A rare opportunity We feel privileged to be developing a new piece of the Newstead community that will enhance connectivity to the James Street precinct, bringing with us a wealth of experience in shaping new mixed-use communities and delivering iconic addresses. This unique opportunity on the corner of Chester and Morse Streets allows us to revitalise the existing industrial use of the site through design and delivery of a boutique, high quality mixed-use project.

Using this experience, we have lodged a proposed plan with Brisbane City Council designed to accommodate a mix of high-quality apartments, premium terrace homes, retail space and public realm improvements including the revitalisation of Morse Street Park and Fortitude Lane as a key connection to the James Street Precinct. The proposal also includes a subtropical design response through enhanced green space and strong focus on sustainability.

Sectional transition in building height – a graded approach: east-west

More than 30,000 dwellings will be needed each year for the next 25 years to support SEQ’s population growth. Brisbane is set to experience this rise as people from interstate and overseas seek a lifestyle change and settle in this sunny corner of Queensland. The James Street Precinct of the Fortitude Valley Neighbourhood Plan is well placed to sustainably support Brisbane’s population growth requirements, which have evolved significantly since the plan was last revised more than 10 years ago.

graduates from Arthur Street to Ann Street. This approach responds appropriately to the scale of existing and planned development at its edges. We also aim to better integrate with the established James Street precinct through regeneration of Morse Street Park and creation of new pedestrian linkages including additional on street parking and a new public plaza comprising two café/restaurant tenancies to contribute to the vibrancy and connectivity of the community.

Proximity to central economic and transport infrastructure coupled with Brisbane’s most appealing lifestyle precincts represent a unique opportunity for the neighbourhood to become a key strategic area to support the evolving needs of the city and contribute meaningfully to its own identity.

Finally, the scheme reduces the site cover of the apartment building to mirror the scale of our adjoining neighbours facing the site, with a complementary medium density townhouse offering which negates the overlooking and solar gain issues that would result from an 8-storey offering across the entirety of the site.

The proposal has been carefully developed to consider the existing interfaces of the precinct with a forward focus, taking a detailed transitional height approach which

This is an exciting opportunity to deliver an innovative approach to density that provides a significant benefit to the precinct and Brisbane as a whole.
