A

quarter century after taking the field, the Jacksonville Jaguars are pursuing economic goals and facing financial and brickand-mortar hurdles. The NFL franchise was awarded in 1993 and began play in 1995. Jacksonville Jaguars President Mark Lamping discussed those challenges during an interview Monday, including

what improvements are needed at TIAA Bank Field as the team enters the final 10 years of its stadium lease with the city. Lamping said those conversations with city officials have begun, and the Jaguars are conducting an internal review of the stadium’s needs. “We know that one of the most important discussions we’ll have with the city as we prepare to extend that lease is what is the plan for the stadium,” Lamping said. Lamping, 61, has been president of the Jaguars since February 2012. Before

coming to Jacksonville, he was CEO of New Meadowlands Stadium Co., where he ran MetLife Stadium in East Rutherford, New Jersey, home of the New York Jets and New York Giants football teams. Lamping and Jaguars owner Shad Khan’s desire to shield fans from the heat and sun at the stadium is well known. That issue was raised in a January panel discussion hosted by Northbank and Southbank residents group The Downtown Dwellers. SEE LAMPING, PAGE 12

Anyone interested in buying the vacant Fire Station No. 5 building in Brooklyn has 30 days to bid on it. The Downtown Investment Authority approved a notice of disposition Wednesday to sell and relocate the 7,152-squarefoot, 109-year-old structure at 347 Riverside Ave. The move will clear the property for a planned realignment of Forest Street across Riverside Avenue to provide better access to the recently announced $145 million Fidelity National Information Services Inc. headquarters. If a buyer is not found, the city will demolish the structure. The notice allows potential buyers to request city funding to assist with a proposal. They would have to submit a business plan that includes the expected return on investment and projected tax revenue to the city. The proposal must include: n A building purchase price. n A cost estimate for relocation signed by a company or contractor. n Demonstration of financial capacity to relocate the fire station. n Acknowledgment that no development rights are included in the notice. n A $5,000 “good faith” cashier’s check or money order. DIA CEO Lori Boyer said Hygema House Movers & Foundation Repairs estimates it would cost about $500,000 to move the fire station a few blocks. DIA prefers a move within the area. The DIA also approved a 30-day notice Wednesday giving FIS 16,971 square feet of surplus land left from the alignment in exchange for 130 public parking spaces in the company’s future parking garage, as well as 20 feet of urban open space.

GROCERY STORES

Winn-Dixie up next for Publix space When Publix leaves its space at Gateway Town Center, a new grocer might be ready to step in — Winn-Dixie. “We are on third base ready to cross the plate on Winn-Dixie,” City Council member Reggie Gaffney said. Gaffney said city Office of Economic Development Executive Director Kirk Wendland is talking with Winn-Dixie about city funding available to ensure the area does not become a food desert. Rowe’s IGA Supermarkets owner Rob Rowe had a letter of intent with Gateway’s landlord to lease the space, but said the deal didn’t work out. “He wanted more than I could afford,” Rowe said. Publix said it will close the store at 5210 Norwood Ave. in the Brentwood area Dec. 28.

at a job cost of $4.2 million. Dav-Lin Interior Contractors is the contractor for the project, which involves tenant build-out of 27,944 square feet of space on the third and fourth floors at 12808 Gran Bay Park W. Jacksonville-based Web. com’s move to the Town Center Two building opened up its previous suburban space in Flagler Center for consolidation of Ally, one of Jacksonville’s large employers. Ally Financial Inc., with about 860 employees in Jacksonville, said previously it will move 234 of them into the former Web.com space by February. Detroit-based Ally’s Jacksonville employees service the company’s auto finance customers. Spokeswoman Andrea Puchalsky said previously the 234 employees will move into Web.com’s vacated 112,306 square feet of rentable space. There are no new jobs, she said. “Essentially we are moving into the space to bring all our

