THE PROPOSAL Frasers Property Australia is seeking to modify the approved masterplan for Ed.Square as the next step in creating a vibrant mixed-use development that meets the needs of the community now and into the future. Our proposal includes: • Provision for a potential secondary school. • Residential and retail precincts. • Relocation of residential housing from the Town Centre to Residential Precinct 3 to make way for the proposed school. • Shared use community facilities, including a library.

The proposed modification has been carefully planned and designed in line with our vision for Ed.Square to be Sydney’s healthiest and happiest community and would seamlessly integrate with the broader Town Centre.

Opportunity to accommodate a school (subject to approval) A key element of the proposed modification is the opportunity to accommodate a secondary school, subject to NSW Government approvals. Many locations were investigated as part of developing our proposal. The proposed location is the optimal solution for a number of reasons including its proximity to the commuter carpark and public transport.

MINIMAL CHANGES TO ED.SQUARE’S MASTERPLAN ARE REQUIRED Our proposal represents minimal changes to the Ed.Square masterplan:

In addition to its proximity to the commuter carpark and public transport, the proposed location for the school provides:

• The overall number of residential dwellings in Ed.Square remains the same at 1,884

• Optimal outcomes for traffic, access and school ‘drop off and pick up’.

• Height limits in Town Centre West remain the same (excluding proposed school) • Car parking rates and provision for residential and retail parking in Town Centre West remain the same • The allocation of open, green space remains the same. P

The modification has been carefully planned to deliver a range of important outcomes for the community ED. SQUARE TCW AND RP3 [MOD 12] ILLUSTRATIVE DESIGN SCHEME AND DESIGN REPORT including: PAGE 61

• A mix of housing typology to respond to population growth and the ongoing needs of the communities of south-western Sydney. • Improved amenity through access to social infrastructure to support a range of community uses. • School infrastructure (subject to NSW Government approval) to meet growing demand in Sydney’s South West Growth Centre.

Community infrastructure Our proposal would provide substantial community infrastructure to support diverse uses. Community Centre with: • public library • co-working office space • dance / performance hall • community meeting rooms • outdoor ampitheatre.

• A boost to local employment and economic growth. • Employment pathways/work experience for students interested in retail. • A retail precinct that will meet current and future needs. • Environmentally sustainable design.

The proposed school provides additional infrastructure that all the community can share and enjoy: • Gym & Multi-purpose Hall Outdoor Courts • Wood & Metal Workshops Commercial Kitchens • Arts Studios • Science Labs

NEXT STEPS To allow the proposed changes to progress, Frasers Property will submit an application to modify the approved masterplan for Ed.Square. The application will be submitted to the Department of Planning, Industry and Environment (DPIE) under Section 75W of the Environmental Planning and Assessment Act 1979. Frasers Property anticipates submission of the application in Q4 2021. If approved, the Section 75W application will be followed by a State Significant Development Application with DPIE.
