fter four years of planning, searching for a location, name changes and renovations, Joaquin “Joe” Baez and his wife, Maryn, opened Lemonstreet Brewing Co. last week in the Rail Yard District, west of Downtown. Baez signed a lease in March for a 20,000-square-foot building at 2100 Dennis St. With more space than he needed, Baez installed two bocce ball courts, dart boards, several seating areas and a projector for eventual media use. Baez invested $1.1 million to start the brewery.

The building was a former book bindery, paper manufacturer and warehouse space. “This place was an old warehouse in disarray, and it took forever for us to get it into shape. Plus, we were doing it,” Baez said. “We’ve put in a lot of sweat equity into it to save money because we couldn’t afford to do this if we didn’t.” Baez said he will offer “just about everything,” with a focus on lagers and beers with lower alcohol content. The tap list ranges from 2.5% alcohol by volume to 5.5%, but Baez said he’s fermenting a 10% imperial Russian stout, which will

Two Arlington church properties are slated for a $16.5 million conversion for grades 3-8 and a high school for Global Outreach Charter Academy Inc. The deal also indicates that the former Belk store at nearby Regency Square Mall might be put to use by its new owner. Global Outreach Charter Academy Inc. plans to open a high school next year at the former Calvary Hill Baptist Church property in Arlington. Global Outreach, through Regency Charter Property LLC, bought the property at 1211 Lee Road from Calvary Hill Baptist Church Inc. on Sept. 13 for $450,000. The 5-acre site has a two-story, 29,127-square-foot building built in 1974. The church acquired the property in 1994. Church representatives did not return calls for comment. On the same day it bought the Calvary Hill property, Regency Charter Property LLC also bought the Impact Church of Jacksonville Inc. property at 8985 Lone Star Road for $6.1 million. The Impact Church property comprises 15.8 acres with a 63,463-square-foot, two-story building constructed in 2001. It is adjacent to Arlingwood Park. Church representatives did not return calls. Town hall on East San Marco plans East San Marco, the Publix Super Markets Inc.-anchored shopping center that first surfaced in 2002, will be the topic of a town hall meeting Thursday with developer Regency Centers. “We’re all set to show what we’ve been working on with Publix and the local stakeholders,” said Eric Davidson, Regency Centers senior manager of communications. East San Marco is proposed on vacant land at 1532 Atlantic Blvd. The San Marco Preservation Society will host the event at 6 p.m. at Southside Baptist Church at 1435 Atlantic Blvd. The free event is open to the public.

soon be available. “We wanted to try the low ABV beers so that people could get used to trying different things,” Baez said. “A lot of the breweries in town go towards the hoppy side, which I love. But we wanted to fill holes where there’s no market share, especially with the lagers.” On the tap list so far, there are a pilsner lager, extra pale ales, India pale ales, a passion fruit wheat beer and a brown ale. Lemonstreet also sells a Congaree and Penn cider, PBR and a kombucha on draft, as well as bottled beers and canned seltzers. Baez said the tap list will continue to change. The venture won’t serve food yet, but will feature food trucks and popup restaurants throughout the week. Baez said he would consider canning and distributing the beer.

Originally, Baez wanted to call the brewery Keen Brewing Co., a tribute to his father whose nickname was Keen. But they ran into trademark issues with a brewery in Texas and decided to name it Lemonstreet Brewing, since the brewery is at Lemon and Dennis streets. Moving into the Rail Yard District was intentional. Baez said he knew he wanted to move into an economically depressed area to help revitalize the neighborhood, like he had seen other breweries do in Charlotte and the Wynwood neighborhood of Miami. “Breweries have always been known as catalysts of change in neighborhoods,” he said. “That same thing can happen right here.” Lemonstreet Brewing is open 3-10 p.m. Wednesday and Thursday; noon11 p.m. Friday and Saturday; and 1-9 p.m. Sunday. Global Outreach plans to relocate its Grizzly Campus to the Impact Church property next summer. The Cub Campus will stay where it is. Regency Charter Property LLC is managed by Regency Charter Property Manager LLC. That LLC is led by Seminole Educational Facilities LLC, managed by Taylor M. Smith. Smith has been involved with charter schools in Florida since 1998, he said. Charter schools are public schools operated by nonprofits under a performance contract with school boards, Smith said. Seminole Educational Facilities is an investment group that facilitates the development of charter schools. Smith said the $16.5 million investment will be used for interior alterations, science labs, a new gym at the Impact location and outdoor recreation facilities. Regency Charter Property LLC obtained a $13.2 million mortgage from Sunflower Public Finance LLC and a $3.2 million mortgage from Regency Charter Property Credit LLC to be used at both properties. Global Outreach, which opened in

Arlington in 2009, specializes as a school for English as a Second Language students. Global Outreach Chief Operating Officer Anna Korchuk said the school was founded by immigrants to support language learning. She said Spanish speakers make up more than 50% of its students. A Title 1 school, it receives federal money for additional resources to help economically disadvantaged students. The school offers special focus language programs including international exchange, world travel and global visitors and support for families and community. Learning Spanish and Russian languages is a part of the curriculum, she said. The Duval County School Board approved the Global Outreach Charter Academy High School in May for a five-year contract that includes grades 9-12 for up to 600 students. Impact Church, founded in 1996, bought the former Belk store at Regency Square Mall, at 9501 Arlington Expressway, in 2016. Upon the purchase, Impact Church said the almost 200,000-square-foot space will become The Impact Center to function as the international headquarters for the church.