employees together,” she said. Ally then will occupy two buildings at Flagler Center, which is in South Jacksonville south of Old St. Augustine Road between Interstate 95 and Philips Highway. Ally will move the workers from about 68,150 square feet in the Flagler Center 300 building at 7159 Corklan Drive. They will move into part of the four-story Lakeside III building at 12808 Gran Bay Parkway W. That brings them next door to the Ally-leased five-story Lakeside IV at 12850 Gran Bay Parkway W. with almost 123,300 square feet of space. That’s where 628 employees work. Ally is the rebranded GMAC, a name change that took place about a decade ago. Puchalsky said the Corklan Drive space will be transferred to the landlord. CenterState Bank vacated its Downtown offices and moved to San Marco, which opened the street-level and top-floor space for sublease at Laura and Forsyth streets. The signs are down and the doors are locked at the bank’s former ground-floor space at the 100 North Laura building. NAI Hallmark is marketing the 2,695-square-foot ground-level space and a top floor office suite of 6,295 square feet for sublease. CenterState moved to the FirstAtlantic Bank offices at 1325 Hendricks Ave. that were converted and rebranded for CenterState Bank. The 100 N. Laura St. corner has been a bank address for years. CenterState moved into the offices in 2017, taking space vacated by Ameris Bank. Ameris had taken over the Northbank offices from The Jacksonville Bank when they merged in 2016. NAI Hallmark Vice President Kevin Vaughn and Principal Patrick Thornton represent the 10th floor sublease space, while Senior Associate Eric Yi and Vice President Austin Kay represent the ground-floor offices. One bank that also left its Downtown space but hasn’t announced a new location is BBVA, which closed its Jacksonville Landing branch as the city prepared to demolish the riverfront marketplace. “We are continuing to explore our options, but in the meantime, we’ve consolidated to the Southside branch,” said an emailed statement from the bank.

Jacksonville-based mortgage processing services company projects it may lose 5% of its revenue next year. Black Knight Inc. reported better-than-expected earnings last week, but also said its results next year will be impacted by the loss of several customers. That sent its stock down after the report. Jacksonville-based Black Knight is the dominant company in its field, providing processing services for 63% of all U.S. first mortgage loans. However, Black Knight said it may lose about 5% of its revenue next year because of client losses. The company projects about $1.2 billion in revenue for 2019, but it hasn’t given a full revenue projection for 2020. The most prominent customer loss is PennyMac Financial Services Inc., which terminated its relationship amid disputes with Black Knight on Oct. 31. The two companies filed competing lawsuits against each other last week. PennyMac generated $24.8 million in revenue for Black Knight in the first nine months of this year. “I look at it and say the fundamental underlying strength of the core business hasn’t changed,” CEO Anthony Jabbour said in Black Knight’s quarterly conference call with analysts. “It (2020) would have been a very strong year if it wasn’t for the unusual headwinds that will cloud the performance,” he said, referring to the client losses. Black Knight reported adjusted third-quarter earnings of 51 cents a share, 3 cents higher than last year’s third quarter and also 3 cents higher than the consensus forecast of analysts surveyed by Zacks

Investment Services. However, the potential revenue losses for next year sent Black Knight’s stock down $4.69 to $57.65 on Nov. 6 after the earnings report. Several analysts remained positive about Black Knight’s long-term outlook. “Investors hate uncertainty, especially when accompanied by lower estimates. We get that, but encourage opportunistic long-term investors to accumulate,” SunTrust Robinson Humphrey analyst Andrew Jeffrey said in a research note. Susquehanna Financial Group analyst Jack Micenko said in his note he is lowering his estimates for Black Knight. But “we still expect the company to generate positive revenue growth year-over-year in 2020,” he said. Piper Jaffray analyst Jason Deleeuw said he is encouraged by technology innovations at Black Knight. “We remain buyers of Black Knight as we believe the deconversions are unique situations rather than signs of systemic challenges,” he said in his note. J.P Morgan analyst Tientsin Huang did think the stock drop was “warranted” on the news. “Underlying issues appear to be isolated and not a reflection on Black Knight’s solutions and/or execution, (but) we are disappointed as the headwind largely washes out the strong backlog driven growth expected next year that supported our thesis of highly visible growth,” Huang’s note said.

