hospitality, real estate, and other businesses, overseeing nvestments, capital projects, commercial relationships, and strategic opportunities hroughout his tenure, he has led several of the firm's most significant initiatives, ncluding the transformation of the St. Regis Bahia Beach into Puerto Rico's first Four Seasons resort Prior to joining Paulson Puerto Rico, he worked at Goldman Sachs, Credit Suisse, and Evercore, where he specialized in private equity investing and nvestment banking, advising on multibillion-dollar mergers and acquisitions. Rafael arned a Bachelor of Science, summa cum laude, from Cornell University and has an MBA from Harvard Business School

Alfredo Arroyo – Hotel Manager, Condado Vanderbilt Hotel

At the helm of Puerto Rico's most iconic luxury hotel, Alfredo brings nearly 40 years of hospitality leadership across renowned properties throughout Puerto Rico, the Caribbean, Mexico and the United States, including El San Juan Hotel & Casino, El Conquistador Resort, Hotel El Convento and several Paradisus destinations.

His extensive experience in luxury operations, food and beverage, and hotel management continues to elevate the guest experience at Condado Vanderbilt Hotel, preserving its legacy while delivering the highest standards of personalized service.

Dedicated to creating a seamless and elevated residential experience, Yafet brings over a decade of expertise in luxury hospitality and residential operations, including leadership roles at premier properties such as The Ritz-Carlton Residences.

Francisco R. Coca Soto – Director of Engineering

Ensuring the long-term performance and operational excellence behind Vanderbilt Residences, Francisco brings over 30 years of experience in engineering, facilities and project management across commercial, industrial and hospitality environments. His expertise spans complex building systems, infrastructure development and largescale project execution, supported by certifications including PMP, LEED AP and Six Sigma Black Belt Throughout his career, he has successfully led multimillion-dollar projects while implementing advanced operational systems focused on efficiency, sustainability and long-term asset performance.

Juan Jimenez Cabral- Security Supervisor

Focused on safety, preparedness and resident peace of mind, Juan brings experience in security operations, surveillance and team coordination, with a background in both private security and the Puerto Rico National Guard, where he developed strong leadership and operational readiness skills in high-responsibility environments

Prior to joining Vanderbilt Residences, he worked with Ranger American supporting daily security operations and incident prevention, bringing a disciplined and serviceoriented approach to the residential experience.

Through Alma de Condado, our community engagement program created alongside our sister properties within The Condado Collection, residents will have opportunities to connect with initiatives that support Puerto Rico’s communities and environment

This year, we will once again participate in the Annual Water Quality Day alongside Alma de Bahía Foundation and Estuario de la Bahía de San Juan, joining volunteers across the island in support of environmental awareness and conservation efforts.

Residents will also learn more about sea turtle nesting season, where we collaborate with 7 Quillas in monitoring the arrival of sea turtles to our beach. This season, three leatherback turtles have already arrived to nest along our shoreline, marking the beginning of another important conservation season
