Keperra Community Update We wanted to provide you with an update on the new residential community we’re creating at the Keperra Quarry site. We had hoped to have launched this very special community by this time, however we’ve been navigating some challenges regarding infrastructure works, extreme wet weather events and like most others, the effects of COVID-19. Challenges aside, we’re excited to share with you the wonderful progress we’ve been making to the foundation of what will soon be a thriving residential community.

A Community Legacy Set In Stone At the very heart of the Keperra project vision is a strong emphasis on creating a place that has a real sense of community. A place where when you arrive, you instantly feel at ease. You’re surrounded by like-minded people who want to enjoy and care for the area as much as you do. This all stems from having a team who care deeply about the way people live in our communities. The Keperra project has a dedicated Community Development Manager, Marion Allard, a key member of the team who’s sole purpose is to connect residents, ensuring a healthy and happy neighbourhood. Her role focuses on linking residents together, helping them get to know one another; supporting the creation of a community group; and, providing opportunities that meet the needs of the local community. Examples of how Marion and the Frasers Property team are achieving this across our other Queensland communities include:

Burwood Brickworks, Melbourne

At Frasers Property Australia, we’ve been creating new communities for almost 100 years, with a heritage that dates back to 1924. And we know better than most that opportunities to breathe new life into sites so close to a thriving city – especially at the scale of the Keperra Quarry site – don’t come along that often. That’s why we’re working hard to ensure this site becomes one of the most desirable communities in Brisbane’s Northern suburbs. Our team are no strangers to challenges. From abandoned breweries and disused docks, to former hospital grounds and even a colonial immigration building, there have been plenty of sites over the years utterly transformed by our talent for urban renewal. Some, like Sydney’s Central Park, have gone on to be the most awarded projects in the country. Others, like Melbourne’s Burwood Brickworks, have achieved new global standards of sustainability.

None though, offer a more dramatic contrast between former use and future vision than the Keperra Quarry in Brisbane. The redevelopment of the quarry is without doubt complex and challenging, but where some developers would be daunted by the quarry’s scarred surfaces, our team saw the potential to do something transformative and special. It takes a strong vision and determination, but we have the track record, passion, and capable team for the job.

Our focus on community development has already begun at Keperra. The new masterplan considers walkability, active lifestyle opportunities for residents and an architecturally designed community centre that sits at the heart of this community. This thoughtfully designed space will eventually become the primary meeting place for community groups and events. In addition, we have welcomed eight bee hives to site, in partnership with Bee One Third. The bees have been busy already, and we expect they will produce a whopping 320kgs of honey annually (approx. 1000 jars). The honey will have a taste distinctive of the flora from the 5km radius of the Keppera project. The honey will be part of the settlement gift given to the first residents of the community, who we look forward to welcoming in 2023.

Construction Activities The transformation of a working quarry into a new premium residential community is well underway. This complex process involves a range of construction activities to enable the first phase of this community to be realised. The below provides key insights into the exciting work which is currently underway on site. Samford Road Intersection The Samford Road intersection works have been delayed due to wet weather conditions in the first half of 2022. A further delay was also required to resolve a retaining wall issue to a rock face bank along the eastern boundary of Samford Road, whereby a concrete shotcrete wall solution is being adopted. The concrete shotcrete wall is regularly used in slope stabilisation and has been widely used across the site to date and will range in height from 1 to 4 metres.

The intersection upgrade recommenced in July 2022 and will be completed across 5 key phases to ensure the continuity of traffic flow and pedestrian access along Samford Road. A summary and timeframe of each phase is included in the table below and will involve a range of traffic diversions and speed restrictions to complete each phase of the intersection upgrade.

Phase 1

Jul to Aug 22

Batter stabilisation works to Samford Road including the shotcrete wall installation to stabilise the rock face bank on the Eastern Boundary of Samford Road.

Phase 2

Sep to Oct 22

Roadworks and services to the Eastbound Carriageway between Keperra Street and Greater Western Supercentre. No right turn into, or out of Keperra Street (diversions will be in place).

Phase 3

Oct to Nov 22

Roadworks and services to the Westbound Carriageway between Keperra Street and the Greater Western Supercentre. No right turn into, or out of Keperra Street (diversions will be in place).

Phase 4

Nov to Dec 22

Roadworks and services to the southern verge fronting the Keperra Quarry Site.

Phase 5

Dec 22 to Jan 23 Final line marking, traffic reconfiguration and make good.

Completion Feb 23

Signalised intersection operational.

This intersection will be signalised and when it is finished will be the main entry to the development including the new retail precinct and childcare site. It is due to be completed in January 2023 and operational in February 2023. A further second access point to the community will be from Settlement Road.

Residents Pavilion And Community Centre

Other Works

At the heart of the development will be a recreation precinct for use by the new community. The first phase of this architect designed precinct by Rothelowman and Lat27 is currently under construction, with the community centre and 25 metre lap pool taking shape on site. The main residents pavilion structure is in the final phases of completion and construction on the first of three resident pools has commenced.

The first release of 29 residential land lots and the access boulevard into the community is also underway, with bulk earthworks completed over recent months. Civil construction works have commenced to install service infrastructure and construct the main access boulevard road. This access boulevard will be highly embellished with landscaping and include an arrival statement to Samford Road. Creating a highly landscaped environment is a cornerstone to our vision to ensure the quarry transforms into a premium residential community.

This precinct will ultimately be handed over to the Body Corporate and be the main recreational hub for residents. Upon completion the precinct will include a lounge and dining experience, 25 metre lap pool, gym, leisure pool and kids water play opportunities. There will be green kickabout spaces, BBQ pavilions, kids play areas and a sunset lounge with materials sourced from the quarry to be used where possible. In the interim the residents pavilion will operate as the project sales and information centre and will be open in the first quarter of 2023.

The community will be setup with a unique Body Corporate / Home Owners Scheme where the roads, landscaping, recreational centre and park spaces will be handed over and maintained by the residents.
