Message from the President Let me begin by wishing everyone a prosperous and safe New Year on behalf of the Board. Before beginning sharing our goals and plans for this year, I would like to recognize Past President Mindy Wendele for her vision, determination, and leadership this past year. She has “set the table” for our continuing efforts to make the APOR an effective conduit of the views and expectations of our Members’ needs and expectations. I also would like to recognize and thank the Membership for their understanding and cooperation during the transition period as we dealt with the ramifications of the COVID pandemic. As the result, several changes and modifications and last-minute adjustments were required to allow us to function, and many of them are still necessary. The Annual Meeting was a good example as we added attendance via Zoom as an option that allowed Member attendance and participation, yet conformance to COVID restrictions. We are also currently conducting our Board meetings on Zoom. As we move cautiously forward and face the challenges of the coming year, we will monitor the situation carefully and adjust as appropriate. In 2021 we will be focusing on several areas that are aimed at making us a more efficient and communicative body. Our main medium for this is our website (riverhillpoa.com), which I encourage everyone to visit frequently and become familiar with its ongoing upgrades and enhancements. One new addition is a link with a unique email address that reaches all Board Members and is available for direct communication with the Board (aporboard@gmail.com). We are very fortunate to have Niel Powers’ expert assistance in this area. Additional enhancements are being implemented, are underway or planned that will significantly expand our capabilities and informational flow. As discussed at the Annual Meeting, our current Bylaws, which govern everything we do, are in immediate need of revision. The current ones were
enacted in 1998 and have not been modified since. Over the past three decades, Texas Homeowner Associations have come under ever increasing legislative scrutiny. Our internal review of them this past year revealed several areas that need to be changed and brought into compliance with current statutes. Funding for this effort has been included in our operating budget and the process is underway. To assist in this effort, we will be seeking a law firm that specializes in working with HOA’s. As a key part of this process, we will be requesting Member participation and input as well as providing progress reports. Architectural Control is another area that will receive added attention and resources. We are extremely fortunate to have Doug Holmes, who has extensive expertise in engineering project management, on our board to lead this effort. Our newest board member, Jill Giesecke, adds a strong local real estate background and will join Doug. Given the importance of this function, we need to add homeowners to this committee to support its efforts and effectiveness. I encourage those interested to contact Doug through the website. A new area of emphasis will be increasing the services and resulting value of membership in the APOR. Vice President Hut Smith will add this to his duties and lead this initiative. Throughout the year, he will be requesting member input and participation for current and new activities we undertake. We have an exceptionally talented, dedicated, and experienced board as we move forward in 2021. One of the keys to success will be the active participation and support of our members in the various activities and committees. This will enable us to collectively be of service to the Membership and Riverhill community. Please share your thoughts and ideas. BILL WHITE
Bill was raised in Southern California, graduated from the University of San Diego with a B.S. in Business Administration, and was commissioned as an officer in the United States Marine Corps. His three-year active-duty commitment culminated as a Captain in Vietnam. Following was a 32-year career with American Airlines in operations management, including General Manager at Corpus Christi and Houston Hobby airports as well as a Regional Managing Director. His career concluded as the Senior VP of Field Operations for AMR Services. After American, Bill joined Parsons Engineering as a Project Manager and was responsible for projects at Houston Intercontinental and Hobby airports; Socci, Russia and Quito, Ecuador. These roles provided a varied background in business organization; management and controls; budgeting and cost containment; contract negotiation and communications. During his career, Bill served on the Board of Directors of the Corpus Christi and North Houston Chambers of Commerce; USO of South Texas and South Texas Children’s Heart Association. Arriving in Kerrville, he served as Junior Deputy Commander of the Hill Country Chapter of the Military Order of the World Wars. Prior to the sale of Riverhill Country Club to Southern Golf Properties, Bill was a member of the Finance committee and was Vice President of the MGA. He moved to Kerrville full time in 2006. He and his wife, Becky, have found it to be an ideal retirement community. The pair are long-time members of the Association of Property Owners, and Becky served as President. This past year, Bill assisted in the coordinated APOR response to the Vintage Heights development proposal and attempted rezoning that would have had significant adverse impact in an area of the Riverhill community. Last summer, Bill was appointed to fill a vacant Board position that provided valuable insight into the organization and function of the APOR. He’s looking forward to a rewarding 2021.