FIS earnings rise, beat estimates A few days after confirming its plans for a new Jacksonville headquarters building, Fidelity National Information Services Inc., or FIS, reported higher third-quarter earnings. The financial technology company reported adjusted earnings of $1.43 a share, up from $1.33 the previous year and 8 cents higher than the consensus analysts’ forecast, according to Zacks. The results were helped by the company’s July 31 acquisition of payments company Worldpay Inc. FIS “got off to a very fast start with both revenue and cost synergies, especially considering we operated for only two months as a combined company,” CEO Gary Norcross said in the company’s conference call. “The integration of these large transformational M&A transactions continues to be a core competency, and we will utilize it as part of our strategy and further accelerate our organic growth and shareholder value,” he said. FIS expects fourth-quarter revenue of $3.3 billion, with a full quarter of Worldpay included. Robert W. Baird analyst David Koning said in a research note that the Worldpay businesses are growing faster than investors realize and the growth should accelerate in the fourth quarter, which will help FIS’ stock. “Stocks are more a reflection of the future than the past,”

Kaman Aerospace announces more Jacksonville work

Kaman Aerospace Group Inc. last week said it was awarded a contract by The Boeing Co. to manufacture more parts for the U.S. Air Force A-10 aircraft. The contract for Kaman is indefinite but is related to a contract between Boeing and the Air Force through 2030 with a $999 million ceiling.

Rayonier Advanced Materials Inc. last week reported a third-quarter loss from continuing operations of $14 million, or 29 cents a share, its third straight quarterly loss. Paul Boynton, CEO of the Jacksonville-based producer of cellulose specialty products, said the company is taking steps to improve profitability. “We’re confident in our ability to manage through these difficult commodBoynton ity markets and execute on our strategy. We’ve seen these cycles in the past and we know what it takes to manage through them,” Boynton said in Rayonier AM’s conference call. “We have implemented measures to minimize costs, preserve cash, increase liquidity and reduce volatility,” he said. Also last week, Rayonier AM completed the $175 million sale of a pulp mill in Quebec that it did not consider part of its core operations. The company is using $100 million in proceeds from the sale to pay off debt. “The closing of this transaction concludes the formal process of our portfolio evaluation. Naturally, we will continue to opportunistically evaluate alternatives for noncore assets,” Boynton said. D.A. Davidson analyst Steven Chercover said in a research note he is maintaining a “buy” rating on Rayonier AM’s stock. “While the market backdrop for many of Rayonier AM’s products remain challenged, we are encouraged by recently amended covenants and the potential to reduce debt in coming quarters,” he said. “Additionally, while it’s impossible to ignore all that has gone wrong, we continue to believe both the asset value and earnings power are sub-

FRP Holdings Inc. reported a slight decrease in third-quarter earnings as the Jacksonvillebased company continues to search for real estate development opportunities. The company owned and operated 43 commercial properties at the beginning of 2018 but has sold most of them, retaining only an office building in Maryland and a vacant lot on Jacksonville’s Northside that formerly was the headquarters site for Florida Rock Industries Inc. FRP was spun off from construction materials company Florida Rock, which was sold to Vulcan Materials Co. in 2007. In its quarterly news release last week, FRP said it remains “cautious and perhaps conservative” in using the proceeds from its asset sales last year to invest in new projects. “We do not expect that our investors will have unlimited patience as to when this money is put to work, and no one is more anxious than our management team to return the money to our shareholders in the form of new investments. However, though we hear the clock ticking, we are not going to let that factor unduly into any investment decision we make,” it said. FRP reported third-quarter earnings of 20 cents a share, 2 cents lower than last year.

