Letter from the President Spring is an exciting time of year in the Texas Hill Country, and our community continues to grow and prosper year after year. Currently there are approximately 25 homes under construction with 70+ homes planned to start within the next 12 months, including 12 spec homes that will begin construction very soon. This is the perfect opportunity to visit Comanche Trace. We are happy to be back to our roots. We are very excited to announce CT Realty. Stacy Stavinoha, Broker, has been a part of Comanche Trace for 17 years and is proud to call Comanche Trace home. All Agents have stayed on board, and we are also glad to bring 2 more on. Word From the Board In addition to our Monday drive arounds with Dennis, we spent the majority of our time during the first quarter working with the HOA Board on a Dog Park proposal. We are comfortable that we will be in a position for Property Owners to vote on the proposal in April.

Here is information that will be provided to all Property Owners prior to a vote:
Funding:
Dog Park Design: We paid Native Roots Landscape $500 for a Dog Park Design, and we have shown the design in two prior HOA Board meetings, but due to small attendance at those meetings, we will be providing all Property Owners a copy of the design. Construction of Dog Park: Native Roots Landscape was selected from the bids that were submitted. Dog Park equipment: We have searched websites for play equipment and benches with shades. Based on online costs, we have developed a budget.

We have been keeping track of questions we have received along with additional questions we anticipate, and we have developed responses to all those questions.
We will provide in detail how the project would be funded, including any loans that would be required along with payoff time frame. Once materials are distributed to Property Owners, we will schedule 2-3 meetings to answer any additional questions. While the HOA Board believes the Dog Park will be a great addition to Comanche Trace to be used by existing residents and attract future residents who are dog owners, the ultimate decision to move forward will be based on a vote by all Property Owners. reat weather, grasses greening rapidly, an active Membership, and Golf Course Conditions as good as they can get are what you’ll find at Comanche Trace! We hope everyone is getting out and enjoying the next few months of, what in my opinion, are the best months for Golf. The smell of fresh cut grass, the native grasses reaching for the sun, Greens rolling like pool tables, and a schedule filled with events for all Golf Members to enjoy are a few of my favorite things. 9’ers, Tracers, and Time for 9’ers, are all In full swing and continue to play their respective schedules. If you are new to Comanche Trace or you just have not joined one of the groups yet, please call The Golf Shop, and the Professional Staff can lead you in the right direction. We also have several other groups of Members that play and are very willing to invite new Members to participate. April 25th is the date of a new Couple’s event for Golf Members. We are going to expand the 9 and Dine into an 18-hole Couple’s event with dinner to follow. We will alternate month to month a 9-hole event and an 18-hole event. As always, we ask you to
watch for emails and sign up in The Golf Shop for upcoming events. As summer creeps closer, that means all our amenities will open. The Swimming Pool opens May 1st, and of course the River Park is open to all Comanche Trace Members & Residents 2021 is going to be a great year at Comanche Trace. Please join us on the Golf Course, in The Pinnacle Grill, at the Pool, wherever! And remember, if we can help you plan a birthday, anniversary, or company party, we would love too!
