The Raleigh-Durham office landlord advisory team at Foundry Commercial brings deep experience representing institutional owners across single-asset and multi-building office assignments. With expertise spanning workplace strategy, tenant mix, amenity positioning, and complex leasing environments, the team approaches every assignment with an ownership mindset — combining market intelligence, strategic creativity, and disciplined execution to protect and grow asset value.

Led by Jane Doggett, CCIM, and Patrick Blackley, the team remains actively engaged in industry organizations and strongly networked in the broader commercial real estate community. PHASE 1 ASSESS THE ASSET

• Conduct a full property tour and physical condition assessment

• Benchmark against the competitive set on rents, concessions, and amenities

• Audit existing rent roll and lease terms to identify near-term risk and opportunity

• Evaluate market positioning and identify gaps in tenant mix or building/campus offering

PHASE 2 DEVELOP THE PLAN

• Recommend necessary improvements to best position the asset

• Assist with budgeting and implementation of renovations

• Establish target rents, concessions, and leasing velocity goals

• Define ideal tenant profile and target prospects locally, regionally, and nationally

PHASE 3 MARKET THE PROPERTY & TOUR EXPERIENCE DIFFERENTIATOR

• Create custom marketing pieces, signage, digital collateral and marketing budget

• Push electronically through databases, eblasts, and personal direct calls to tenants and brokers

• Engage the brokerage community with preview tours and on-site broker events

• Conduct tours with insightful market knowledge and solution-oriented conversation

• Team approach to tour experience with Leasing, Property management, and Building engineer participating for competitive advantage.

PHASE 4 NEGOTIATE & EXECUTE

• Solicit proposals or submit non-solicited proposals when warranted

• Engage ownership on responses, providing recommendations within one business day or RFP receipt.

• Develop scope of work and pricing exercises

• No surprises, Full disclosure on any lost/dead deals followed by competitive data tracking any trends.

• Lead detailed lease negotiations with thoughtful, value-maximizing recommendations

• Manage lease execution, move-in timeline, and follow-up through lease abstract

PHASE 5 ONGOING REPORTING & ASSET MANAGEMENT

• Deliver regular leasing activity reports, including pipeline, tour volume, and deal status

• Track occupancy, rent roll performance, and net effective rent against budget

• Working relationship with Property Management and Building Engineer, walking property together quarterly and working in tandem on budgets and capital needs.

• Provide capital expenditure planning and project updates to asset management

• Build and maintain direct relationships with tenants throughout the lease term — not just at renewal — to stay ahead of space, service, and satisfaction needs

• Conduct regular tenant check-ins to surface concerns early and prevent last-minute surprises at renewal or default

• Maintain proactive retention touchpoints ahead of lease expirations, with early insight into expansion, downsizing, or relocation plans

• Serve as a trusted point of contact between tenants and ownership, reinforcing goodwill and long-term loyalty to the asset

EXPERIENCE

BUILD TO SUIT AND PRELEASE

Jane Doggett played a pivotal role in securing the build-to-suit lease with MetLife for a 654,898 SF global technology campus in Cary’s Weston Park on Lake Crabtree.

This 40-acre campus, comprising three buildings, was a $172 million investment by Highwoods, with the first two buildings delivered in 2015 and a third 219,000 SF building completed in 2019.

Negotiations included an open book yield on total project costs. As part of the third building Jane also negotiated an extension of the leases on the first two buildings, as well as facilitated the sublease from MetLife to Apple.

In addition to the MetLife build-to-suit, Jane was successful in securing a build-to-suit with Biologics HQ (a McKesson Company) and repositioned the 11000 Weston building that was vacated by Fidelity and released with BCBS and Xerox, among others.

Foundry Commercial’s Office Agency team was selected as the exclusive leasing agent for The Offices at Wade, a premier five-building LEED ® Gold Certified office campus spanning 621,800 square feet in Raleigh’s thriving West Raleigh District.