Hut and his wife, Theresa (Tio), bought a home in Riverhill in 2014 and retired full-time from Houston in 2017. Hut is the fourth family member to live in Riverhill. Hut, Tio and their two sons, Tyler (living in Denver) and Trevor (living in Austin), have been visiting Riverhill since the late 1980s and feel as though they have lived in Kerrville for more than a few years. Hut’s first career spanned 16 years in the automotive business and his final position was the General Manager/Part Owner of Golden Imports, a BMW, Volvo and Nissan dealership in Beaumont, Texas. While in Beaumont, Hut served on the Board of Directors of the Beaumont Country Club, the Better Business Bureau, Crime Stoppers, and the Beaumont Automobile Dealers Association. The second career for Hut has been in the golf industry for almost 30 years. He is a Life Member of the PGA of America and recently was elected into the Quarter Century Club of the PGA of America. Hut has served as a Head Golf Professional, Director of Instruction, Director of Golf, and General Manager of different golf facilities in his golf career. You can find Hut on the golf course on most days but he also enjoys photography. He has been in the sales, service and hospitality industry for over 45 years and understands serving others.

Jill was raised in Abilene and moved to Kerrville from Midland 30 years ago (so a very a West Texas girl). She met her husband at Abilene Christian College (now ACU), where he was on a football scholarship. The pair moved a few times to follow coaching jobs, but settled in Kerrville to coach football and baseball at Tivy High School. Jill mainly worked for attorneys and in Midland in the oil business, selling oil and gas royalties for 10 years. She attained her real estate license in 1994 and went to work for Joan and John McCollum at Real Estate at Riverhill for 13 years. Later, she worked at Veranda Real Estate with Gloria Dorsey for seven years and, finally, at Remax/Kerrville for the past four years. Jill and her husband have two sons and five grandchildren (four girls and one boy). One son lives in Salado and is a PA (hospitalist) at Baylor Scott & White in Temple. The other is a CEO of the only children’s hospital in Mississippi. He lives in Madison, outside of Jackson. Jill loves living in Riverhill and her career in the community.
BOARD MEMBER
Doug was born in England and served 12 years in the British Army, including military college. He entered the oil and gas and power generation industry and relocated to Houston in 1980 to work on engineering and construction projects as a project engineer and subsequently as a senior project manager on large international projects. While living in the Tomball area northwest of Houston, Doug served as president of the Homeowners Association for the Decker Place subdivision, which comprised single family housing on 1-5 acre lots. He retired to a ranch outside Mason in 2007. He served as president of the local Wildlife Management Association, approximately 30,000 acres, working closely with Texas Parks and Wildlife biologists. Doug moved to Riverhill in May of 2019. He is a member of St. Peter’s Episcopal Church and completed 10 years of mission work with Texas Water Mission, providing clean water for rural communities in Honduras. He is also a volunteer at Peterson Regional Medical Center.
JILL HILL GIESEKE
Niel grew up in the Midwest — Iowa, to be exact. Working in high tech and computer software has led him to jobs and homes in Colorado Springs, Houston, Las Cruces, New Mexico, Boston, Raleigh, North Carolina, and even Frankfurt, Germany. That career has included everything from programming to marketing to design and executive management, culminating the last dozen years in instructing others on how to properly design and execute technical presentations and demonstrations. Niel and his wife, Carol, moved to Kerrville from Colorado Springs about seven years ago. Carol once asked him, “What’s your ideal place to live?” and Niel replied, “In a smaller town on a golf course, somewhere with no snow.” Kerrville and Riverhill have been an ideal fit. After a career spent largely in airplane seats visiting customers and company offices in remote cities and countries, Niel is looking forward to spending more time participating in his local community. He sees no better place to start than by giving back to the Riverhill community that has been so welcoming to him and Carol.
Missing Association of Property Owners of Riverhill messages?
Prior to this year, APOR email messages were sent from Andy Magee’s private email account, and I know that many of you have Andy’s email address in your contact list. But Andy has “retired” from her position with APOR (thank you so much for your support, Andy) and we needed to find a new way to send out email blasts to our members. We are now using the email address APORboard@ gmail.com, as well as a service called MailChimp to keep contact lists and send email notifications to all members. Which all works well, except for one little detail. A lot of spam and junk mail filters catch that it is an email blast and block it or throw it into your spam folder. We are asking everyone to please do two things: 1) If you are not getting emails from us, check your spam folder. 2) Please add APORboard@gmail. com to your address book or contact list. This will help ensure that our messages get through. We are continuing to work on improving our email system to prevent problems, but it is taking some time. If you ever have any questions or concerns, you can email us at APORboard@gmail.com. It is constantly monitored by all of the board members.

