Prior to Covid-19, population growth in Melbourne was extremely strong. Growth was driven predominantly by high levels of net overseas migration. After contracting to -1.6% during the pandemic, Melbourne’s population has bounced back strongly due to the return of net overseas migration.
Over the past 12 months, Victoria’s population growth (+1.7%) is largely in line with Australia’s (+1.5%). Looking forward, Melbourne is forecast to to have the largest population growth in absolute terms among Australian capital cities over the coming decades.

Yarraville is a suburb within the City of Maribyrnong Local Government Area (LGA), located approximately 6km west of the Melbourne CBD.
Yarraville has existed as a suburb since 1859, originally utilised by factories as a logistics hub due to its position on the Yarra River. The suburb started gentrifying in the 90’s, although residential dwellings have existed since the 1880’s.
Yarraville is currently considered a desirable suburb due to its proximity to the city and its trendy culture. According to Time Out, Yarraville ranked in the top 5 coolest neighbourhoods in the world in 2020.
Yarraville is predominantly a residential suburb, with some industrial land use along the Yarra River and towards the boundary of Brooklyn.

There are numerous parks within or nearby the suburb including; McIvor Reserve, Angliss Reserve, Yarraville Oval, Beaton Reserve and Yarraville Gardens. Additionally, Stony Creek runs through the suburb.



The majority of retail is centred around Yarraville Station, along with a Coles anchored shopping village called Yarraville Square on Williamstown Road.


Yarraville has four primary schools, one special development school and no high schools.


There are a few medical centres/clinics within Yarraville. The $1.5b New Footscray Hospital is the closest hospital with over 500 beds, emergency department and specialist facilities including cardiovascular, operating theatres and recovery spaces.

Direct connectivity to the CBD and Geelong, via West Gate Freeway. Docklands Highway provides an additional method of entering the CBD.
Yarraville is serviced by the Werribee and Williamstown rail lines via Yarraville Station with Seddon Station nearby as well. Several bus routes run through the suburb, predominately around Williamstown Road.
Stony Creek provides a popular shared bike and pedestrian trail as does the Federation Trail which connects from the Werribee River Trail at Werribee to Fogarty Avenue in Yarraville. It is an approximately 45 minute ride into the Melbourne CBD.

The 2026 median house price in Yarraville was $1,190,000. Yarraville measured above Greater Melbourne ($865K) and the broader Maribyrnong LGA ($1m).
House price increases in Yarraville have been similar to Metro Melbourne over the last 10 years, achieving growth of 3.7% p.a. Consistent with Greater Melbourne and Maribyrnong LGA, Yarraville prices softened in 2023 from their 2022 peak because of the increased interest rate environment. Prices have since stabilised, supported by interest rate cuts and the broad undersupply of housing across Melbourne.
Yarraville is a highly sought-after location within the Maribyrnong LGA and continues to benefit from significant housing demand, which is supportive of house price growth. MEDIAN

As at April 2026, the median weekly rent for a three-bedroom house in Yarraville was $718. This was below the Greater Melbourne equivalent of $762 p.w.
Rents in Yarraville have been generally in line with the Greater Melbourne weekly rents, but mostly out-performing the Maribyrnong LGA.
Scarcity of rental accommodation in Yarraville has driven rents up by just over 6% p.a. over the last three years. Given the current vacancy rate of just 0.6% and low supply outlook, rental market conditions are likely to support elevated rents for at least the medium-term.

Residents of Yarraville tend to be employed in higher paying jobs (compared to Metro Melbourne) across a diverse range of industries and occupations. Greater purchasing power has the potential to lead to price and rental growth as these households can afford to live in the area.

Yarraville contains a high proportion of detached housing (73%), with townhouse (16%) and apartment (11%) stock accounting for a much smaller share (as at the 2021 Census).
Yarraville’s dwelling mix contains a slightly larger proportion of detached dwellings than Metro Melbourne (68%).
As the population of Yarraville continues to grow, it is likely that greater amounts of medium and higher density dwellings will be delivered, offering more affordable opportunities for buyers to enter the market. The diversification of housing stock will also appeal to downsizers looking for lowermaintenance living.

Yarraville is a long-established suburb making it a popular destination for home buyers looking to move closer or remain close to the CBD.
Yarraville contains a significant proportion of houses (75%), townhouses (51%) and apartments (35%) owned either with a mortgage or outright.
Yarraville is considered a highly attractive suburb to renters and owner-occupiers alike.
Owner-occupation is significantly higher for detached dwellings and townhouses; while renting is the predominant tenure for apartments.

Building approvals for new residential dwellings in Yarraville have averaged around 24 approvals per quarter since 2017.
Whilst the market slowed in Q1 2020, there was an evident market uplift through 2021, supported by historically low interest rates and the HomeBuilder Scheme. However, following rising construction costs and interest rates, building approvals slowed in 2022 and into 2023.
Approvals spiked in Q3-2025 on the back of the commencement of the Sterling townhouse stage at Bradmill Yarraville.
Given the inability to cater to Yarraville’s population growth with detached dwellings, townhouses remain the predominant form of new dwelling in the suburb. Apartments are anticipated to account for a growing share of supply as the market matures.
