Preferred Freezer Services is seeking to develop a $46.7 million facility in Northwest Jacksonville.

Baptist Health announced Monday it will begin construction this spring on a $187 million, seven-story Wolfson Children’s Critical Care Tower. The tower will become the front entrance to Wolfson Children’s Hospital and Baptist Medical Center Jacksonville at 800 Prudential Drive on the Downtown Southbank.

The company proposes to develop the 222,824-square-foot cold storage distribution facility on 13.04 acres. The project would create at least 40 full-time jobs, at an average annual wage of $47,775, by yearend 2021. A city summary says Preferred Freezer Services is considering a few cities for the project and that incentives are a material factor in choosing Jacksonville. The other cities were not identified. It says the Jacksonville location is in a “Level 2 Economically Distressed Area” in Northwest Jacksonville, defined as an area where the median household income is below 60 percent of the countywide average and the percentage of the unemployed labor force is higher than 25 percent of the countywide average. The city has issued mobility fee calculation and concurrency reservation certificates for the project. The city calculated a mobility fee of $106,247 to mitigate the traffic impact.

Willows Development LLC of Jersey City, New Jersey, bought the Doolittle Road property in 2008. Property records show that Willows Development LLC is in care of John Galiher, of Chatham, New Jersey. Galiher is founder and CEO of Preferred Freezer Services LLC, which is based in Chatham. It would be a second Jacksonville facility for the company. Preferred Freezer Services of Jacksonville LLC operates a 184,043-square-foot cold storage warehouse it developed in 2008 at 1780 W. Beaver St. It bought the 9.77 acres in 2007 from Farmers Market Inc., part of Beaver Street Fisheries. PreferredFreezer.com says the company designs, builds and operates temperature-controlled warehouses in the U.S. and Asia. It has more than 1,800 employees and almost $350 million in sales. The company says it started with one center in 1989 and now operates 39 facilities nationwide, with two more scheduled to start construction soon. Its U.S. locations are in New York-New Jersey, California, Florida, Georgia, Illinois, Massachusetts, Pennsylvania, Texas, Virginia and Washington. What’s next for retail as tech, customers evolve Walmart executive offers vision of what physical retail stores will be like in the future. BY MAX MARBUT ASSOCIATE EDITOR

In the future, the strategy of how businesses motivate people to choose one product or vendor over another will be based on how consumers prefer to shop rather than what they’re buying. That’s the prediction from Walmart e-commerce executive Andrew Soohoo. The senior vice president and general manager of the Home Group at Walmart eCommerce was the guest speaker last week at the Jacksonville University Davis College of Business Leadership Speaker Forum. In the evolution of retail marketing, “the losers will be the ones that don’t understand the consumer,” Soohoo said. After graduating from Harvard Business School with an MBA, Soohoo’s resume includes Apple, Yahoo and CBS Corp., where he was senior vice president of the

Entertainment Division of CBS. com from 2007-11. Soohoo joined the consumer goods market seven years ago when he became co-founder and CEO of Dot & Bo, an online furniture retailer aimed at the millennial market. The business was inspired by

inquiries from viewers who wanted to buy furnishings featured on the sets of CBS programs. Soohoo joined Walmart in 2017 and is in charge of developing the company’s online furniture and home décor business. He said that even with the advancement of technology from

the telephone to radio and television, and then to personal computers, the internet and today’s mobile devices, what hasn’t changed as much is the customer. “The majority of things consumers do are the things they’ve always done,” he said. “Technology allows us to do those things easier and faster.” He said people still want to rent movies and watch them at home, but the Blockbuster chain of neighborhood stores has been replaced by streaming video services. Brick-and-mortar book retailers, like Borders, have been replaced by online shopping. “It’s as much about the consumption experience as it is about product and price,” Soohoo said. He doesn’t expect traditional stores will become extinct, but they will have a different role in the process of product selection and purchase. “Physical retail and online will be combined. You’ll go to the store to see it, touch it and try it out, but then you’ll order it online for delivery,” he said. Soohoo also said that with the U.S. retail market at about $5 trillion and the global market

intend to create an extraordinary patient and family experience for all who enter.” The new tower will include a 75-bed neonatal intensive care center and a 26-bed pediatric intensive care unit. The neonatal intensive care center will comprise three separate units, replacing the 56-bed Level II and Level III Newborn ICUs at Wolfson Children’s Hospital. “Wolfson Children’s Hospital is receiving more and more critically ill infants and children from cities well outside of Jacksonville,” Wolfson Children’s Hospital President Michael Aubin said in the release. “It is our responsibility to ensure that our young patients are met with world-class care in the most advanced facilities.” The added beds will bring the hospital’s total to 272, making Wolfson Children’s Hospital the second-largest children’s hospital in Florida.