revor Corbet’s birthday is Oct. 3. That was also the day he packed up and moved to Kerrville to begin his job as Golf Course Superintendent at Riverhill Country Club. Trevor soon realized he had made the right career move. “During my interview with Matt Trevino (Director of Golf) and John Junker (General Manager), I kept hearing how great the membership is here and how all the staff works together as a team,” he said. “I’ve found that to be very much true. It is such a pleasure to come to work each day in such a friendly environment.” Having such a renowned course to manage makes for a dream job. Riverhill Country Club, designed by the legendary Byron Nelson and golf architect Joe Finger, has been

a consistent reason why residents move into the community. Credit for the beautifully manicured 18-hole course goes back to the vision of its founders, as evidenced in part by the bentgrass used on the greens. Nelson himself was responsible for this, seeing the benefits of using a proven cool season grass over the less costly yet commonly used Bermuda grass. He was pleased with the results. “I feel our greens are the best I’ve ever seen in Texas,” he said. Preserving the original vision and enhancing the course’s amenities keeps Trevor and his team of 13 on the go every day. Using a fleet of tractors and mowers, his ground crew is kept busy on maintenance and landscaping projects yearround, even during winter months. Landscaping upgrades are high on Trevor’s list of “to-do’s,” although there is a challenge —
“Deer! I have to research what plants to use that the deer won’t devour,” he said, laughing. “Thankfully, I’ve found several local nurseries that are providing excellent advice. My goal is to add more color to the grounds.” Trevor has several other priorities for the course to “ensure it is always in great shape.” His plans include filling the now-empty lake with water from the Guadalupe, making much-needed repairs to the irrigation system, and adding additional shady spots. As for playing golf himself, while growing up in North Richmond Hills, Trevor learned at an early age from his father. His passion led him to play two years of junior college golf on scholarship, followed by studies at Tarleton University, where he graduated with a Bachelor of Science in horticulture with specialized study in grass

management. After graduation, he interned at Bonita Bay Country Club in South Florida, followed by an internship at The Club at Cordillera near Vail. He then worked a five-year stint as assistant superintendent at Ridglea Country Club near Fort Worth prior to accepting his current position. On the personal side, Trevor hasn’t had much time to make friends due to his job demands and the restrictions of COVID-19, but he does enjoy the monthly Staff Scrambles, when he gets to play and interact with members. Other than golf, he’s a bachelor living the good life with his 4-month-old mini-Australian Shepherd named Bogey. Bogey is known to make instant friendships with everyone he encounters and is considered by many on staff as their unofficial mascot. If you’re out on the course, you might just spot him riding shotgun on a golf cart as Trevor makes his rounds.

Residents support nonprofit to benefit community
C
ombine the blessings of a beautiful family, a meaningful career and a fabulous home in Riverhill and, for most people, that adds up to a life that is good ... very good. This month we interviewed four such people whose commonalities also include their employer, The H. E. Butt Foundation, one of the most respected and visionary philanthropic organizations in this region. These four are among the dedicated people behind the Foundation's success, and we’re grateful to Gwenda McFadden, Glenn and Mary Echols, and Christy Richardson for sharing a bit about the passion they have for this esteemed organization and the contributions they’ve made in their particular roles.
Gwenda McFadden
Senior Director of Human Resources Gwenda and her husband Steve discovered Riverhill in August 2013 following her recruitment interview at the H. E. Butt Foundation. By that October, they had purchased a home and moved in. Gwenda and Steve are blessed with a beautiful family. Daughter Tara lives in Franklin, Tennessee, with her husband, Paul, and children Jameson, 8, and