Health care building ‘healthy’ market in Wildlight

KATIE GARWOOD STAFF WRITER

Three providers are there, with the possibility of more to come. As the Wildlight masterplanned community continues developing in Nassau County, three health care providers have staked a claim within a mile of each other. Laura DiBella, former executive director of Nassau County’s Economic Development Board, envisioned the health care development along Florida A1A nearby and in Wildlight. “It’s remarkable how it’s all evolved,” said DiBella, who left her position this month to become executive director at the Florida Harbor Pilots Association. “I couldn’t have dreamt it up better.” Site development for the 23,000-acre Wildlight community began in 2016. Its first phase, 260 acres, includes 1,000 homes along with commercial, office and retail development. When fully built-out,

which could take decades, Wildlight could comprise 24,000 homes. UF Health was the first to move into the development. In 2017, UF Health and the University of Florida were selected to join developer Raydient Places + Properties in a “strategic health alliance.” Part of that alliance means the construction of a YMCA, rehabilitation center and an ambulatory care center with primary care, urgent care and several specialties. The ambulatory care center will open Dec. 6. The YMCA and rehab center will open in the summer. “Here’s an opportunity to engage with a community from the ground up, and think about how it’s built, what its relationship with health care is going to be,” said UF Health Jacksonville CEO Leon Haley. “It’s rare that you get an opportunity DiBella to partner with somebody from the beginning.” Baptist Health, which also submitted a bid to become the community’s strategic health partner, purchased 24.6 acres in May. It plans to build an emergency center, helipad and a 30,000-square-foot retail office building. Soon after Baptist Health expressed interest in moving into the area, DiBella said HCA

came to her looking for more information about the market. “They’re really looking for what’s the appetite of the market, what are the rooftops that are coming, who else is looking here and what are the business opportunities,” she said. “They came to us and said we need some convincing here. We need to know what is coming up for Nassau County.” In July, HCA was convinced. It purchased 55.28 acres at northeast Interstate 95 and Florida A1A, just down the road from Wildlight. It has yet to announce its plans for the property, but DiBella said she thinks the company plans either to build a free-standing ER with room to add a patient tower later or immediately build a full-service hospital. “It will allow us to establish a future presence in Nassau

County and to align with the planned growth in the region,” said Bradley Talbert, CEO of Memorial Hospital, in a statement in September. “We have served many Nassau County residents for 50 years and look forward to being a part of the Nassau County community in the near future.” DiBella said in addition to the three systems that bought land, a few more have been looking. Haley said UF Health isn’t worried about competition from other health care providers nearby, but said they may be coming in prematurely. “The community is still growing and developing,” Haley said. “It isn’t mature enough yet to have these three systems kind of all on top of each other. We want to make sure we’re offering the right values.”

DiBella said the three providers will offer different types of medical services, and she hopes they will cooperate rather than compete. Because health care systems typically open facilities for the long term, DiBella said the three providers send a signal to developers from other industries that the area is a good investment. “If all three are going there – even if they can walk to each other’s offices and facilities once they’re all built and stare into each others windows – then maybe you should want to be here too,” DiBella said. “Because things are going to be pretty good for quite some time here.” KGARWOOD@ JAXDAILYRECORD.COM (904) 356-2466

THE SAILER REPORT

MasterCraft’s Shee wants quality at the right pace

SCOTT SAILER STAFF WRITER

St. Johns County homebuilder would like to see the sales tax increased and impact fees on new home development reduced. MasterCraft Builder Group founder and CEO Christopher Shee, a fifth-generation resident of St. Johns County, wanted to be the best homebuilder in the county when he started the business in 2011. Shee, 41, entered the industry in 2001 with Mercedes Homes, working in areas from sales to land acquisition and construction to gain experience. The recession of 2007-09 and continued economic softness shifted his plans to other opportunities. Coming out of the recession, he sought to move from the production side of homebuilding. He started MasterCraft, a semi-custom builder, with two

