Church announced plans in September to downsize its 13.7-acre campus because of declining attendance.

BY MIKE MENDENHALL STAFF WRITER

First Baptist Church hired CBRE Jacksonville to help market and sell 11.29 acres of its Downtown campus, the commercial real estate firm announced Dec. 5 in a news release. First Baptist Senior Pastor Heath Lambert unveiled a plan Sept. 8 to downsize its 13.7-acre campus in the Downtown core in response to declining church attendance and a growing multimillion-dollar maintenance bill on its aging 1.5 million-square-foot property. Oliver Barakat is senior vice president at CBRE

and one of three real estate brokers from the firm working on the sale. In a phone interview, he said CBRE will seek a single buyer for the property. Barakat said the only change from Lambert’s original announcement is two of the site’s smaller buildings are under contract and won’t be part of the sale. Barakat declined to say which company or entity has a contract on the parcels, but said those structures amount to about 5,000 square feet. He said the contracts were drafted before CBRE was hired by the church in mid-November. According to the news release, the sale will comSEE FIRST BAPTIST, PAGE 2

The Bearded Pig BBQ restaurant coming to Jacksonville Beach BY KATIE GARWOOD STAFF WRITER

The Bearded Pig BBQ announced Dec. 4 it would add a second location in Jacksonville Beach by summer. It will take over the former Atlantic Coast Bank at 1700 S. Third St., across Florida A1A from Hugue-

not Park. The 6,116-square-foot space is owned by BFC Property Acquisition I LLC. The restaurant will be similar to the restaurant’s original location in San Marco, which serves barbecue food in a fast-casual setting. It will serve beer and wine along with offering a full liquor bar. Owner Michael Schmidt said it

will seat 150 customers indoors and outdoors. It will have a children’s play area. If approved Jan. 13 by the Jacksonville Beach Planning Commission, construction will begin soon after with a goal of opening by summer. Schmidt said he had been looking for a location at the Beaches but had

trouble finding the right place. After seeing the building on Third Street, he said the space and the location in the middle of the Beaches, between Beach and Butler boulevards, was ideal. KGARWOOD@ JAXDAILYRECORD.COM (904) 356-246

M Shack will close its Riverside location Dec. 7, but the space won’t be vacant long. Another Broken Egg Cafe franchise owner James Buckner said he looked across Jacksonville for a space to open the breakfast-brunchlunch chain, but the M Shack location at 1021 Margaret St. couldn’t be beat. “It’s just what we’re looking for in a location,” Buckner said. “It’s got a fully functioning bar, a kitchen the size we need, the square footage. If you could think of an ideal situation, that was it.” Buckner approached M Shack owners Matthew and David Medure to take over the space. Matthew Medure said it made “good sense” to close the M Shack restaurant and turn the space over to Buckner. The brothers will open Midtown Table at Gateway Village at Town Center in January, which Matthew Medure said contributed to SEE BROKEN EGG, PAGE 2

Innovation Park lands Paycor, Army Corps of Engineers Colliers International Northeast Florida announced Dec. 3 that Paycor leased 33,696 square feet of space in Innovation Park, an office complex at 6735 and 6737 Southpoint Drive S. Colliers also said the Army Corps of Engineers leased 5,659 square feet. Both leases are in 6735 Southpoint Drive S. Paycor is a payroll and human resources firm with an address on its website in Greystone Business Park. The leases increase occupancy to 85% since the property was vacated by CSX Corp. in March 2018.

the choice to close M Shack in Riverside. “It was a tough decision, but it was just a really good deal,” he said. “I think Another Broken Egg would really like the space a lot.” Buckner said renovations will begin next week, and he plans on it being completed by February. There are two Another Broken Egg restaurants in Jacksonville, but they are owned by Jake Alleman. Buckner said he was inspired to open a franchise after seeing his brother do the same with three Another Broken Egg restaurants in Huntsville, Alabama. Matthew Medure said the Riverside M Shack was doing “decent business,” similar to its Nocatee location. It also has locations at St. Johns Town Center and in Atlantic Beach. The Medure Brothers operate Matthew’s Restaurant, Restaurant Medure and Rue Saint-Marc.

prise six contiguous blocks and two partial blocks adjacent to the church. CBRE Senior Vice President Cliff Taylor and Vice President Joe Ayers are listed as equal brokers on the sale, marketing the property for First Baptist. In the interview, Barakat said CBRE will suggest “a mixture of uses,” for the First Baptist site. As housing demand continues to grow, he anticipates strong interest from residential developers. CBRE called the property’s Commercial Central Business District zoning “flexible” and said it could open the site to “a host of possible uses.” Barakat said CBRE’s team will be reaching out to medical, education and residential groups. He said some of the existing buildings could be converted into corporate office space. Barakat identified UF Health as one group CBRE will contact. Downtown Investment Authority CEO Lori Boyer said in November that she had spoken with UF Health representatives about the site, but Barakat said CBRE has not started a discussion with UF Health. Boyer has advocated for a masterplanned redevelopment as the best option for the site. The church property is in the Downtown Community Redevelopment Area, which the DIA manages. As private property, the DIA cannot dictate terms of the site’s sale or intended use. However, the DIA board would approve any request by a developer for taxpayerbacked incentives, which would give the city a role in determining how the site is used. Barakat, a DIA board member, declined to speak Thursday about whether CBRE will recommend potential buyers seek city money for the project. DIA already contracted CBRE to mar-

Property records show that Retail Properties Inc., led by Peter Sleiman, owns the Riverside building at 1012 Margaret St. The deal to turn the space over to Buckner had been in negotiation for several months. When it became more clear the Riverside location would close, the Medure brothers decided to test new menu items, as well as a full table service at dinner. That began Oct. 12 and helped them see what was working, and what customers wanted changed. “We just took that opportunity to test things out,” Matthew Medure said. “We can focus on how to set up the M Shacks for the next 10 years. Medure said the company is looking at expansion sites further south, possibly the World Golf Village area. He added he wouldn’t rule out returning to Riverside if an appropriate space became available, but opening outside Northeast Florida likely wouldn’t happen. PRESS RELEASE/INQUIRY/REPRINTS ket another high-profile, city-owned Downtown site — The Ford on Bay at 220 and 330 E. Bay St. The First Baptist property is bounded by City Hall, Florida State College at Jacksonville, Main Street and the Duval County Courthouse area. While the property is next to a Jacksonville Transportation Authority Skyway stop, Barakat said a focus will be the property’s three parking garages that house nearly 2,450 parking spaces. “The parking solution is already turnkey for whoever ends up developing the site,” Barakat said. Taylor said in the news release that “the property is uniquely positioned near the municipal footprint and offers a rare opportunity to ‘place make’ in downtown Jacksonville.” The release also said it would be difficult in any downtown across the Southeast to “find a site of this size available for purchase. Redevelopment of the site should draw people from other parts of downtown and the city, becoming a catalyst that will spur additional development creating a vibrant, activated downtown.” First Baptist Church will keep a 182,000-square-foot building on 1.53 acres called The Hobson Block to be the center of the church’s Downtown ministry. Worship services will move to a renovated Hobson Auditorium, bounded by Church, Hogan, Laura and Ashley streets and built in 1904. The First Baptist congregation gave church leadership its approval Sept. 8 to obtain a $30 million loan to finance the plan, which includes creating a new education and youth center, a “kids zone” and a welcome area. CBRE did not give a timeline for the sale, but First Baptist leaders hope to open the consolidated church facility Downtown in the first half of 2021.
