ANNUAL SALES An average of only 17 inner Brisbane freehold riverfront homes have sold each year over the last 10 years. 2023 recorded 16 sales, a decline from 24 during 2015.

Freehold homes located on absolute riverfront sites are extremely scarce. From Newstead to Hamilton there are only 21 absolute riverfront freehold homes. Properties along this riverfront strip have sold for up to $11.8 million in Hamilton and up to $5.7 million in Newstead.

Over the past five-year period, 36% of all riverfront house transactions were over $5 million. Six sales during 2022 and 2023 were over $10 million.

Driven by an extremely low level of available supply, Inner Brisbane freehold riverfront homes have seen annual median price growth of 10.7% per annum over five years.

Given the scarcity of freehold riverfront homes, owners tend to hold their property for longer periods. Of the Inner Brisbane riverfront homes which have changed hands over the last five years, an average hold period of 6.9 years has been recorded.
