Tommy Bahama Marlin Bar appears to be coming to St. Johns Town Center. The chairman of Tommy Bahama owner Oxford Industries Inc. said in a March 28 conference call with stock analysts that the Marlin Bar walk-up concept featuring a large patio offering a full bar and food will open in Jacksonville. “We expect to open three of these exciting Marlin Bar locations in Florida later in 2019, two of which are Chubb III relocations of existing stores in Jacksonville and Fort Lauderdale,” said Chairman Thomas Chubb III, who also is president and CEO. Atlanta-based Oxford Industries owns Tommy Bahama, Lilly Pulitzer and Southern Tide. Tommy Bahama operates 15 locations with full-service restaurants adjacent to retail stores. Chubb said two locations feature

Burlington Stores Inc. will lease about half of the closed Gander Mountain store in River City Marketplace, permits show. The city issued a permit Friday for Able Construction Inc. to build-out almost 40,000 square feet of space at a cost of $2.47 million for the off-price retailer. Burlington operates three Jacksonville stores in Mandarin, near Argyle in Southwest Jacksonville and in the Regency area. Gander Mountain occupied 81,537 square feet of space, along with 19,099 square feet of outdoor sales space, at 13075 City Square Drive. The building was constructed in 2007 on almost 7.6 acres. The Gander Mountain chain closed many of its stores in 2017 after it was purchased by Camping World CEO Marcus Lemonis. Gramercy Property Trust, now part of The Blackstone Group, sold six buildings in Gramercy Woods at 9000 Southside Blvd. to Atlanta-based Glenfield Capital LLC on Wednesday for $53 million. Those buildings comprise office Buildings 100 and 700, which are fully occupied, two parking garages, a Bright Horizons child care and preschool center and a vacant Cate school. The property is south of Butler Boulevard, east of Interstate 95 and north of The Avenues mall. “We believe strongly in the fundamentals of the Southside of Jacksonville,” said Glenfield founder and Managing Principal James Cate. Cate said the market, especially south of Butler Boulevard,

the Tommy Bahama Marlin Bar. “Our full-service restaurants offer our guests a traditional sit-down dining experience. In contrast, the Marlin Bar is a walk-up concept that features a large patio offering a full bar and a food offering featuring small bites, salads and bowls,” Chubb said. “These locations are performing well, and our pipeline for additional Marlin Bar locations is building,” he said. Those include Jacksonville and Fort Lauderdale. Oxford Industries Chief Financial Officer and Controller Scott Grassmyer said in the call that the three Marlin Bars will open late in the year. appears to be dynamic. “The fundamentals are sound — strong job growth, a balance of supply and demand for office space and employers are growing,” he said. He cited Aetna Inc., Oracle Corp. and SS&C Technologies as some of the larger tenants at Gramercy Woods. SS&C just signed a lease to expand by about 30,000 square feet over 12 months. Cate said the 420,000 square feet of office and school space Glenfield acquired now is 92% leased. Cate said his group will explore uses for the vacant school, which is about 20,000 square feet. Glenfield Capital will invest in

Springs, California, and in Coconut Point in Estero in Southwest Florida. The Estero menu shows salads, bowls, sandwiches, sliders and tacos. It also offers cocktails, beer and wine. Chubb said in the conference call on behalf of Oxford, “from a financial perspective, we like the lower-capital, lower-rent, lower-labor Marlin Bar model. From a guest experience perspective, the upscale, fast-casual style is aligned with the way many people increasingly want to eat out,” he said. “We believe opening additional locations that include a food and beverage element will continue to help fuel customer acquisition and growth for Tommy Bahama.” Tommy Bahama now operates in St. Johns Town Center at 4813 River City Drive, Suite 107. A building permit for a $150,000 interior demolition was approved in February for Tommy Bahama in the former Brooks Brothers space across the street.

In addition to the two Marlin Bars, Tommy Bahama has 15 locations with full-service restaurants next to a retail store. “We’ve been in the restaurant business for over 20 years, and we see our expertise in running integrated F&B (food and beverage) retail locations as a true competitive advantage that allows us to deliver a one-of-akind experience,” he said. Colliers International began leasing Buildings 100 and 700 in December 2014 for Gramercy Property Trust. Gramercy Woods previously was the Bank of America office park. Bank of America continues to lease buildings there that are owned by Ladder Capital Corp. Gramercy Property Trust sold five buildings – 200, 300, 400, 500 and 600 – in May 2017 to Ladder Capital for $115 million. Bank of America has occupied space in the 90-acre park through predecessor companies since it was built for Jacksonville-based Barnett Banks Inc. in 1989.