partners and two lots. “We wanted to build to a higher quality, doing the right thing and just being committed to that,” he said. His initial plan was to build almost exclusively in northern St. Johns County, but he expanded to the rest of the county because he said it was underserved. Shee bought out his partners early on and structured his company on four pillars: n Craftsmanship: Build to a higher quality with better materials and a high level of included features. “Instead of starting out with a lower base-price house and upgrading to the hilt, I wanted to start off with a home that I would be proud of even if we never did an upgrade,” he said. n Choice: As a semi-custom builder, customers have choices. Shee said it is rare for any of the homes to be exactly the same. n Customer service: Doing the right thing. n Community: Investing in St. Johns County. “I am a firm believer in fixing what is in our backyard before we go out. My money is more impactful here in my community,” he said. Shee or his brother, Brad Shee, president of MasterCraft, have attended the closings of the company’s almost 400 completed homes. They will have closed 100 homes this year, and Shee expects to sell 167 homes next year. But Shee isn’t planning to

HOUSING TRENDS

Special to Daily Record

MasterCraft Builder Group founder and CEO Christopher Shee said he expects to sell 167 homes next year.

keep increasing his volume. Shee said his company’s strategy of building 200300 homes a year will lessen exposure to changes in the economy. It also will keep the company from growing to the point where it is attractive for a buyout. “I think that’s where we are going to stop. I want to be the best builder. I feel once we get into too much, I feel I will not be able to control our quality,” he said. Watching the timing of the economy is critical because “if you don’t, when a recession comes, you’re toast,” he said.

Housing is becoming less formal, Shee said. Years ago, designers eliminated the living room, replacing it with an office, reasoning that having furniture that is used three times a year is not needed, he said. The formal dining room was the next to go. Shee said most of MasterCraft’s homes don’t have a formal dining room, but rather a nook for a table and a large island with four chairs. New communities also emphasize natural features, such as a creek system for kayaking, nature preserves and golf cart, bicycle and walking trails.

THE FUTURE OF ST. JOHNS

St. Johns County has a lot going for it, Shee said. He said the county has one of the state’s best school systems; it has beachfront, the Intracoastal Waterway and the St. Johns River; and other attractions. Shee advises planning for growth correctly. He said that piecemeal growth burdens the infrastructure and restrains community enhancement, leading to a lower quality of life. Undertaxing affects the county negatively, he said. Increasing the county sales tax from 6.5% to 7% would generate money to improve infrastructure and provide amenities like parks, sidewalks, boat ramps and trails.

Shee said the St. Johns County Board of County Commissioners needs to put the sales tax question on the ballot to let constituents decide. The county also generates income from impact fees on new home development. “Basing the county’s budget on one of the most cyclical industries, real estate, makes no sense,” he said. Plus, the county cannot bond against impact fees, he said. Shee said affordable housing is another test for the county. He advocates letting the market dictate affordable housing, rather than applying restrictions. “I think we are going about solving the problem the wrong way,” he said. Instead of trying to build a home to a price point, he said the county needs to lower development fees, such as impact fees, and reduce regulations that increase the cost of homes. Homebuilding isn’t Shee’s only business. Through Heritage Development Group, for the past 20 years Shee has been investing in commercial, industrial and residential properties. He is developing Parrish Farms, a 2,782-acre mixed-use community in southern St. Johns County at Interstate 95, south of Florida 207. SSAILER@ JAXDAILYRECORD.COM (904) 356-2466