Madeline, 4. Daughter Brooke lives in Houston with her husband, Matt, and 3-year-old daughter, Ellie. Gwenda and Steve stay active as First Baptist Church Boerne members and enjoy the outdoor life, walking throughout the neighborhood and on the River Trail. Although sadness lingers following the loss of their two beloved Shelties, Buddy and Boomer, they will soon share their home and heart again and adopt a Sheltie puppy.
As for work, when asked to explain what the Foundation is all about, Gwenda defers to the actual mission statement: “The H. E. Butt Foundation is a private operating Foundation based in Kerrville, Leakey, and San Antonio, Texas, working to cultivate wholeness in people and institutions for the transformation of communities. We are a 501(c)(3) nonprofit organization financially and legally distinct from the H-E-B Grocery Company.”
“The Foundation has five primary programs located near the headwaters of the Frio River just north of Leakey, Texas: The H. E. Butt Foundation Camp, Laity Lodge, Laity Lodge Youth Camp, Laity Lodge Family Camp, and the H. E. Butt Outdoor School. The Foundation also continues to explore new initiatives to serve vulnerable communities in San Antonio and the Texas Hill Country.” Gwenda’s job is both challenging and rewarding, and her degree in Human Resource Development from Texas A&M has positioned her to handle those myriad responsibilities. “My team and I work with employees throughout the entire employment life cycle,” she said, “from recruiting and onboarding to professional development, employee engagement, and finally retirement or transitioning to another organization. My position allows greater understanding and/or participation in all Foundation departments and program initiatives.” She and her staff stay current with training and development courses and conferences offered by the Society of Human Resource Management. The rewards of the job are considerable, Gwenda says. “I can’t think of a greater group of people to work with than the employees at our Foundation. It's always rewarding when you love the work you do and believe in your organization’s mission. At times, I struggle to make decisions that will affect our
employees' lives, both personally and professionally. Still, during our daily work, we have the opportunity to pray and learn together while serving our employees, guests, and constituents. That’s rewarding work.”
Christy Richardson
Senior Director of Kerrville Operations Christy and her husband, Damon, moved to Riverhill in 2012, but she proudly shares that she’s lived in Kerrville since she was a year old. The couple’s parents also live in Kerrville, and siblings are close by, allowing the family to spend quality time together. Christy is a graduate of Texas A&M Class of ’93 and is an avid reader, favoring “anything historical.” Baking in her beautiful kitchen is a passion she enjoys — and the delicious treats don’t take long to disappear. The couple also enjoys the River Trail but are looking forward to the day when travel restrictions are lifted and they can once again take extended vacations. On the job, Christy oversees and directs the strategies of the IT and Kerrville Facilities Departments. She explains that, “The Technology Department provides secure, reliable technology solutions for all our staff, and we strive to deliver excellent customer service that demonstrates our core values. The Kerrville Facilities Team provides a safe, functional and hospitable campus for Kerrville staff and guests.” Her team is responsible for managing Mary Echols
117 fleet assets. “This includes fleet needs in our Foundation locations of Kerrville, San Antonio and ‘the Canyon,’ our camp location near Leakey. Many of these assets are used in the Canyon, where we welcome guests throughout the year.” Christy finds it very rewarding to be part of the H. E. Butt Foundation. “I love that the Foundation’s core commitments have remained the same since 1933. Even though they may have been expressed differently over the course of 88 years, the Foundation’s values have not changed. I feel this is important to know because it provides a deeper understanding into just how very committed this organization is to its mission and service.”

Recently retired Director of Hospitality for Laity Lodge Family Camp Glenn and Mary Echols are finally able to enjoy their retirement as fulltime residents of Riverhill. The Echols’ chapter in Kerrville started in 1983, when they moved from Southern California to work with the H. E. Butt Foundation. Following a call to the camping ministry, Glenn brought to the organization his experience as a general contractor, while Mary came as a teacher with a degree in Recreation and Leisure Studies. During their years with the Foundation, Glenn and Mary can cite a stellar list of accomplishments. Glenn says that, “Thousands of lives are touched each year as folks experience the natural beauty and God’s presence while visiting the H. E. Butt Foundation Camp near Leakey. The Foundation is dedicated to ensuring the long-term health of the property and managing its growth and development. Before my retirement, I led the team tasked with property planning and stewardship and worked with a talented group intent on learning and implementing best practice initiatives for land, water and environmental stewardship and for facilitating the renovation and construction of Foundation buildings according to long-held standards for quality and beauty.” Mary served in various capacities in each of the Foundation’s Canyon programs. She says, “The hospitality of the Foundation staff is also an essential element contributing to the opportunity for God to touch people’s lives while in the Canyon.
For the past 10 years, I set the tone to welcome and serve families as Director of Hospitality for the Laity Lodge Family Camp program. Glenn added that Mary “also mentored many of the college-aged staff who work in the Foundation’s programs, teaching them about the hospitality of Jesus. Campers, families and staff alike have all experienced God’s love through Mary’s warmth and care.” As the couple reflects on their time at the Foundation, it is with a deep sense of pride and affection. “What could be better than living your life and raising your family while working alongside warm and caring people, and knowing that what you are involved with has eternal meaning? We are grateful beyond words for the experience and opportunities of the past 37 years. God gives us seasons, each with their own special beauty, joy, and lessons, and we are looking forward to our next seasons with the opportunity to spend time with family, make new friends and have new experiences.”

