How high are the buildings? 5 storeys - being ground level plus levels 1 through 4 as well as 2 levels of basement parking. 4. Is there direct marina access for ground floor apartments? Yes. Most of the ground floor apartments have direct access to the marina including G.01, G.02, G.03, G.04, G.05, G.06 and G.07 but not G.08 5. Which apartments are “adaptable” and which are “liveable”? The estimate includes both the admin fund and the sinking fund. 2 Bed – $1,150 – $,1350 3 Bed – $1,600 to $2,250 Council rates are typically $500 per quarter. Water rates are typically $200 per quarter. 8. Is Short Term Rental Accommodation (STRA) e.g. Airbnb allowed? Whilst there’s no restrictions on STRA in the proposed by-laws, purchasers should make their own enquiries as regulations are evolving. Vela – Frequently Asked Questions Entry Access Questions 10. For ground floor apartments, how do you enter the gate? Gates are key lockable only, no swipe card access. 11. How is access to each apartment managed? The apartment entry door will have a key. Access to ground level building lobby is controlled by a card reader. Access to upper levels via lift is controlled by a card reader. Access between Level 1 to 4 is also available via the communal staircase. 12. How is access to the building and each apartment managed, and what happens if I lose my swipe card? There is an access control system installed throughout the building, which requires residents to have a card to access (main building entry points, access to carpark, communal outdoor areas and lifts). Individual apartments have key locks as standard though purchasers can opt to purchase the smart door lock as an upgrade. If residents lose their swipe card, they can contact building management for a replacement. 13. How do guests gain access? There are intercoms located at each street entrance lobby and basement lobby. Access via intercom will allow visitors to enter lift and travel to the level of the person they are visiting. There is a further intercom located at the entry to the basement car park allowing visitors to park in allocated visitor parking within the basement.

What is the size of the pool? 15m long and 3m wide. 1m shallow end, 1.6m deep end with a gentle grading. 16. Will investors have access to the facilities? No. The tenant will have access to the facilities, not the owner. 17. How do we dispose of the garbage? There is a garbage chute in each lobby. It is a single chute with an ediverter to separate garbage and recycling. There is a bulky goods storage area which can be accessed from basement level 1. 18. Where are the letterboxes located? Letterboxes are located inside ground floor lift lobbies. 19. What are the internal dimensions of the elevator? 2.0m (depth) x 1.4m (width) x 2.4m (height) 20. How do we deal with vibrations coming from the operation of the lift to ensure it doesn’t impact adjacent bedrooms? The NCC requires discontinuous construction adjacent a lift core and habitable room. The discontinuous construction prevents sound from being transmitted into bedrooms and living rooms.

The stairs are designed with a BCA performance solution, the doors have smoke seals and the construction surrounding the staircase is fire rated to protect the stairs. The intention of the stairs is in the event of fire, it leads out of the building on ground level. 22. What is the width of the communal staircase? The stair has a clear width of 1m between handrails. Basement, Car Parking and Storage Questions 23. What is the basement garage clearance height? 2.2m 24. What are the allocated car spaces, storage cages and visitors parking? 117 allocated car spaces in total: • 2 Bed – 1 Car Space • 3 Bed – 2 Car Spaces, some side by side and others are tandem spaces. Please refer to car park plan for allocations. Each apartment will have a lockable storage cage located in the basement. There are 26 visitor parking spaces. 25. Are there car washing facilities in the basement? Yes, a car wash bay is available. 26. Will it be possible to charge an electric vehicle? Each apartment will include a 15AMP lockable GPO for trickle charging in their car space. This will allow the owner to plug into the power supply using their own vehicle charger and be individually metered.

Customers can choose to upgrade to an EV charger at time of purchase or at a later date. 28. What is the height, width and depth of the storage cage? Storage cages are 2m high. The width and depth varies, refer to draft strata plan. 29. Are there disability car spaces? Yes. Six disabled apartment spaces and one disabled visitor space. 30. Typically all colour schemes feature 300mm x 600mm floor tiles in the bathrooms. Generally floor tiles in the apartments are 600mm x 600mm, depending on the selected colour scheme. 52. Do all apartments have a bathtub? Yes 53. Are there power points inside the shaving cabinets? Yes Services 54. How is each apartment insulated acoustically from each neighbour? Insulation is provided to each apartment on all common walls. Acoustic engineers have completed a noise impact assessment and all apartments achieve a rating of BCA +5 which exceeds the minimum recommendations for acoustic insulation. 55. Is the water usage individually measured or shared between apartments? All water usage is individually metered and each apartment has its own instantaneous hot water system. 56. Is the air conditioning unit owned by the owner or strata? Wires, ducts, and condensers are located on common property. However, the usage costs and individual lot air conditioning (meaning the fan coil unit which pumps the AC and condenser unit) is owned by the individual. The individual is obligated to maintain all AC plant that services their apartment. Communal AC is the responsibility of the body corporate.

Ballot date – proposed 4th August 2022 Exchange date – proposed Friday 12th August 2022 Construction commences – early 2023 Forecast Settlement – mid 2024 Sunset Date – 30th September 2025 Expiry Date (deposit bonds) – 31st December 2026 58. Is there a ballot? Yes. The ballot draw sets the queue or order of selection to ensure the process is fair and transparent for all involved. This means everyone has an equal chance to be the first to select an apartment without having to queue at the sales centre for hours or days. 59. How do I secure an apartment? On the day of the ballot and assuming one of your preferred selections is available, you will pay a $500 non-refundable admin fee via credit/debit card over the phone to reserve your apartment until the exchange date. 60. How much deposit is required to exchange? 10% of the purchase price, including the $500 admin fee is required to exchange contracts. 61. How can I pay the 10% deposit? Bank cheque, EFT/bank transfer, bank guarantees and deposit bonds are all acceptable payment methods. 62. Do you accept deposit bonds? Yes. Refer to the contract and your legal adviser for full details. The deposit bond must be backed by QBE Insurance (at the time of writing), expire no sooner than 3 months post the expiry date and be for the full 10% deposit amount.