Lamping CONTINUED FROM PAGE 1

He reiterated Monday that the east side of the stadium is particularly vulnerable to the sun. Lamping also said the stadium’s concourses need to be widened, which he says are narrow compared with other NFL stadiums. Another concern for the Jaguars is the stadium’s “vertical transportation” to make it easier to move between levels. The Jaguars also will be looking for updates to security and technology. Lamping declined to comment about specific solutions before the Jaguars’ full assessment was complete. “The list goes on and on, but there are certain fundamental things that are very important to us and they all begin and end with the comfort and the experience of our fans,” Lamping said. That doesn’t mean a new stadium. Downtown has long been the home of the city’s stadium, built and then renovated numerous times with taxpayer money. The city built Fairfield Stadium in 1927, then upgraded and renamed the facility Gator Bowl Stadium in 1948. In 1993, the city spent $152.8 million to rebuild the stadium as part of an effort to attract the Jaguars NFL expansion franchise. The stadium again underwent a $63 million renovation in preparation for the Super Bowl hosted by the Jaguars in 2005. When Khan bought the Jaguars in 2012, he partnered with the city to complete a $180 million modernization, including two 362-foot-long video scoreboards at each end zone, renovated premium seating and added in-stadium pools. A portion of that money was used to construct the Dream Finders Homes Flex Field at Daily’s Place practice facility and the Daily’s Place amphitheater. On Nov. 11, City Council President Scott Wilson filed legislation at the request of Mayor Lenny Curry to appropriate $920,699 to the amphitheater for capital improvements and maintenance. What’s the sticker price for the next round of stadium improvements? Lamping said any estimate of TIAA Bank’s capital needs “would be just raw speculation at this point.” NEW STADIUMS ELSEWHERE

Other NFL franchises are upgrading. The state of Nevada approved $750 million in public money to build the Raiders a 65,000seat, $1.97 billion stadium under

City of Jacksonville

The last major renovation project at TIAA Bank Field brought the addition of the Dream Finders Homes Flex Field at Daily’s Place practice facility, the Daily’s Place amphitheater, two video scoreboards and in-stadium swimming pools.

development now and move the team from Oakland, California, to Las Vegas, according to the San Francisco Chronicle. Officials in Oakland and Alameda County still are paying off $350 million in project bonds that expanded the Coliseum to bring the Raiders from Los Angeles to Oakland in 1995, the newspaper reports. Lamping hesitated to compare the Jaguars’ needs at TIAA Bank Field to what other NFL teams are doing with their facilities, but said Jaguars officials think issues with Jacksonville’s stadium “can be easily dealt with.” After the assessment is complete, Jaguars officials would work with the city to generate an estimated cost for the modifications and “enter into negotiations as to how those costs would paid” and “how they would be shared,” Lamping said. The Jaguars lease at TIAA Bank Field runs through 2030. In any agreement with the city for stadium upgrades the franchise will “make sure we do this on a timetable that we have all of that dealt with, well in advance of getting near the end of the expiration of our lease,” Lamping said. LOT J AND THE SHIPYARDS

Lamping also talked about Khan’s proposed $2.5 billion Lot J and Shipyards development and the team’s efforts to diversify revenue streams. More than three months after Curry announced that the city and the Jaguars had reached a $233.3 million taxpayer-backed incentive deal to partially fund Khan’s $450 million Lot J proposal, a final development agreement has not been reached.

“We are closer than we’ve ever been,” Lamping said. “We have an outline of an agreement with the city and then the devil’s in the details. We have been working collaboratively with the city to finalize a development agreement.” Khan, through developer Jacksonville I-C Parcel One Holding Company LLC, plans to build a 300-unit residential tower, 200-room boutique hotel, 120,000-square-foot Class A office tower and a Live! Entertainment District at the city-owned parking lot near TIAA Bank Field. The development company is a joint venture of Gecko Investments LLC, an affiliate of the Jacksonville Jaguars, and The Cordish Companies. Developers want to break ground by early 2020. Any incentives agreement must be approved by the Downtown Investment Authority and City Council. Depending on when the city signs off on the final agreement, Lamping said the developers hope to “begin actual work” on Lot J near the end of the first quarter of next year. “You know, that may be too aggressive but certainly during the first half of next year,” Lamping said. “It’s a function of finalizing our agreement with the city.” The framework of the agreement offers up to $50 million, 50% of the development cost, for a Live! District entertainment venue; a $25 million Recapture Enhanced Value grant, which is a partial property tax rebate; $92.8 million in infrastructure improvements; and a $65.5 million development grant. Lamping suggested the pace