Oakland Hills family renovates home to include more light, space By Nancy Foster When Justine and Landry Thompson bought their home on Oakland Hills Lane in January of 2020, they knew they’d found a residence that checked off many boxes from their wish list. The 3,500-square-foot residence on a spacious double lot was the perfect size. In addition to a great community to raise their young family, the golf course provided a bonus for Landry. The Thompsons moved here from Odessa, where Landry had grown up. Justine was from Midland, so Kerrville was new to both of them ... but they felt comfortable here the moment they arrived. The couple has two lively and adorable youngsters; their daughter Laramie is 4 and son Levi is 2.

They have loveable fur-family members as well. Maggie Mae and Scout are mini-Australian Shepherds, and Zip is a friendly young cat. Finding time to make major renovations took a lot of effort. Justine and Landry both work in Fredericksburg; she as Venue Coordinator at La Bonne Vie Ranch, LLC, and Landry in administration for Slate Mill Wine Collective. To make their vision a reality, they contracted with Roger Melton Construction, Inc. of Fredericksburg on a renovation design that would suit their needs and tastes. Melton worked with the couple to redesign and update the threebedroom, 3.5 bath home, a project that became an arduous seven-month effort that began in January 2020 and ended with move-in this past August. The couple opted not to move in until the project was completed. To put a personal stamp on their home, they went for a light, bright look, different than the beiges and earth tones used by the former owners. Wanting an open concept feel, they blew out several walls and added a glass wall that looks out to the driving range. The front entrance became a dramatic focal point with glass-paneled doors and a bright foyer leading to a spacious living room graced with soaring ceilings and a 17-foot stone fireplace. Elements of matte black iron, Hill Country stone, crisp whites and black accents resulted in a polished look and harmonious design tied together by high-end vinyl plank flooring. The kitchen combines clean design with easy functionality, utilizing white granite counters, high-end appliances, tons of storage space, and a cozy dining nook to replace an unneeded pantry. As for the kids’ rooms, both are tailored to suit growing youngsters. Levi’s room is all boy with space to
grow into and plenty of room for toys. The pink-and-purple girly look is for Laramie, with whimsical flowers and stuffed animals, a custom-made play tent and room to read or work on crafts. An inviting yet functional outdoor living space was a must. The patio was enlarged into a spacious wrap-around to allow plenty of room to dine and hang out. A private pool, fountained hot tub, barbecue area, playhouse, outdoor shower, fireplace, cooking station and separate casita add up to a comfortable space that beckons you to stay awhile.
When asked what advice they’d have for those thinking of extensive remodeling, the couple agreed that, “Patience is key during the process. Equally important is finding a builder you're confident in and comfortable with. When executed correctly, it will leave you with a product that brings you joy along with increased value for potential resale.” It's quite apparent that the Thompsons love Riverhill living and their new home, and we're indeed glad they’re here.

“What happens in Riverhill when the COVID-19 Grinch has stolen all the Christmas parties and chances for kids to meet Santa Claus?” mother of four Jennifer Edwards asked. Solution: Meet with Jennifer Gibson, the club’s event guru, and schedule a decorated golf cart parade. Oh, and let’s make it happen in one week while remaining socially distanced and Santa safe. Six days later, 28 decorated carts lined up to tour all 18 holes of our great golf course. Not only were the carts lit up and wildly decorated, many of our amazing members were decked out in full Christmas regalia. We had Mr. and Mrs. Frosty, the Grinch and the big guy, Santa Claus himself! Music was playing from many carts, and young kids — yes, we have lots here — were joyfully

waving to people lining the streets and in their backyards as the Riverhill Express wound its way around the tee boxes, fairways and greens. Back at the Turning Point, the club had set up a lighted tree outside and offered free hot cocoa, cookies and candy canes for the young and young at heart. There was even a beverage cart to top off the cocoa for adults. Santa Claus, who had been riding in the last cart, took pictures with the kids and heard what they wanted for Christmas. Many members stopped by for a photo, and we all collectively wished for health, happiness and a blessed end to the crazy year that had kept us all distanced but social and remembered the true reason for the season while embracing our beloved country club and each other, from a safe distance. Plans are already in the works to make next year’s parade even bigger and better.
