I am pleased to provide you with a with a rental appraisal for the above development.
After taking into account current market conditions and comparable brand new properties leased in the Edmondson Park area in the last 6 months, if the properties were available for rental today, I anticipate that gross weekly rental rates would be as follows:
The Surry 2 bedroom
$750 per week
The Surry Plus 2 bedroom + study $780 per week
The Wentworth 4 bedroom
$950 per week
The Centennial 4 bedroom + flexi $970 per week
These figures are gross rental amounts and do not factor in holding costs, including council rates, water rates, strata levies and any property management fees payable on the property.
I may need to re assess the rental estimate upon completion of the development which will enable me to consider factors such as market conditions, aspect, views and vacancy rates.