of the negotiations has been dictated by the complexity of the project. “You have some pieces of the project that will continue to be owned by the city. You have environmental remediation of cityowned property. You have utility relocations. You have major infrastructure investment as it relates to streets and sidewalks and parks. So there probably isn’t an element of any type of development process that isn’t touched by this agreement,” Lamping said. “That’s what makes it so complex.” Some basic site work has begun. The DIA board granted the developer a 60-day license Oct. 16 to enter the site to begin environmental testing with soil and groundwater sampling. Lamping said the Jaguars have a good idea of the issues developers will face during environmental remediation. He said there is a slurry wall in place — a reinforced concrete wall used to stabilize soft earth near high water tables. He said workers also expect to find old gantries buried at the site. THE SHIPYARDS

Lot J is the Jaguars’ immediate focus, and construction on the broader Shipyards development is not likely until at least 2022. Lamping said the Hart Bridge ramps will have to be removed before any work on the Shipyards can begin. Combined with Lot J, Khan’s proposed developments in the Sports and Entertainment District are estimated at $2.5 billion. Renderings released in August of Lot J included the proposed Shipyards development, showing a high-rise and another structure

at Metropolitan Park. The $38.9 million city and Florida Department of Transportation project would remove the Hart Bridge ramps at Liberty Street between Gator Bowl and A. Philip Randolph boulevards, bringing a portion of the expressway to street level. FDOT submitted its structure plans for the project Aug. 29 The ramps removal would eliminate the physical barrier between Lot J and the Shipyards property to connect the developments. LOCAL REVENUE CHALLENGE

Lamping said Lot J and the Shipyards are examples of how the Jaguars are looking for new revenue. Another is the one game per year the team plays in London. This is the seventh season the Jaguars played across the Atlantic. In October 2015, the team announced it would continue the commitment through the 2020 NFL season with an option to extend the agreement another five years. Lamping said Monday the London game is important to the Jaguars’ bottom line. In a June 2017 World Affairs Council of Jacksonville luncheon, he said 15% of the team’s local revenue came from the London game during the 2016 season. “So there is no one magic bullet that’s going to solve our local revenue challenge,” Lamping said Monday. “We believe it certainly can be solved, but it’s going to have to be solved through a combination of efforts.”

Bar foundation seeking board members

MAX MARBUT ASSOCIATE EDITOR

Firm expands from a solo practice to 11 attorneys and staff. Abel Bean Law is moving out of the serviced-office space it has leased since it was founded and into a new office suite across the street. Michael Abel struck out on his own in April 2017 and moved into a one-room office at Bank of America Tower that provided all the services needed for an attorney to do business and that could be leased month to month. About a year later, one of his former colleagues at Holland & Knight, Daniel Bean, joined the firm. The firm has continued to grow and its space no longer fits its needs. The partners have applied to the city for a permit to build-out 7,950 square feet on the fifth floor at 100 N. Laura St. above the Bellwether restaurant. “In our new home office, there will be eight of us – six full-time lawyers, our business

The job cost listed on the permit application is $376,234; Tenant Contractors Inc. is the contractor.

Abel said the firm’s move is scheduled in March.

LEADERS IN THE LAW

KASEY WAGNER

We’ll pay up to

$5,000

BY MAX MARBUT • ASSOCIATE EDITOR

Kasey Wagner is an associate attorney at The Lawrence Law Group and chair of the Jacksonville Bar Association Mental Health & Wellness Committee.

of your client’s closing costs for purchase or refinance.

Ask us how.

Who or what inspired you to become a lawyer? I knew from a young age that I wanted to be an attorney. I loved reading and writing, but most of all, talking and arguing. I knew that being a lawyer would suit me well while giving me a way to help people. How do you relate your undergraduate degree to your practice of law? I double majored in politics and sociology. As a litigator, the sociology degree has helped me more deeply understand how people relate to one another and how they act differently in groups, both of which are invaluable for jury trials. How did you decide your practice area? I view being a lawyer as a way to serve. Representing injured people and homeowners with insurance claims that are wrongfully denied or underpaid allows me to do just that. Every day, I work on righting wrongs. What has been the biggest change in your practice area since you passed the Bar? The presentation of evidence has changed drastically over the past 15 years, and not just from a technology standpoint. As millennials have begun serving on juries, we have had to adapt to more modern styles of storytelling. We use more visual aids than before and move more efficiently through the evidence. Research shows that millennials have a greater respect for rules and norms than previous generations, so emphasizing a breach of a law or regulation can go a long way with younger jurors. What do you think will be the next biggest change in your area of law? The 2018 election resulted in a massive shift in the composition of Florida’s Supreme Court. It is fair to say that rulings over the next few years will be more favorable to insurance companies in both the injury and the homeowners’ insurance settings. The power of the insurance industry’s lobby also likely will lead to legislation that could see the end of PIP no-fault medical coverage as we know it. We could see the passage of a loser-pays system, where individuals could face paying the insurance company’s attorneys’ fees and costs, which would make it much more difficult to bring claims at all. If I could change anything in the legal system, I would ... The lack of access to justice is the most troubling problem

VYSTARCU.ORG

Special to the Daily Record

facing our legal system. Our justice system is simply too expensive for many people. We need systemic reforms that make getting to the courthouse simpler and more efficient. Additionally, more attorneys need to step up and perform pro bono work.

Certain restrictions and limitations apply. All loans are subject to credit approval. No Closing Costs offer available only when obtaining a VyStar Credit Union First Mortgage Loan and is not available on VA and FHA Mortgages. Available for purchase or refinance. VyStar will pay borrower closing costs up to a maximum amount of $5,000 excluding origination fee, discount points, private mortgage insurance, prepaid interest or funds to establish the member’s escrow account. If the borrower pays off the mortgage within the first 36 months, they will be required to reimburse VyStar for a portion of the closing costs paid by VyStar. Offer available for a limited time and subject to change without notice.

What community service have you pursued and why that? My primary focus for many years has been on providing legal services to those who cannot afford them, as I believe that is the best use of my skills to fill an area of need. I am an active member of the JBA’s Pro Bono Committee, and I serve on the board of directors for Three Rivers Legal Services, an organization that provides free civil legal services in 17 counties in North Florida. I also take pro bono cases and volunteer at Jacksonville Area Legal Aid’s Ask-A-Lawyer events. I also am involved with the Open Doors Outreach Network at the Delores Barr Weaver Policy Center, which provides services to young victims of sex trafficking.

WE’D LIKE TO REMOVE THE WORD ‘STRESS’ FROM YOUR VOCABULARY. VyStar Title Agency* knows that closings can be tense. So, whether you’re a buyer, broker, Realtor, or lender, we’ll be there step-by-step to help make the process as fast and easy as possible. You’ll get the personal attention you deserve from the moment the file is opened until the last document is signed and delivered. So relax, and rely on VyStar Title Agency for precise, prompt, and professional service.

What’s your advice for new lawyers? Jump in. Sitting on the sidelines gets you nowhere, and is a waste of your legal skills. Get involved with your local Bar association and other groups you are interested in, and find ways to serve. In addition to being fulfilling, it is the best way to find mentors and sponsors who can help you find your way in this tough industry, which is my other biggest piece of advice: Even if your firm provides you with a formal mentor, look beyond that and find a few other people you can talk to privately when you have questions.
